We stayed in Balboa B last weekend and were extremely impressed with the place. Ann was very nice and went out of the way to make sure our stay was great. The B&B is also very close to shops, cafes, and Balboa Park so its also a great choice from a walkability standpoint. We will definitely stay there again!

For $180 for one night (supposedly her best room) we found ourselves in a dark little room, with one high window looking at wires and wedged against a very unattractive alley. We decided to leave (the room was untouched), and wrote Ann a note requesting a 50% refund. She denied any refund and instead sent us a gift certificate which, of course, we will never use. My advice is check it out before giving her your cc #. The web site looks a lot better than it really is.

Love the Hillcrest B&B!  Stayed in 3 different rooms- all with their unique charms.  Ann is a fabulous innkeeper, gracious and very informative.  Her suggestions of what to do and where to eat enhanced my stays in San Diego.  Great location.  Hillcrest is a foodie heaven.  And so close to Balboa Park.

The person who wrote the review about the not getting what they expected is smoking something!!   We just stayed in the exact room that they are talking about and it was wonderful!!!  We loved it there.  The website doesn't boast ocean views or anything, that's not what b and b's are all about.  It is about having a quaint, clean, comfy, safe and lovely place to rest your head.  If you wanted a view, you should have stayed at the beach and paid 3 times the price for a room that nice!!!   Not to mention that because you left so hastily, you didn't get to experience all that the Hillcrest House and the surrounding area has to offer.   Not to mention the inn-keeper Ann is an amazing host.  She would do anything short of give up her own room (and she might even do that!) to accommodate her guests.
Futhermore, it is walking distance from loads of amazing restuarants (Chocolat and Ortega's to name a few) and Balboa Park.  The Hillcrest House is charming and I highly recommend it!!!

I had several family members rolling in and out of this place and it was very comfortable.  Ann the Innkeeper is very very sweet and makes you feel right at home.  A few perks I really liked:  remote controlled ceiling fan and light, high speed wireless, and the BEST SHEETS EVER.  The sheets in the cottage are so amazing we bought a set for ourselves as did my grandma.  If you are staying there on business travel be sure to let Ann know so you get a room with a desk.  Some rooms have small desks to it's good to give her a heads up.

Excellent place to stay in. The housekeeper was very nice since the first day. They make you feel like family. She was very helpful when we asked about good places to visit and eat. The room is cool, very comfortable bed and a lot of pillows for those who like them. I'd love to go back. If you go to San Diego this is the place to stay in.

Clean, quiet, great location is I were on a vacation.  But this was work -- a conference at the Convention Center. Andit was perfect.  Easy drive or bus to the convention center (I drove it, and so paid $10/day to park at the Center) and could socialize after meetings and get back "home" easily, or just slip back to home and enjoy some quiet, and my strolls around Hillcrest.
Plusses: in-room wifi, breakfast arranged around my early morning schedule, a host who knows how to balance being available when you're breakfasting without requiring yo to be early-morning chatty, off-street parking at no extra cost.  Just a very nice comfortable place to live for however long youre there.

Hillcrest House is a very charming, comfortable bed and breakfast in the
heart of San Diego. My husband and I were visiting our daughter, who
lives just a few blocks away, so the location was perfect. The house
is very close to all that the neighborhood of Hillcrest has to offer, lots of
restaurants and shops. Also, close to Balboa Park and the zoo. We were
able to walk to everything and hardly used the car that we had rented.
Ann is a very friendly host and made us feel right at home. We enjoyed
eating breakfast every morning in the dining room. The breakfast of fresh
fruit , mini muffins, hard boiled eggs, cereals, toast with homeade jam,
tea and coffee was just the right way to start our day. We also enjoyed
visiting with Ann and her other guests [from all over the world] as we sat at the dining table having our breakfast. Our room [the Coronado Suite] was
very cozy and clean. The bed was so comfortable and the overhead fan
keep the room nice and cool [the rooms also have air conditoning].The room had a kitchenette with microwave, sink and small fridge, which was
a nice extra to have.
Before our 5 "sunny, fun-filled" days in San Diego came to an end, we
had already planned our next visit and booked a room at Hillcrest House.
Highly recommended for anyone wanting a very pleasant, welcoming
Thank you so much Ann, for being there!

