Established in 1890.

The Rio Vista itself is a shockingly beautiful 4 star luxury hotel, consisting of 12 elegant suites. This piece of property is perhaps best known for its iconic Victorian style, which was fully preserved during the restoration process with the help of historical experts and a talented construction team. Originally constructed as a private estate in 1890, this iconic house rests on the iconic Beach Hill with a magnificent view of the beach and boardwalk. Can not believe I booked a hotel not yet opened! Had to go to neighbor hotel to pick up key and be walked to hotel as you would never find room on your own. Looked like someone's house with four locked bed rooms! No lobby, no fireplace,no bathrobes,no fresh baked goods.Room was smaller than home and I live in a small flat in SF! View was of dug up backyard. So disappointed! Was not worth a quarter of what we spent to stay here. Wifi was slow. Feel they owe me  stay in the Hotel when it opens for free!!!

My boyfriend and I stayed at the Rio Vista Suites for two nights.  The only negative thing we have to say is the room was not a suite.  It was fairly small.  The construction that other people commented on is now done and the place is beautiful.  Super clean.  Very tech savvy,  but some things like the water dispenser for tea seem much more complicated than they need to be.  The rooms have smart tv's, ipod speakers, and blue ray players.  The design is modern in this Victorian and very chic.  The woman who works in the morning was so sweet and very helpful.  The price was very good for the amenities.  We were a little worried when we saw other comments on yelp about this hotel after we booked, but I can say this room was well worth the money.

I'm here today while my friend Gail Brown hangs her paintings. Chet & Po Patel are still finishing up on the final details before opening their beautiful luxury suite hotel.

Omg, this was the worst experience ever. When you book for a luxury hotel and get nothing like it and not even in the hotel, but a old house next door that they have tried to make nice, but very shoddy work. Seems illegal, toilet rocks, tv shelf falls off the wall, hand made wood step down to back door not stable and no protective rail around step so you can literily fall off. Short sheeted on the bed. Really the worst. I can go on but I think you get it. Enter at your own risk! Always check reviews on yelp ! :(

I wish there was a minus sign instead of a star. This was one of the worst experiences in a really long time and it's till going on. I booked this hotel thinking it was a hotel not realizing it was a house for our 6yr anniversary.  I reserved 2 rooms for my husband and I and another couple. When we parked to look for the hotel there were people next door yelling at us to move the car although we were on the street because there is not parking at this place. After searching for the entrance we had to walk around many piles of debris to get to the door. We decided to not stay here it felt very unsafe and we wanted something complete for $250+ a night and our anniversary. The manager who is also the owner is extremely rude and unwilling to give us our money back he refused to work with us and is still refusing. We ended up booking another hotel. Be sure to read the reviews. The first red flag was the number listed for the hotel is "Chet" the owners cell phone.

I booked Fri - Sun, Sep 22 - 24, 2014 with these guys on July 11, 2014.  On Sept 19, around 4 pm they called and said they cannot fulfill my reservation. They didn't make any attempt to find me something else in the area, just left me to solve on my own.

There are too many alternatives -- I would not recommend any company that does business this way.

What a Find!  This Hotel had only been open 3 months at the time of our stay,  so everything was new and fresh and clean.  To be expected, right? But it was HOW it was all done that made our stay so enjoyable. First of all, it's a restored Victorian with a lot of the original wood, trim, and features intact but enhanced. Obviously a lot of pride of ownership.   Add to that,  a lot of modern, clean updates, i.e., the tile bathroom and shower trim,  a jetted tub, a "rain" showerhead with luxurious towels and robes.  The bed was a very comfortable 4 poster, with plenty of pillows and plush linens. We would've preferred King size, but a Queen was the only available. The room was small for a Suite, but it was tastefully furnished to make the most of the space. An armoire housed a microwave,  a fridge, an iron and ironing board all very compact. The room even had an electric fireplace! We were on the 2nd floor, no elevator, so be prepared to schlepp your luggage up and down a short flight. Besides the very reasonable mid-week rate, we really enjoyed the free help-yourself snacks and drinks 24 hours in the main lobby area. Juices, waters, tea, milk, coffee, fruit, and pastries were there for the guests convenience!  They have an outdoor fire pit with plenty of comfortable seating on the porch or lawn area.  Free guest-parking in their private lot. More renovating going on in some out buildings.  We will definitely be back!

