Please don't waste your time making a reservation here I am only giving one star because otherwise I can't post. I booked a room because this place is close to family in the area and based on reviews I thought it would be basic and clean however it was so awful we had to cancel our reservation and pay for a night even though it was too dirty to stay even one night. To say this motel is overdue for an overhaul is the understatement of the century - let's just say the dark maroon carpeting in our room was visibly stained in multiple places and the bed also covered with a think dark maroon bedspread was saggy and old. Need I say more? Completely unacceptable and not deserving of even one star it should be shut down by the health department. I think they must have had family members post all the positive reviews I can't think of any other explanation. Take my advice - if you want a clean basic motel room take your money elsewhere.

I have zipped past this place so many times without a thought.  Little hotel next to the Fiddler's Bistro.  Looked clean, I remember thinking.  This place saved my life.   Ok, not literally, but imagine, if you will, a short supposedly simple apartment move.  The movers take forever, and we don't complete the move until 3 am.  (that's a whole 'nuther review).  It's freezing cold, and for some reason the heat in the new apt won't go on.  Crap.  I can't stop shivering, so I figure sleep my last night at the old place and deal with the heat issue when it's not 4 am and ice cold.  During the night, I still can't stop shaking, even with the heat in the old place on.  I just think, wow, it's really cold.  I drive to the new place, with some leftover stuff the movers left behind and call the gas company to find out what's up.  They say they never got a 'turn on' call!  WTF?   Um, hi, cold & no heat - "Sorry, we can't get there until Monday".  Frakkin' great.  I start unpacking, realizing it's time to drag out the down comforter, and I pass out.  Hit the floor before I knew what was happening.  Am I sick?  Dig out the thermometer.. 103.5...
Call the Dr, can't get in, she recommends staying at a location where there's heat.  Well, since I don't want to infect my friends or their kids, I start looking for hotels.  This is last minute and oh, $270 a night you say?   Click.  I then remember the Park Plaza Hotel.  I think their rates are like $98 or something, and at this point I can't deal anymore. I speak to the lady on the phone and tell her my situation.  She was a doll.  They have a vacancy, and they'll turn on the heat while I make my way over.  Anything I need.  There' s a place to eat next door, should they send up a menu?  I sound like I could use some soup.  And I stayed in the cozy little room, and was treated like family.  No, it's not the Ritz, but it's clean, they have little coffemakers, and there was a fridge in my room that my friends stocked with food.  And the staff let me rest, and even checked in to see how I was.  I would recommend this place simply because when you are sick you know how it is.  And if I enjoyed my stay with a 103 fever, you'll enjoy it for sure, since it's an affordable LA stay walking distance from the Grove.

This place has a ton of character for a great price.  Our rooms were clean and the staff was great.  Our pillow were not that great, but who cares when the when everything else went so smoothly.  There is a great little bistro next and a coffee show too.  I will definitely be staying there again the next time I visit Los Angels.

Clean rooms, staff who are low key and helpful, this place saved me too! I needed someplace to stay on short notice in the neighborhood. Room was $113/night. No frills - just a straight up motel-style room, conveniently located. My room was spacious, quiet, everything was well-functioning and clean. Note - furniture, carpet, decor is older and neither stylish nor luxurious in any commonly understood sense. On the other hand, could not be better located and desk staff offered above and beyond tips on a local locksmith and were cheerful and kind.

The location was great but man, there were some basic difficiencies. When we arrived, the girl at the front desk started to help us but then had to take a call which went on for a while while we stood there waiting to check in. Also, when we arrived were no towels in the room! We had to ask for extra pillows but they were really flat. It took a while for the water to get hot. I guess my point is that it was extraordinarily basic. The soap they provided was really old. At night, the sound from the hallways of people coming back to their rooms was really loud so it was hard to sleep. On the upside, we had great parking the whole time. I felt that it was overpriced though for what you got. I guess the location is so good they can do that. I guess if I had to I'd would go back but I'd try to avoid it.

