I stayed here in January with three kids and a husband, the room was just what we needed, great space, CLEAN, affordable, everything the person below me says is true. Staff was ridiculously helpful/friendly even when the kids are crawling all over the place touching everything. I love this place and it will be where we stay from now on. And to top it all it was affordable (like got for the same price as your run of the mill room) The kitchenette really payed off too! Thank you Americana!!!!  PS- pool and hot tub open all year!!!

Cute little hotel that's not on the "strip" but within walking distance.  Free parking.  Free bike rental but didn't get a chance to take up the offer.  The place is somewhat outdated but is clean.  Staff is friendly and very helpful when we asked for recommendations on nearby places to eat.

I wish they would take better care of the hotel...I noticed that the lawn furniture stayed out the whole night and were soaked with dew in the morning.  Needs a fresh coat of paint to perk it up.

Our recent stay at the Americana Village was an excellent place to stay.  We got in pretty late upon check-in (3AM) so we had to call into an answer service in order to get a one time code to a safe containing our room key.  Very easy process; just verified my name and room I was staying in along with some basic info and we were good.  The room was amazing.  I understand they recently have been updated and I must say, the décor and qualify is suburb.  Granite counters, nice size kitchenette along with stainless steel appliances.  It also had most all the cooking utensils, silverware, plates, glasses and basics needed to cook with. The bathroom was a bit small, but they had a Jacuzzi tub with Dual showerheads (which the wife loved).  Brand new flat screen TV's with actual cable channels (not few cheesy channels you get at other places) and HDMI connections so you can bring your GoPros and videos to watch.  They had a queen size couch pull-out bed along with a King size bed with headboard and all.  The room was a studio, so there was no separating wall, but they did have a certain you can draw to separate the space.  Overall the room was great and I would defiantly come back (actually we have already planned out a few more boarding trips and booked here already).  In the morning they had fresh donuts, apple juice, orange slices, and hard boiled eggs. Price was a bit more than a cheesy motel, but well worth it and I wouldn't think twice about it.  I would defiantly recommend this place to anyone looking spend time in the heart of South Lake Tahoe and not break the bank doing so.

This place is awesome! Nice sized rooms, fully loaded kitchen, heated pool and spa, free laundry, and a gym. Can't really ask for much more than that. The Heavenly shuttle picks you up right out front, and drops you off at the mountain in less than 5 minutes. The biggest plus for me was a large shower with strong water pressure and hot hot water. I can't explain how much it bothers me when places do not have this. The staff is extremely helpful and nice, and they have free movie rentals. The price is well within reason, and the rooms are very quiet. If you need a place to stay in South Lake, stay here. This will definitely be my go to from now on.

My husband and I love this place! Great location, really nice people and i love how they have a microwave, plates, cups, silverware. It really made my morning when I got to enjoy my leftovers from McDuff's warm and not off styrofoam. We were really excited to come back (and appreciate that they have a discount for repeat customers) and make a reservation but had to cancel last-minute. They were super nice about it. Looking forward to rescheduling :)

I have been staying here for years.  I have never had a problem.  The staff is always nice, and the rooms are always clean. They give you cookies when you check-in...how can that be bad!  The only reason I'm giving it 4 stars is because they still have a lot of updating to do.  Many rooms have been remodeled, and they are very nice.  They have everything you need in everyroom, toaster, blender, microwave, fridge, dishes, ect...everything that is except a hair dryer...hummmm.  This place is a time-share as well as a motel, that's why they try to have everything you need.  Also they have tables and BBQ's outside, and a very nice grass area.  I always enjoy my stay, however, I did find that having a connecting door is not a good idea, because you can hear everything on the other side...awkward!

Came here along with my Mom on her timeshare. LOVED IT! I got a remodeled room the first night, it was beautiful. Two large flat screens, new furniture, granite countertops, single person jet tub. We made Tie Dye shirts, the kids played Poker and Uno in a "tournament". The swimming pool was perfect, theres a "big toy" for the kids to climb on, volleyball net, plenty of chairs and BBQ's outside. I ended up staying a second night, had to switch rooms and got an non-remodeled room. Humm, quite an interesting room! The staff was pleasant, we really enjoyed our stay.