I gave four stars instead of five because because I never give five I am a bit pessimistic my fiancé would easily give it five. This place is a restored Victorian house very modern amenities and maintained the homes original charm. Our room was on the third floor huge room clean and comfy bed cool pop out windows. So as I said 4 not 5 the hotel is old building even with the remodel sound proofing can be an issue so if you're looking for a library this isn't the place. Also my disappointment we booked on hotels.com and booked a jacuzzi room however that wasn't the room we got. The stay out weighed that ten fold! Nice welcoming staff! I recommend a stay here. PS awesome parking super close to the boardwalk

The rooms and common areas are very clean and the renovation is not bad, although there are some jarring notes, like modernist sink faucets and handles that clash with the style of the building and aren't easy to operate. The staff are unfailingly friendly and helpful. The problem is that this hotel is not set up to provide a good night's sleep for anyone who is sensitive to noise or light. The building is very close to a street with nearly constant traffic. The person at reservations I spoke to said that the traffic calms down at night, but as I tried to fall asleep after 11:30 pm on a Friday night I listened to cars going by every few seconds. There is a stop sign in front of the hotel, so the sound you hear is cars accelerating from a stop. Needless to say, the noise of plumbing and other hotel guests is very audible in this Victorian-style building. The windows have no curtains, just shutters, but even when fully closed the shutters let in a fair amount of light.

The breakfast fare is minimal -- a few uninspiring breads, Kelloggs-type cereals and fruit.The bathroom has a sign mentioning the water shortage in California, which is great, but strangely the showerhead and sink faucet let out torrents of water. The management should consider getting low-flow hardware.

Beautiful, cute little Victorian style house. Very friendly staff, spacious clean bedroom and very modern bathroom. My only suggestion would be to have some peanut butter at the breakfast bar. Thanks for the fun weekend getaway.

I was lucky to be one of the first paying guests to stay in this ultra-chic hotel.  Many times, a modern hotel can feel cold, but the warm wood elements and the fireplaces, create hotel rooms that are the right mixture of modern and comfortable. The Rio Vista Suites feels like the type of hotel that A-list Hollywooders try to stay at home and hide from the paparazzi.

One thing I especially appreciated was the expenses paid to renovate this home.   All the fixtures are high end. No expense was spared to make this the best hotel in Santa Cruz.

Had an awesome stay, loved my room with a sunrise view. This house has a lot of history within, there is no room alike, very quaint and welcoming. The house has been completely restored and still has original stair case and stained glass.  I will be staying here for every Santa Cruz visit.

Stayed here for 3 nights and was very pleased with the hotel. They offer free parking and a very small continental breakfast consisting of juice, muffins, and cereal. The rooms itself is very modern with its own fire place. While the hotel says it has an ocean view it only provides a view of the San Lorenzo River. I was in suite 5 which was on the second floor. It is walking distance to both the Santa Cruz Boardwalk and Downtown Santa Cruz. The price is reasonable if you book during the weekday. If I'm ever in Santa Cruz I would book here again.

We just spent two nights at the Rio Vista and we loved it. It's a beautiful B&B as you can see from the photos. The staff was extremely friendly and helpful, the rooms modern and comfortable. This is a hotel for a romantic get-away. There are no children or pets allowed. It's not set-up for either, nor for business as rooms don't have desks. But the beds are comfortable, the bathrooms modern and beautifully designed (with large separate showers and deep jacuzzi tubs) and all the amenities.

You can't beat their off-season, weekday prices. Their web-site needs a little work as it's impossible to get a feel for how the rooms differ as they use the same photo with each description - and the rooms are very different. There are 12 "suites" in all, but some are just small rooms while others are large and spacious. The rooms on the 3rd floor have gabled, slanted roofs which make them feel a bit smaller and the junior suites are small, but the other rooms are plenty large.

We stayed in Suite #4 and that is definitely our favorite. It's on the second floor which I recommend as you get a great view of the river and it's a corner room so a total of 6 windows (all with large louvered shutters) that can be opened for fresh air. All rooms have a gas fireplace that really puts out a lot of heat.

There is a continental breakfast with choices of fruits, cereals, fresh pastries and a well-stocked refrigerator for drinks. There is no common area for eating so we took our breakfast up to the room and used a wooden bed tray.

There is on-site parking behind the hotel which is well lit and slightly above street level. This is important in that section of town... actually it's important in most parts of Santa Cruz now.

We will definitely return to the Rio Vista Suites. It is newly opened after a $3 million renovation. The owners have taken great pride in making this a luxury hotel and they are succeeding. We will definitely be returning.

I'm not sure how to score the price range as the mid-week, off-season rate is close to $, but the weekend, high season is $$$$. Check their web site.

Please note the dates on past reviews. I suspect the Rio Vista Suites had a few glitches when they first opened. They've worked hard to fix them.

We stayed here for a quick get away. The young gentleman running the hotel made us feel so welcomed and comfortable. We received a personalized tour of the hotel.  He walked us to our room and offered to give us any recommendations for food or entertainment that we may need. The hotel is beautiful and impeccably cleaned and we'll kept. We will stay here everytime we visit Santa Cruz

This is a great new hotel in the heart of Santa Cruz. Newly remodeled, the Rio Vista is historic on the outside, but ultra-modern on the inside. The owners are experienced hoteliers, very motivated, and friendly. There is still room for improvement (breakfast was uninspiring, packaged, blah; my advice: go fresh simple or don't bother), but I'll definitely return.