Beautiful, comfortable home in a great location. Close to plenty of shops and restaurants. Plus, the main, well-known attractions of SD are a short drive by.

We have had several meetings at the Inn- can accomadate 20 plus in the foyer/outside area.

HIghly recommend for staying overnight for holidays or special occassions.

Ann is super friendly and always willing to lend a hand.

My partner and I celebrated our anniversary at the Hillcrest House B & B this past weekend! From the second we arrived it was simply amazing!! We stayed in the Balboa B room, and paid a little extra for the Romance Package. SO WORTH IT!! Chocolate covered strawberries and a couple glasses of champagne, not to mention the rose pedals in different areas of the room and bathroom!! :)
Beautiful Room, Extremely Clean, Wonderful Neighborhood, and Phenomenal Innkeeper!!! I couldn't have asked for a better experience!!!
I whole heartedly recommend Ann Callahan's Hillcrest House B & B!!! You will not be disappointed!!!

We just arrived. Day 1. The experience has been great so far! Our precious host & hostess have been wonderful. No one has arrived yet and the Bed & Breakfast will be full by tonight. We got a nice tour of all the different rooms. We are staying in the "Zoo" room. :)

The next time we stay here, we will be staying in the Coronado Suite. That room is the best and the most private!

One more thing. It is literally a 2 minute walk to MO's (the Old Hamburger Mary's). :) :)

Thank you Anne! :)

Ann was very friendly and accommodating and made wonderful recommendations for where to get dinner and drinks nearby--there are plenty of great places within walking distance... Breakfast was fresh and tasty, the bed was tremendously comfortable, and it's located nearby Balboa Park (and not a long drive to anywhere else we went: Gaslamp District, Old Town...). I definitely plan to return next time I'm in San Diego!

I booked a room for my girlfriend and I at the last minute and I couldn't be happier that I stumbled upon Hillcrest House Bed and Breakfast on Yelp. As other Yelpers have noted, our room was quaint. But both the room and containing cottage were gorgeous, tastefully done, and had character to spare. The staff  was pleasant and accommodating. And that part of town, which I hadn't spent much time in prior to our stay, was a blast to explore and is conveniently situated.

Whenever I'm in San Diego I'll unquestionably be staying here again and I've already given out several effusive recommendations to family.

We used this B&B as a location for filming, as well as a cozy place for our interviewees to stay since they were coming from out of town. What can I say, the guests loved it, and it was the perfect home environment for our filming! Cozy living room and dining room, adorable bedroom, and best of all a lovely innkeeper! Ann was amazing, and she even baked THE BEST cranberry muffins and chocolate oatmeal cookies! They were delish! I highly recommend this B&B if you are looking for an option cozier than a hotel, or if you happen to need a location for filming (Not too mention the cutest little Yorkie you've ever seen)... this worked out great all around!

I recently traveled to San Diego and due to the fact that there were two conferences going on, could not find a hotel anywhere. We called Ann and left her a voicemail and she promptly returned our phone call and informed us she had one room available for the night, so we booked!

The Inn was beautiful. A warm, friendly atmosphere and Anne is absolutely wonderful.

We were given the "zoo" room, and it was lovely. The bathroom was huge, the pillows and sheets were luxurious and there was an a/c unit in our room:) It was absolutely amazing.

Breakfast in the morning was great. Anne bakes homemade muffins; there was fresh cut fruit, cereal, orange juice, toast, eggs and more.

Our overall experience here was a 10! Anne topped it all off with being extremely kind and being an amazing host.

We will definitely be staying here again!

