We stayed overnight last Friday and the first room we were given only had two single beds and a toilet that didn't drain, so we were quickly given another room with a queen bed but without a bathtub. This is a nicely renovated historic Victorian mansion and the two rooms we were given were just OK but had no view, and we were charged $600/night. The furniture and interior design was well done and you can see the investment in the bathroom upgrades, but I travel a lot worldwide and have been in much nicer rooms for less money. At least it was a business trip and we didn't have to pay the astronomical fee but it was December in SF and almost every hotel was sold-out in the city, so we didn't have much choice. I guess I am not into the romance of staying at an old Victorian mansion. But, I must say the incredibly friendly and helpful hotel staff made-up for the room situation. They provide 5-star service for sure and care about their guests!

Great experience of staying at Payne. Very cozy, quiet and comfortable, beautiful rooms. And the most important is customer service and great attitude, friendly and home-like atmosphere. Definitely recommend.

I really liked Payne Mansion hotel. It's so amazing, and I'm impressed by its design. When you plunge into it, you become a queen, who lives in a beautiful castle. Excellent location, friendly staff. I will definitely come back here again.

Who ever did the rehab they missed the boat. Rooms with one sink only while the shower fits ten people. Towels in the shower not next to sink. One small window per room.  It's ok but not worth the room rate.  The hotel Majestic down the street offers so much more and does not pretend to be a hotel, it is one.

I was lucky to have found this place. Seems like every inch of it is brand new.  My parents and I stayed so I got to see a couple different rooms and stuck my head in another.  It's cool because they each have their own different feel in terms of room layout and furnishings.  We were worried about the "catch" because the rates were so good.  But the gotchas never came.

The woman at the front desk was really courteous and pointed us to some great places for a drink in Union Square which was a few minute cab ride.

Room service would have been nice, but the free breakfast and coffee made up for it.  They told me they are working on taking over the kitchen and providing room service.

1. The rooms are beautiful and remind me of the great boutique hotels in New York without the extreme hit to your pocket book.
2. It is probably one of the most beautiful venues for a wedding in San Francisco and they allow you to bring in your own catering company ( a huge plus since very few venues allow wedding and event planners to have own caterer)
3. The staff is knowledgable and very friendly !!

I just want to say how fantastic and accommodating this place is. We had to find a place that would be ideal for my baby shower (relatively last minute), and the staff has been wonderful! We booked the Presidential Suite which is a gorgeous updated spacious room with an awesome balcony. I'm excited that I found this place and we will be back for sure!

I've had the pleasure and luck of staying in the regular room and the golden gate suite with the balcony on my second visit.  The rooms are beautifully appointed and furnished.  They are comparable to rooms you'd see in high end hotels like the Westin or the St. Regis but at a fraction of the cost because they don't have as much overhead.

I spoke with Brian the GM who left his position at the Palace Hotel to work at this upstart boutique hotel (which speaks volumes in itself).  He was awesomely attentive from the delicious complimentary macaroons at the front desk to the tour of the suite.  Amazingly, he told me that they are in the process of further improving the mansion with art decor and additional amenities like 24 hr room service.  

Parking is also conveniently located in the back and the location is in Pac Heights close to everything.  What a gem in the city!
I would highly recommend.  I just hope the word doesn't get out too quickly the next time I stay.

Beautiful boutique hotel. Love seeing all the different art hung every few months or so. Always a good place to go to have a comfortable nights stay. The location is perfect, close to dining and entertainment, and did I mention there is PARKING!! Would recommend it to anyone looking friendly service and a good time.

Such an amazing hotel here in San Francisco, everyone who works there is super sweet and really helpful. If you're coming to San Francisco don't miss out on staying in what I believe to be the best hotel in SF! The history behind it is beautiful and the interior and exterior is just as beautiful. It's also in a great location, right in the middle of downtown and golden gate park so it's easy to see all of SF!!!

The hotel is a beautiful Victorian mansion! Perfect place to add to the atmosphere of San Francisco. Gio and Brian were gems, and look out for my sister, daughter and I during our weekend adventure. The beds and pillows were better than those at home!!!! We can hardly wait to come back and stay again. thank you again boys

Great rooms! Super modern, newly renovated bathrooms. Spectacular staff.

They don't have a full kitchen with room service...YET! But I know they are working on that. But honestly, I hardly noticed because their staff and manager are top notch.  Those guys truly go out of your way to make sure that your every need is met. One of them even hopped on the phone calling around personal massage therapists when he heard that I wanted a massage in the room. They were so on top of it.

The rooms have that vintage charm. Really classy. Clean.

Super easy parking.

Great cleaning staff.

Ferragamo soaps and things were a plus.

And the white slippers and robe as a nice touch.