Actually I would give this piece of SHIT place ZERO stars. I mean hey, if you wanna just give your money away, go ahead, it's your dime. Plus this MOTEL is definately a $30/ night MOTEL and is NOT a HOTEL to be charging me $130.
After travelling for days we end up at this slum-lord owned illegally operated dump. They pre-authorized my credit-card for hundreds of dollars and did not release it back into my account. Saying that it takes time...BULLSHIT. After being so tired we end up taking the damn room without viewing.....you should always view the room before you let slum-lords like this get their hands on your credit card.
We get to the room and to our dismay there's half a roll of toilet paper, the sheets were not changed(disgusting) and there was ONE TINY USED bottle of hand soap from about 10 years ago. We asked for more toilettries as there were two of us and wow, there is no such thing as customer service. The TV had 3 channels that came in which they were illegally stealing. It's also the oldest TV you'll ever see. A small fridge is provided but has mold and bugs and does not work. I mean really, BUGS in a FRIDGE?? WTF??? Health department has already been notified as there is a restaurant attached and there are cockroaches roaming the building. Again SLUM LORDS. This is an illegal operation. They are NOT up to California Fire Code and therefore the Fire Marshall has been notified and they really appreciated my phone call. The problems continued on and on and the OWNER'S only answer to me was that 'all the rooms are the same.' She never appologized for mistreating us and refused to help us. We asked for our money back and she refused and said all the rooms are the same. Yes I understand they are the same pieces of shit rooms. Why would I want another room with BED BUGS!!! I deserve my money back but it's cool my bank has placed them on a fraud list and they cannot get away with this. I can only imagine how many people they rip-off everyday. Even if you are desparate you should probably just suck it up and sleep in your car or a park bench than stay here!! Don't get ripped off. Yes there is free WI-FI but it DOESN'T WORK!!! What is the point? I mean we are talkin about BASICS people, COME ON!!!
This place is a short time away from getting shut down.
I cannot believe the nerve of this SLUM-LORD, treating us so rudely and just stood there with a smug face and had nothing to say. Yet she had no problem charging my card TWICE....wait for your lawsuit. ENJOY. And NO I am NOT just another angry guest who's pissed off. I am a professional, hard working person who will not be taken advantage of. If you business is poorly operated in so many areas your should at least try and be nice but nope, not here. This is America, we have rights and PPL will be reminded of them very soon as the proper authorities have been contacted.

I stayed at the park plaza lodge for a week and it was my first time in LA. I was looking for an inexpensive economy place to stay because of a tight budget.

WOW! did I get more than I thought I was getting. The facilities were extremely clean, and I believe the bathroom was recently remodeled. Ti have absolutely nothing but positive things to say about my stay here!

The staff was phenomenal! Especially Melissa! If you're new in town ask her where to go, she's incredibly helpful! They even let me leave my iPad to charge after I checked out.

If you're looking for an inexpensive but still very nice place to stay, then definitely consider park plaza lodge!

I have a friend who comes to stay here once or twice a year, for 4 years now. When they see him, they greet him by name - they remember. It used to be a little run-down, but now they've fixed it up and it's nice, without being fancy or upscale. Yes, this is NOT the place you go to be impressed, but it's a very inexpensive place in a GREAT location. Rooms are clean and vary in size, but usually kinda roomy. Very easy access to food, the park, movies, the best mall in LA, health food stores, museums, etc. If you're not snobby about glamour, this is a very nice functional hotel!

I recently stayed 3 nights at this oasis on 3rd street.  My room was clean and comfortable.  The staff was very friendly and quickly took care of any requests I made.  Free parking is available in the alley behind/under the hotel.

When I checked in, I was initially concerned about the street noise, but it quieted down nicely at night.  Any remaining noise was blocked out by running the A/C fan, and I was able to sleep well.

The restaurant next door (Fiddler's Bistro) is not to be missed!  (See their reviews for more info.)

The Lodge is within easy walking distance to the Grove and Farmer's Market at Fairfax.  Walking a little further down 3rd, you will find some popular clubs, restaurants and more shopping.

I would definitely stay at the Park Plaza Lodge again!

Beware!  This place will post a preauthorization charge to your credit card that is equivalent to the price of the room.  Your credit card will look like it has been charged twice.  Staff at the PPL will tell you this is a standard procedure and do nothing about it.  BULLSH*T!  I've stayed at hotels all over the world and never had this happen before.  Your credit card company will tell you that it takes 5 to 7 business days to 'drop off' your pending charges.  More BULLSH*T!

P.S. Cockroaches the size of VW's in the bathroom!  YUK!