My boyfriend and I stayed @ Hillcrest House for our anniversary.  What a great little find!  We stayed in the Coronado Room that has a great little kitchenette with mini fridge, microwave and dishes.  It has it's own side entrance with parking in the back that is free!  The owner Anne made homemade muffins every day as part of the continental breakfast.  She has a wealth of knowledge about local restaurants & fun activities.  I would definitely recommend this place to anybody for a nice quiet getaway.

My GF and I stayed at the Hillcrest House for 2 nights between Christmas and New Years. We were in town for a High School basketball tournament. We looked at all the normal bland, chain hotels and we really wanted something with a little more flavor. I looked through Yelp and stumbled upon the Hillcrest House.

Our stay there was wonderful and we were really happy we made the decision to go this way. Ann was on vacation but Thea (sp?) was filling in. She was delightful and very accommodating. We stayed in the Coronado room and it felt like we had our very own hideaway inside San Diego. You can park right outside the room and you have your own entrance. I thought the bed was so very cozy and the linens and towels were all top notch. The wifi wasn't super strong but passable and the TV was small but who stays at a B&B for the TV???

The neighborhood surrounding was lively and there were lots of places to eat that a really within walking distance. There is a couple of Grocery stores within a mile or two which is very convenient as well.

We loved our stay there and would happily stay there again if we return to San Diego.

Just got back from a great weekend in Hillcrest. There are six rooms in this cozy house/cottage. I have stayed in four of them over the last 3 years. Each room is perfectly decorated and very relaxing. Quiet, too.

Ann is a great host. Knowledgeable about the area and a great resource. Always on call. I always look forward to my stay. It is my first call for reservations!

So, I was tempted to write a horrible review so as to guarantee our 'spot' next summer at this most fabulous B&B!  Ahahahah!  But, I just can't do that to Ann...:)!  What a weekend!  I truly would not stay anywhere else when traveling to San Diego...The main house is amazing...walked in to freshly baked cookies...unlike anything I have ever tasted before...Greeted with 'how can I help with anything'~Conversation, shared wine...restaurant and hang-out recommendations...Belly laughs!
And, bonus...You can walk the cutest dog, Callie, for NO extra charge!!!  We made some new friends, who will be friends for life...Thanks Ann!  Your journey is inspiring...Your B&B...unforgettable...(Please keep my weekend in July open ALWAYS!!!).

We have never stayed in a bed and breakfast before and I have to say we are sold after staying here! This was such a cozy place to stay, where it does feel like home away from home. Also the sheets are amazing!!!!! Ann was such a nice host and had lots of great tips on where to go eat and fun places to check out. Plus the beach is only ten minutes away. Next time we go to San Diego we will stay here again for sure!

Very comfortable, friendly, well-run inn.  The location, right in Hillcrest, is wonderful.  (The specific block it's on is nothing to write home about, though: mix of a few houses, a few apartment buildings, a Masonic Lodge and a dentist's office.)  The decor is very nice without being fussy.  Breakfast consists of beautiful fresh fruit and homemade muffins, coffee/tea, juice, and hard-boiled eggs.  Innkeeper Ann and her assistant Shannon are very friendly and helpful.  We'll definitely come back!

My fiancé and I stayed here for a mini get away for two days. We had heard about it through a friend who had stayed there a few weeks before.

We stayed in the Gas Lamp room which was located in the main house. It was small but just what we needed and wanted. The bed was comfortable and the sheets were heavenly. We basically knocked out as soon as we laid down.

The B&B was in a great location and only a short distance from tons of wonderful restaurants. There is tons of parking which in San Diego can be a hot commodity in itself.

Ann was so friendly and willing to help out and offer places to visit or to eat. She was always available if we needed anything. The muffins that were served during breakfast were delicious and so were the cookies that were left out during the day and night.

All and all it was a perfect weekend spent in a perfect bed and breakfast. If you're trying to get away from the traditional hotel stay this is your place. I can't wait to return and stay here again.

With a great location, affordable pricing and a super nice housekeeper, this inn is a keeper. Private parking, comfortable beds, A/C, ceiling fans and private baths make for a fantastic getaway hideaway. You can walk to the Balboa Park museums from here but you'll need to drive a bit to hit the beach.