I stayed here for valentines day with my boyfriend and it was by far my favorite hotel iv'e been to!  The owners did an AMAZING job renovating, its very modern and romantic at the same time, perfect for couples.  Its also very beautiful from the outside and stays true to its original victorian style.  Loved the stairs and loved the mini "museum" of stuff they found when they were renovating.  The continental breakfast could have been better but it was still good!  Its also perfect walking distance to the boardwalk/pier and downtown. Parking was great and the rooms were just so cute and cozy i seriously wished i lived there and they even left us a sweet surprise since it was valentines day, roses and chocolate! I highly recommend this place and theres no doubt ill be coming here again! Loved it:)

I stayed here for a week long business trip. It's a very unique property. Everything is brand new. high quality materials and great insulation between each room. This is a great place for the most discriminating traveler looking to stay at a unique destination. The electric, keyless doors and automatic trash cans are a great touch. The grand staircase is polished daily. One of the rooms have a unique, dual shower. No expense was spared in completing this place and it is truly a great place to stay for a romantic getaway or if you want to escape the busy SF lifestyle. I will definitely comeback! Can't believe this isn't featured yet in a travelers magazine

My wife and I booked a mini suite for a one night stay in Santa Cruz. I found this place on yelp and could not agree more with the Yelpers that give this place 5 stars.  The rooms are a bit small as pointed out, but they are very clean and due to the recent renovations, in very good shape. We stayed in Suite #12 (in the attic facing the river, our window is the arched shape window you see when looking at a photo of the front of the hotel). The room was a little quirky due to room ceiling being the roof line of the house, so you had to watch your head while moving around in some areas, but is was great for a short stay. The bathroom was quite large and the shower worked very well and was much larger than expected.

The hotel staff were incredible. Antonio, the manager, gave a nice tour and history of the house when we arrived, showed us how to operate everything in our room and gave us all the information we needed for building and room access as well as emergency contact information and wifi access.  We asked the staff for a couple of things during our brief stay, but each request was promptly handled to our satisfaction.

Easy walk to the boardwalk and wharf, but far enough away that is was nice and quiet at the hotel.  Off street parking was nice to have as there is very little street parking available in the area.

We will definitely go back and stay there again in the future. As Antonio pointed out, pretty much each room in the hotel has a different layout, so you can get a little variety.

If a quaint B&B met an upscale modern hotel, their love child would be Rio Vista Suites. Yes, it's quite small, but everything is new and modern, and really feels upscale.

My boyfriend and I had already planned a quick trip to San Jose, and had our hotel reservations for 2 nights in San Jose booked a couple months in advance. Last minute, we decided to leave a day early, and spend a day in Santa Cruz. We booked a room (the one with the jacuzzi tub) at the Rio Vista Suites for that day and left. On our arrival, we were greeted by very friendly staff who showed us our room (on the bottom floor) as well as how to get into the hotel and into our room. Everything is controlled by keypads with different codes for each room, which takes away all the worries of losing you key, leaving your key in your room, your key not working, etc..... The only drawback I would say is that the keycode for the main hotel entrance is a little long, so it took me awhile to remember it, but they give you a slip of paper with all of the information that you need. The room: small but luxurious, everything was brand new and modern looking. The internet speed is acceptable, and the remote control for the fireplace is confusing at first, but really convenient when you figure it out. The one main drawback of the room is the noise. This hotel was originally a house, and still has the structure of a house, so when someone comes through the front door, or is in the lobby you can hear them very clearly. This was especially true in our room on the bottom floor. Maybe the upstairs rooms are better. Anyways, there is always coffee and tea available, and there were plenty of cookies available as well. Everyone was super nice, and all in all I would have to say it was a good stay at Rio Vista Suites, and I would definitely stay again next time I am in Santa Cruz.

I found this little place on Booking.Com. I was searching for a nice overnight spot for my boyfriend's birthday; something romantic, but didn't break my bank. I found Rio Vista Suites and I couldn't be happier.

The first thing you notice when you drive up is the enormity of the house. There are beautiful stained glass windows and when the sun hits them just right, it's stunning. There is private parking, which is always a plus, and check in was a breeze.

The room itself was smaller than I anticipated (a junior suite), but my boyfriend loved the cozy feel. Next time, we'll probably go for a standard or deluxe suite, but the views from the 3rd floor were amazing. Continental breakfast was free and super tasty.

My boyfriend and I agreed that we would stay here again and try to stay in all the rooms as we really loved it. Definitely worth the stay!

I found this Inn on Hotels.com I was a bit worried  because I have found sometimes the pics can be deceiving.  Well, that was farthest from the truth when we arrived here.  In talking with the Manager at he desk, they had remodeled and just opened back up about 3 mo. ago.  
It was absolutely beautiful when we walked in. It's an old Victorian home that has been converted. So its vey small and quaint.  They had beautiful décor, in the small lobby and also had some really great fixtures in the rooms.  Also had some nice out door furniture on the patio that we actually enjoyed as well.
The staff was very friendly and chatty with us. It was a warm home feeling for the entire visit. Definitely recommend this if you visit Santa Cruz and you want something small and quiet to relax.