- They rent out their private party room. Great for bdays, showers, or any celebrations

- They also have this big section of the hotel separate from the rooms and front desk where you can have weddings and special occasions. The venue space is big that it even comes with a full bar. As you enter, there's a beautiful, elegant chandelier, marbles floors, and exquisite wood details throughout the venue.

- You can book them through Airbnb! Who knew right?

The Payne Mansion Hotel features 10 gorgeous rooms including 2 Presidential Suites, 2 Junior Suites, 2 King Deluxe Rooms, and 4 Standard Rooms, all the rooms have been completely renovated, over $3 millions after 20 months. This is  almost 130 years old historic San Francisco landmark.

    Each spacious room offers comfortable pillows and bed, the bathroom offers Salvatore Ferragamo amenities which is a plus. The hotel also provides FREE WiFi and flat screen TV with satellite programming.

    They also offer day wash-n-fold laundry, and on-demand car service through iCar.

     Each of the room designed very differently from 1 to another. The entire hotel can be rent out for private events and parties. The Payne Mansion Hotel is a great venue for weddings and Holidays corporate parties.

     I heard the hotel is haunted and we were here for the Halloween party. I didn't get to see anything more than bunch of happy people just wanted to have a great time which we all did.

     Service were very good and everyone was nice and professional. The place is super clean, beautiful and luxurious. Staying here give us that piece of the past, the history, at the same time, the modern comforts.

     It's in Lower Pac Heights, a lot of restaurants and bars around here. If you love to walk, it's only 1.2 miles to the Marina night life. Less than 3 miles walk to the Golden gate Bridge, Pier 39 & Fisherman's Wharf, 1.5 miles to China Town, Union Square, and Soma; about 2 miles to the Ferry Building and Embarcadero Area.  

     The Payne Mansion reminds me of the Kimton Group Hotel but much more unique, personal, and the staff surely went extra miles to make you enjoy your stay as home away from home.

A beautiful newly renovated mansion!  Even the standard rooms aren't so standard. We stayed in the King Deluxe Suite Rm. 300 and couldn't believe all the luxury amenities: the best down pillows and comforters one could ask for, massive walk-in shower with an equally gigantic soaking tub, great lighting with a magnifying mirror, a flat screen tv, a keurig, the list goes on!

The location is on a very quiet street, with nearby Muni locations, and a Walgreens nearby if you need something. There is also limited parking in the back of the hotel, always great thing in San Francisco.

The my favorite part was Brian. You can tell he loves hospitality and his enthusiasm for The Payne Mansion and San Francisco just radiates from him. Rick, the night auditor, is also amazing to speak with. He offered wonderful suggestions on how to spend our time and overall very helpful and pleasant.

This place is phenomenal! Not only is it beautiful on the outside but it is also absolutely stunning on the inside and after having been on the road for close to 3 days, we couldn't have asked for comfier beds to carry us off into blissful sleep.

The Payne Mansion opened in June/July of 2014 and everything has been newly renovated for your enjoyment!

The staff are the smartest, nicest, most attentive people that side of San Francisco for sure. If you love good service and a unique atmosphere, this is definitely the place for you!

AND there is parking in the back for an extra charge. How could you say no to this place? And there's a continental breakfast in the mornings and a bunch of amazing breakfast places within walking distance.

We are definitely staying here again the next time we're in SF!

I'm not sure what the hype is for. If you're looking for a fancy hotel, this is not it. If you want the quaint B&B experience, this is also not it. If you want to be in a fun area of SF, this isn't your place. As a matter of fact, I'm trying to think of why I would stay here again...and I can't come up with a good scenario.

The rooms are spacious and adequate, but not B&B quaint. The downstairs is what kills the vibe: it's positively spartan, cold, and neglected. Nothing about this area says B&B or even luxury. I think they want to keep this area versatile for special events, which is understandable. Unfortunately the entire feel of the hotel suffers as a result.

The exterior is lovely and the interior has so much potential. It needs a woman's touch to make the place feel homey and less like a stock market investment. The staff weren't very professional and definitely weren't intuitive about hotel guest needs.

Definitely not worth the pricing. It's in a quiet neighborhood, we didn't see anyone else on the streets when we walked the .7 miles to dinner. The bathrooms were spacious...if that's the only thing you're basing your booking decision on. Other than that, there are great hotels in SF and this isn't one of them.

Payne Mansion Hotel will have my business every time I visit SF from here on out. The location is conveniently in the city not too far from all the local restaurants & any other awesome activities you might be able to come across.

The rooms are super classy & comfortable. I just got the best sleep I have ever received in a while. Also, considering how nice and conveniently located everything is, the prices aren't too bad. Other hotels were charging us double the rate we paid for here for smaller accommodations.

The manager Brian was also a very nice & super helpful with getting us in & making us feel right at home.