Surfboards and Master Card accepted.

P.S., Ann (the innkeeper) gave us two dining recommendations, one a hit, one a miss:

The Prado: Phenomenal
Arriverderci: Abyssmal

Trust her on the B&B, read my reviews on the eateries.

I stayed in the Hillcrest House originally for 3 nights when my mother and I first came to San Diego to move me out here. We enjoyed spending the mornings talking to Ann and the other guests over breakfast. She provided us with tips and tricks for the city, as well as hook-ups for the best tours and restaurants. These are free amenities in themselves that you can't get from a hotel! Our room and the rest of the house were so beautiful, clean and perfectly cozy. The sheets were the most amazing part of the room! I don't know where she gets them, but I'm buying a set from her next week! It was like sleeping on clouds :]

The location was perfect, right by Balboa, Downtown, and one of San Diego's hippest neighborhoods. We could walk to everything we needed and the house has parking in the back, as well as ample street parking.

To make a long story short, I ended up booking for 3 more nights after my mother left San Diego and I am so glad I did. It was such a treasure to be able to talk with Ann, and the rest of the guests more. By the end of my stay, I thought I lived there! Ann was more than helpful and you bet I will stop by every once in a while to visit and have a cup of the best coffee in San Diego.

I recommend no other place to stay in the city, and Hillcrest House has officially become the ONLY place my family will be staying in San Diego when they come to visit. Ann has now become Aunty Ann in our household.

Book it! You won't regret it!

We absolutely loved our 2 night stay at the Hillcrest House! The innkeeper Ann showed us around the 6 room property upon check in and could not have made us feel more welcome and at home right from the start. Each room has a different San Diego theme and name (we had the Old Town room), and from the ones we got to take a peek at they are all nice and have their own charm. Our room and at least one other even had its own private back door which was really cool since we rolled in pretty late each night after good times right around the corner from us on University avenue (Hillcrest's main strip with lots of different restaurants and bars- fantastic location). The bed was super comfortable and we couldn't resist sleeping in each of the 2 mornings we were there, so unfortunately we can't comment on the breakfast part of this bed and breakfast, served from 8:30-10am. All in all a great, cozy little place and we definitely look forward to staying there again next time we visit Hillcrest =).

Spent a weekend here to explore San Diego and Ann made us feel welcome and provided a great stay. Her inside tips on exploring the zoo were spot on and helped us have a better experience than we would have alone. My husband and I stayed at Hillcrest for 3 nights. This place is truly feels like a home away from home.  Ann is very friendly and accommodating and makes you feel like family. She is eager to offer suggestions for dining and even has coupons available for the zoo.  pros- 1. great location! It's within walking distance from the main streets in Hillcrest. 2. Dedicated parking spots so you never have to fight for a space and it's free! 3. Very neat and clean rooms with remodeled private baths.  4. Callie the cute Yorkie who eagerly welcomes you at breakfast each morning. Cons- for me there wasn't any but I could see someone else being concerned with the fact this place is very small and therefore you can hear almost everything going on in the house. Overall a fantastic experience and we can't wait to go back!!

I stayed here for part of my honeymoon during the month of June. We were in the Coronado room. The room is located in the back of house, it has its own private entrance, small kitchenette: microwave, sink, and coffeemaker.  The bed sheets are so soft and once you lay on them, you'll be fast asleep -- luxury 5,000 thread-count sheets.

Ann was very friendly and nice with all her guest. I'm not sure what Vito (a few reviews down is talking about), but perhaps Vito was the one with the bad attitude.  But anyways, back to the review, the place was very nice and is close to all the local touristy areas. My husband and I had a great time here and Ann provided a lot of places to go eat and see. I would definitely recommend this place to anyone staying in San Diego.

We love staying at Hillcrest House. It feels good to support a local, independently-owned business instead of a giant corporate chain. The Hillcrest location is a major plus, too, because there is a lot of good food and drink within walking distance, which isn't something you can say about many San Diego hotels.