On the positive side, the price is pretty good for the area, the location is terrific, and the people who work there were quite pleasant. They were fine with me using the parking for a couple extra hours after checking out.

The cleanliness was okay. A hair in the bathtub and the place is hardly sparkling new, but it seems like they do clean on a regular basis.

On the negative side, they not only want you to sign a preauthorization charge that I've never encountered at any hotel, but they want you to sign a blank preauthorization charge. As in, "Put your signature on this credit card charge and don't worry that we could fill in any amount we want." I insisted on them limiting it in writing to the $100 that they mentioned verbally, and apparently I was the odd one for not wanting to sign a blank check.

Also, the WiFi is remarkably slow. It takes you back to the days of dial-up modems.

It was...okay. The rates and convenience of the location were nice.  I don't usually pay much attention to hotel room decor, but this place might consider retiring their furniture, all of which looks like it saw its best days when Eisenhower was in office.  Also, we smelled pot smoke on at least two occasions during our 24-hour stay, and long vines from the bushes just outside our hotel room were literally growing through the window and into the room.  In fairness, the front desk attendant was helpful, and printed out some tour tickets for us which we had forgotten to print ourselves in advance.  Not the worst place in the world, especially at the price point, but there's room for improvement.

First time staying here. Read it's decent reviews on here, and for the price and location, couldn't pass it up. Came at 11am, even though check in was at 3. They ended up giving us a newly cleaned room right then and allowed us to check in early. The girl at the front desk was very helpful and nice, answering our questions about directions and offering her iPad for us to use if we needed it. The room was small, but clean and decent. No modern appliances, but that was OK with me. The Grove is just a few blocks down.

A terrific value for the location and yes, I'd stay there again. But do not expect a high end hotel. The towels are skimpy, the view I had was of an alley and the neighbor's chain link fence, and there was no channel line up for the TV so I was on my own to navigate through hundreds of channels, many of which weren't even available. BUT the staff is very helpful and friendly. The bathroom was clean and more up to date than the rest of the room. And it was more quiet than I expected, so I enjoyed two very nice nights' sleep. No room service, but there's a restaurant right next door (virtually connected) so it's convenient. If you manage your expectations, you'll enjoy your stay.

Friendly service, free wifi that works, free parking, cute little hotel, has comforters that are fresh and clean. Has a/c and the  bathroom and nice stand up shower, room is plain but for the price of $85 for a Friday is a great deal. Only complaint are the cars driving by and you can hear through the walls. I'd come here again especially because of the location and neighborhood seems safe.

Didn't know what to expect from this lodge since it looked kind of hollywood made studio for a scary movie. I was very surprised by the service as it was really good. Check in is at 3pm and we showed up at 9am. They accommodated us and let us check in early, entering the room was very refreshing to see a big comfy bed, a recliner chair, in case you bring back food they also have a little table with two chairs. The bathroom was a good size and the shower was dope! Burke Williams style.. One thing I noticed was the feel of almost a home room, you feel like your at your house. The location is really good because you can drive pretty much to any major location, the Grove is 5 minutes away, Melrose shops are 5 minutes away. Memoir Tattoo is also 5 minutes away; but have appointment.

My daughter and her friends went to an event at The Grove.  They had driven a lot the night before and were tired.  They wanted to get a room and stay the night before heading back up to Sacramento the next day.  So at last minutes notice, I tried to find them a safe, clean place sight unseen.  I called the front desk and asked a lot of questions.  Melissa was more than helpful.  She let me use my card over the phone and faxed me the necessary paperwork.  She emailed me promptly to let me know she got it.  She said that the girls could check in early if they would like.  After they went over to get the key, Melissa emailed me back again just to let me know that they had arrived and were all checked in.  I can't tell you enough, how much better I felt that that she kept following up.  She was very reassuring.  The next day I asked my daughter about her experience.  She said it was really nice.  The bathrooms had been updated but said that the furniture needed to be the next phase.  She said it was clean and they felt very comfortable.  She'd definitely like to stay there again on her next trip.  Thank you Melissa, for all of your help!

Despite the slightly shabby-looking exterior, this lodge's location is stellar, and the staff are really, really sweet and helpful.

The wi-fi connection, sadly, is really weak, so free or not, it's not extremely useful.

Rooms are clean and comfortable, and who can argue with the location?

