Nice clean simple motel. Close to the convention centre. Not sure that I will stay here again, but there is really nothing wrong with it. Rooms are clean and comfortable. Nothing fancy.  Fridge, microwave, bed. Towels are changed daily, as is the soap (weather you use is it or not).
When entering, you are hit with the scent of Indian spices ( I like...). I wood advise to stay away from rooms 201 to 204 as they are facing the somewhat busy Van Buren street (202 for me). If you are in town for a conference, the 10 minute walk to the convention centre and downtown Phoenix will not find its equal for the money.

Staff is super friendly for this family run place. There are even fresh coffee and donuts in the morning.

Awesome price for a few nights in March when every other motel jacked up their rates for Spring Training. Super clean and safe. The bathrooms looked very recently upgraded. Microwave and fridge included in the room. Coffee, juice, fruit, and wrapped pastries for breakfast. Walking distance to everything downtown. Friendly, helpful owners.

I read a lot of good reviews about this place (mostly that it was clean, and cheap), so on my trip to Phoenix I thought I'd check it out.

I was sadly mistaken--the woman at the front desk was rude and reluctant to let me check out a room (appearances are deceiving lady, just because I am young and tattooed does not mean that I'm going to burn the place down). She surveyed my ID for a long-minute, and after I asked about the AAA discount, she said she wouldn't offer it to me because she already gave me a discount (of 2 dollars!!!!!). I had to call AAA to complain. (If you have a AAA discount sign under your hotel sign, be ready to back it up!)

Yes, the place is clean, even though the walls are paper-thin and sound travels because the doors are plastic and hollow, but it's not worth feeling like you're supporting a business that is horribly judgmental.

Amenities: The towels are standard meh-cheap hotel-y, the blankets are super thin and itchy, but the room is really clean, there's a big closet, a TV, fridge, microwave, parking, and decent free internet. Don't expect free coffee at check-out though--the lady was sure to point out that it was 99 cents per styrofoam cup.

Oh-and for all of you travelers--I ended up paying $130 for 2 nights, which isn't expensive but not worth it for the Budget Lodge.

It's not a Hilton, but clean, comfortable and safe.

We choose to stay here simply because it was close to our client's office and because every other hotel doubled their rates due to spring training by baseball teams.

It looks much better on the inside than the outside, as at first we were a little concerned.  However the place has tight security and large balconies.  We stayed there for several days and found the motel to be exceptionally clean, the owners/operators were very friendly.

The rooms where comfortable, we had a balcony; no chairs to sit outside however - bring the ones out from the room.  Great water pressure and close to downtown where we could walk to restaurants and not have to pay for parking.  Older TV's but good selection of cable tv, microwave and small frig.  The internet is free and very high speed so that was an added bonus.

For the price range, you can't beat it.  I would stay there again as it was one of the best no-frills motels I've been in.  Two blocks away are the high priced hotels, so we were happy we could save a few bucks.

This place is a dump. Everything seemed so shady as soon as we showed up. I booked a room online for two nights and printed a confirmation with the total price on it and as soon as I go to check in, the owner tries to tack on an additional $30 a night. After arguing with him about that, we get our key and head to the room. The entire motel smells like fresh paint and mildew and there's only 1 working entrance so if your room is in the back, you can't even use the door 4 feet away. In the room we found a clump of hair and snot on one of the pillows and hair down the shower drain causing it to already be backed up when we got there. Needless to say, we immediately turned around and got our money back and left.

Very clean and comfortable rooms with mini-fridge, microwave, and iron

    Fast free wi-fi

    Good location in downtown Phoenix

    Friendly staff

Extremely inexpensive. I was shocked at how nice everything was compared to the cost.

This hotel is located just a few blocks from the convention center. It cost $129 per night less than the host hotels at my convention I attended. It's not fancy but it is very clean and safe. Breakfast is simple, no dresser drawers, and towels are rough. Save your money and stay here.

A great, no frills, clean, cheap, free coffee place to stay. Newly renovated. Great location in downtown Phoenix. We were in room 217.

I wouldn't use the verb "great" to describe this motel. Sheets were stained and had tiny holes in them. There was no mattress cover so any movement I made was followed but the loud crinkling of plastic or whatever was covering the mattress. Needless to say, I barely slept.

Location is in downtown but in a sketchier area. The room was fine and fairly clean. The bathroom, and especially the shower, was tiny. However, the water pressure was incredible, showering felt like being sprayed down but a fire-hose.

The guy at the front desk was not at all friendly. We've been in a bunch of different motels in the last week, all over the country, and it's incredible how far a smile will go. This man had only a frown and hard eyes.

Stayed 4 nights in March 2014 and if I found myself in the need for a hotel in downtown Phoenix I'd stay again.  Bear in mind though that the Fire Station is directly across the street and although we saw / heard nothing in our four nights the potential for a bad nights sleep does exist.

Owners live on site and you can tell the take pride in the property but a little disconnected when it comes to customer service.  Not outright rude but very matter of fact and reserved.  As another review said - a smile goes a long way.  We did ask to not be disturbed during our stay and the honored the request without hesitation.

That said - GREAT price, big VERY clean room with mini refrigerator and microwave and a large walk in closet.  The bathrooms are small but the shower pressure was huge!

Website accurate and the online booking process was simple and straight forward.
All in all a good stay at a no frills hotel for a reasonable rate.

They have nice, clean rooms for cheap here. Main issue was the toilet clogged up, but the manager was nice of us to take care of the situation right away!

Well, it's about what I expected...

Staff was friendly, room was clean. However, nearby Van Buren St is quite loud and if you're a soft sleeper, I cannot really recommend it.

Stayed here because that price is great and all the yelpers wrote that it was superclean and a nice place to stay. My experience was a bit different.

First, I made the reservation online. I then had to change my arrival date about a week before my trip, so I try to change it online but the online system would not let me. I then called the hotel directly, But no one picked up so I left a message. No one called me back until three days later when I got a call from some Internet company. They said that they deal with the bookings for the hotel. They were able to change my arrival date, but it was a very strange experience.

When I checked in, the clerk was a bit confused about my reservation. He said that he would talk to the manager the next day, because "we just took over a few weeks ago."I visited in mid January 2015, and I think under the new owner or management things have changed.

When I got to the room, I had hoped that it would be quite clean given the yelp reviews. When I pulled back the bedspread and blanket, there were crumbs in the bed. Either the maids were eating when they change the sheets, or the sheets were never change from the last person who stayed in the room. I then checked out the bathroom. There was a package of soap on the sink as well as a small bottle of shampoo and another of lotion. I checked out the tub, and there was a half used bar of soap and a half used tube of shampoo. I took a closer look at what was on the sink and realized that the small bottle of lotion was also Half empty. On closer inspection, the drain of the bathtub was somewhat clogged with hair.

On the plus side, the bed was fairly comfortable, the in- room microwave and fridge were nice to have. free high-speed Wi-Fi worked well. I gave it three stars because the price was so good that it seemed more appropriate than two stars. Be wear though, this is definitely a low budget motel.

The room was very clean and was an amazing deal. Everything else around the area was twice the price. If you want a great room that's clean for a great deal this is the place for you.