Ann is a very gracious host, very proactive about how she manages your visit and knowledgeable about the area. Coming back late and finding snacks on the kitchen table is a nice touch.

This place is great. You have to expect quaintness in a small B and B. This has it and more. The owner Ann and staff make it a home away from home. The free parking is great as you can get anywhere from here easily on the bus or uber and you don't have to worry about parking. The neighborhood is great and full of fun bars and restaurants. Great location for bar-hopping at night, don't have to find parking, walking distance to a bunch of good places to eat & drink. No hot breakfast but if you sleep in, this works great!

For me however, I don't bar hop, and rise early and need coffee ASAP in the morning :/.

This place was super cute-- really warm and inviting decor. Anne was truly a great lady, very friendly and helpful. Very clean and the bed in the Balboa room was extra comfy! Good parking in a noisy busy spot of town, with lots of places to walk to and grab a bite. We paid $150 for a tiny room, with a small private bathroom in it. Anne does quite a bit to make you feel at home in her decor and the way the place is set up.

Only thoughts to have made it better (for us) is a bigger tv in the room to watch a late night movie, a bigger space, and a hot breakfast instead of a continental one. Plus next door there was loud people until 12am.

Other than that I liked it!

The good:  Very clean, very aesthetically appealing, simple but delish breakfast and close to tons of great restaurants, free WiFi, free loaner DVD's and books, good coffee in the rooms, very friendly inn keeper (ann was on vacation), bed was very comfortable and within a short drive to the gas lamp or harbor.

The not so good: Water pressure was low in the shower.  Walls are thin so you can hear the stuff going on around you (even in the Coronado suite) and the tv was tiny.  But who comes to a B&B to watch TV?  Exactly.

That being said, overall it was a great 2 night stay.  If the worst thing about our stay was low water pressure?  It's safe to say that this place is pretty awesome.  Definitely recommend Au Revoir restaurant for dinner.  Excellent and inexpensive.

Thanks for everything!  We will be back!

I will try to avoid adjectives and opinions. Instead, I'll write down facts and features to help others get an idea of what to expect.
I stayed in Balboa room in early March 2015.
1. Free parking. That's a plus. Although we never had to pay for parking at any other B&B outside of San Diego lol
2. Bed is comfortable. High thread count. Hence the 1 star. Although some questionable particles are detected on the bed sheet. Bed creaked and whined. (No...I'm not that big. Only 115 pounds)
3. Room is 1/2 the size of an average Motel 6 room. Bathroom can house 1 small person at a time. No decoration of any kind. Perfect if you are a minimalist.
4. Continental breakfast includes 4 cold cookies the size of a quarter. Maybe a bit bigger, but not by much. A few cold hard boiled eggs in the fridge. A few slices of bread...the type you buy at grocery store to make your sad lunch sandwich. A few tiny cold lemon muffins. AND a hair on top of one of the muffins. It's an enjoyable breakfast if you simply avoid the muffin with hair topping and pretend that you never saw it lol.
All other B&Bs I stayed at showed a certain degree of attention to details, an effort to make the place look nice and relaxing, a passion in making breakfasts that guests will remember and want to come back for, and a pride in their property and service.
I did not see any of the above in this bed and breakfast.
I saw all 5-star reviews for this place. So maybe I just happened to stay there on one of their worst days?

I don't give out 5 stars too often, but this place deserves it.  And the fact that the overall Yelp rating is 5 stars doesn't surprise me either.  It is really an incredible value in a great walkable location, and the owner is so friendly and helpful.  Rooms are modern and clean.  The continental breakfast is great.  We will stay here every time we are in San Diego.

We stayed in the Coronado suite and I do agree with a couple other reviewers that the water pressure was low in the shower, and there was a bit of noise from the next room and from cars in the alley.  Normally these things bother me, but honestly, everything else was so great that I didn't mind, especially for the very reasonable price (even on President's Day weekend).

p.s., the Afghani restaurant nearby (Khyber Pass) is delicious.