There are two reasons that this property gets 1 star.  First, that is the lowest rating that can be given, and second, the location is great.

First, making a reservation has to be done by phone - not online.  They screwed up the reservation and had us the night before we were supposed to be there - the date was set, as we were seeing a concert at the Greek theater and had already gotten tickets.

The person at the front desk informed us that we were a "no show", but we were there!  She told us the manager would handle it in the morning and :not to worry, it happens all the time".  We agreed to stay - kind of stuck otherwise!  In the morning, the manager said that we didn't show up when we had booked the room for and would do nothing to help (even though we spent the night).

Now... the property itself.  YUCK!  The carpets are filthy and stained. Actually, everything felt dirty.  Getting from the lobby to the room, is down a couple of steps, through and uneven walkway near the pool with very little lighting and into a dimly lit hallway with a laundry basket and vacuum cleaner left there.

The bottle of shampoo had a safety tape on it, but it was kind of squished up under the lid - like it was refilled and left for us.  Gee - thanks for sharing.  Ewww!

I kept my socks on, because I didn't want to be barefoot on the floor.

The room was near the pool (luckily it was cold, so no one was swimming).  I mean right near the pool - maybe 10 feet away.  The pool chairs were against our window.

We tried to turn the heat on, but it smelled like something dead was on fire inside.  So we bundled up before going to sleep.

The free parking is great if you are on a motorcycle.  It is very, very tight!

We have learned our lesson. NEVER again!!!

The made service was terrible.  3 of us and 1 shampoo per day.  No hair conditioner or body lotion.  Stayed 5 days and had to ask for 3rd set of towels everyday.  Never changed sheets or cleaned shower.  1 packet of coffee, no decaffeinated and only enough sugar and cream for 1 person.  1 day our card key would not work.  No one was at the front desk.  Daughter called from cell phone to see if anyone would answer the phone.  That got no response.  After waiting 10 minutes I asked someone at the on sight restaurant if they could contact someone.  A couple minutes later the front desk clerk appeared.

Do not stay here, I'm warning you. We booked for 3 nights and checked out at 1:30 AM on the first night. There were bugs on the floor, walls and bed. I'm talking flies, spiders, earwigs (found a dead one ON our bed), cockroaches, and moths. We were so disgusted. I've seen motels cleaner than this! The restaurant next door is loud and open late night. Patrons could be heard through our walls till at least 12:30AM. The halls inside the hotel smelled like feet. Luckily the room itself didn't smell. Parking is in an alley that doesn't seem safe at night. Our bed sheets were stained. You're basically paying for the location. It's a short walk to the grove and coffee shops. We were so excited to stay because the location couldn't get any better, the reviews were good, parking is free, and the price was well below other hotels. Unfortunately,
it was all too good to be true. If you don't care too much about bugs and dirty sheets and are looking for an affordable place to sleep with basic amenities, great location, and free parking then I highly recommend Park Plaza Lodge. Otherwise, do yourself a favor and spend a little extra money on a reputable hotel. We lost out on $150.00 we couldn't get back, having to pay for one night at this gross hotel.

Room was satisfactory, nothing fancy. You can really hear when people walk down the halls or close their doors. I think my room had an ant problem. I was on the second floor above the parking stalls. I found ants on the wall that were squished either by the maid or by a previous guest. There were also ants coming out of a hole near the floor between the tub and toilet. I just killed them and flushed them. Didn't see them again. Although I did find a random one on my bedsheet. Front desk lady was very pleasant. They lock their doors and close their gates at about 10:30pm every night (they forgot to tell me this). But there's a staff member sitting by the door in the dark waiting for guests to open the door for them if needed. Also, I came back late one evening and almost stumbled onto a homeless man sleeping in front of a car between the wall and car. Location is great; it's within walking distance from the Grove mall and its farmers market area. There's a Coffee Bean coffee shop on the same street side as well. It's 10 minutes away from West Hollywood (the gay area) without needing to take the freeway. Parking is free in their stalls with their parking permit they give you.  Cleaning services was great--I always received new towels and soap every day. Overall, it's pretty much the bare minimum for a hotel room. The table and chairs in my room had cloth covering them; I was afraid to look underneath them. My price was $109/night for 3 nights (Sunday-Tuesday nights). Would I stay here again? No, I'd pay a little more for a chain hotel and a little more quietness/privacy.

I checked in on the 29th and stayed 2 nights.  Let me start with parking sucks and are extremely narrow and the whole building extends throughout one block but only has one entrance open late at night which means if you park at the end of one block you have to walk to the other end to enter the building to get to your room that's on the other side. Our bathroom had ants and the towels were paper thin that I even ripped one drying my back.  I left something behind and realized it a day after I checked out.  I called the front desk and they pretty much told me nothing was left behind.  So pretty much their house cleaning service either took my item or threw it away.  Normally I wouldn't even be throwing a stink about it but the fact that my personal item was stolen or thrown away..I will make sure I note all my bad experiences there.  With all that said..it's a horrible hotel and pricey.  Oh and the restaurant downstairs sucks!!!  It's a hole in a wall and it's expensive.  The hash browns are like chunks of sliced potatoes and were raw!  DONT STAY HERE!!!

Great place, inexpensive, no frills, but clean, very friendly staff, and incredible location. Bad reviews are folks who just like to complain or, worse, make you think they're funny on Yelp, which is sad. This hotel is definitely worth staying at for a quick trip to L.A.

I stayed for a few days and I was just looking for something reasonably priced in a central location, which this place is. My issue is that our room had one queen bed and the hotel is supposed to also be able to provide a roll away bed, but they claimed to have none available. As such they charged us over $25 extra per night for a room with a double bed. A big part of why we picked this place was the price, but this issue negated that benefit. For the price there were better options in the area. There were some stains on the carpet in our room. The staff was nice though.

Great location. Nice staff. Perfect price
This hotel is great for the price. I stayed here 3 nights with my family. It was in a location that allowed me to walk to the Grove the park and also Ralphs. The hotel has a restaurant and pool. Also a big plus is the parking is included. I didn't have an additional parking fee. Yes the room isn't brand new and amazing but I didn't have any issues. They cleaned the rooms fine it's just a little outdated building. I would stay here again. I paid 3 times as much to stay at the Hiltons my first trip and it's not worth it. It's not in walking distance and didn't impress me. Plus they charged $32 a day to park and a tip for vallet. I would rate this 3.5 stars however I can't do a half so they get 4.

Arrived last night after a 6 hour flight from nyc to LA to attend a wedding for the weekend. The only reason why there was an extra star was bc the front desk was friendly and helpful. If you want a cheap rate and don't mind:

    1) Shady hallway (crappy dormitory basement like)

    2) Dirty carpets (overall we felt the room was unclean)

    3) View of a brick wall

    4) One small shampoo/conditioner and one bar of soup (3 girls to a room, do you think that's enough?)

    5) No blow dryer (but our other room luckily had)

    6) TV reception was horrible

The only decent thing was the bathroom with marble countertop and a stand up shower. Other than that, we try not to put anything on the floor or walk barefoot ewwww. Maybe it was bad luck and we got a bad room, but would not be booking here again.

Don't know what other people are bitching about. Saying they wouldn't walk barefoot is being incredibly dramatic. Ok, there's a stain. I see it. Get over yourself. No, it's not the Ritz, but we were pleasantly surprised when we got to our room. It's a little shabby and in need of some updating, but the staff is incredibly friendly and the room was very clean. The showers are huge and the water pressure was AWESOME. Had no problems with noise from adjacent rooms or the restaurant next door. Only complaints is that parking is a little tight (but free and off-street) and the wifi is reeeaally bad. We would definitely stay here again though.

Great location has a restaurant right downstairs. And down the street from the huge upscale mall The Grove. Everything closes early there 11pm but still nice to see the Christmas decorations. Ample free parking (it keeps going the length of the building), internet, fridge, microwave, coffeemaker, and a HEATER in the bathroom--nice old school surprise, but no tub, just a shower stall. The bathroom was recently remodeled and the rooms also.

Carpets were recent but had stains, looked like wine spills nothing toxic. Staff very friendly, don't know where the bad reviews are coming from. Reservations not automated and handled by the front desk. They take your request and call back to confirm. No elevator, true. Get a room facing the interior, the front desk accommodated us and the next day staff gave us a late check-out (12 noon) at no charge.

If you need to stay in this area, go here. No bed bugs or dust mites, just clean and inexpensive. They even have a pool (unheated).