I stayed here with my family last weekend for 3 nights.  I have to say I was kind of disappointed at first upon our arrival.  The place had that motel look, blehhh.  I am glad the negative stops here.  Loved the way the rooms were designed.  It has that warm look to it.  Also the kitchenette was a plus, we brought in some groceries (salads, sandwiches, bottled water etc.) so we didn't have to go out and eat.  The bathroom was AWESOME! The shower had two showerheads.  The first thing that came into my mind was to jump in that shower and use that two showerheads at the same time.  I almost never wanted to get out of that bathroom.  I kind of giggle every time I have to take a shower.
Heavenly is only a mile away and they offer discounts on lift tickets!
The staff makes this place worth staying for.  Starting from the front desk, to maintenance guys (who worked hard plowing the snow day in and day out), all the way to the housekeeping!  I am definitely coming back to this place.

What a surprise!  We got there just to use up our relative's timeshare time and I would never believe the rooms to be so nice inside.  They underwent a recent remodeling and changed the design from the worn down shabby chic to a "mountain modern".  The rooms are on a smaller side, but adequate, can sleep four, and are very well equipped with everything you might need: fridge, microwave, toaster, two flat screen TVs (I am serious, there are two of them in one room, hardwood floors, double-head showers, etc..  A walking distance to Heavenly village and proximity to restaurants and casinos makes this little hotel an excellent choice for a short Tahoe ski weekend.

I found this place on Hotels.com for the humble sum of $58 (taxes and everything) and wasn't expecting much.  

Wow.  What a steal!  

The room would have slept 4 comfortably, with a pull out couch and curtains to have a bit of privacy.  The room had a kitchenette and table, along with the couch and coffee table in the sitting area.  The queen sized bed was comfortable, good pillows, overall a clean little room.  

The bathroom was fantastic with a dual showerhead shower.  OMG.  LOVE IT!  First addition to the condo I buy some day is a dual showerhead shower.  

The staff has all kinds of things going on at night from 'Welcome Night' with free wine and beer to Ice Cream Social night with all you can eat sundae's for $2.  

Nice pool with a smaller spa, but nice as well.  

We'll be back and hope we get room 323 again!

-After a night out, we could not find a parking space in the lot to put our car and finally had to squeeze by the little children's playground.

This is a nice place to stay for a great price close to the center of South Lake Tahoe downtown. The resort is very clean, not upscale, but recently remodeled and has a kitchenette (refrigerator, sink and microwave) It also comes with all the cooking utensils, silverware, plates, etc.,  The living area has a sofa bed. AND the shower had double shower heads!

We will definitely be back.

We were lucky enough to stay in one of their Presidential Suites.  It has two bedrooms and two baths.  There is a full kitchen.  There is even a heart-shaped large bath tub with jets in the bedroom!

They are in the process of upgrading.  All rooms now have a full sized refrigerator along with the microwave and dishwasher.  One and two bedrooms also have a stove.  The rooms are very comfortable.  

In the presidential suite there are three flat screen TVs.  There are VGA and HDMI connections, so if you bring your computer or hdmi device, you can easily connect it to the TV.

The staff is the friendliest of any place I have ever stayed.  There are activities everyday that are fun from Poker to crafts.  

Each morning there are fresh donuts, apple juice, orange slices, and hard boiled eggs.

There is a great variety of board games and DVDs you can borrow for free during your stay.  There is also equipment you can borrow like snow shoes and bikes, again for no extra cost.

The bed was a little hard for me, but I borrowed one of their mattress toppers, and it was perfect.

The location is right off Highway 50, so it is very convenient to get anywhere in Tahoe.  It was very quiet when we were there, and we loved our week.  We will be back again!

This place is awesome. Time share points equaled a dope spot for New Years. Mad love and shout out to Victor and Oscar our security guards. The rooms can fit 4 comfortably. Mini kitchen with plenty of shelves and dishes etc., heated lamp bathroom... heaven. They have space under the stairs (two of them) to stash snow boards and other gear.. that opened up all kinds of space. The fold out wasn't sunken in and the beds were firm. Bonus points for having a curtain separating the couch and the bed area. Plenty of drawer space. This place is within walking distance of Harrahs/ Heavenly Village, 7-11 and Mi Pueblo.... did I mention there is a BBQ grill on the premises?  

They have a mini gym, a sauna, hot tub and a small swimming pool. They have parking either at their spot or their sister hotel. Like a cruise, there are bowling nights, info nights etc.... check the schedule when you check in. Additionally they have over 200 DVDs they "rent" out to guests for free.

The staff is so friendly it is ridiculous. We were able to check in early and relax. You get cookies when you check in.. those were yummy too.

From what my friend told me they have remodeled.

I definitely want to come back here.

Found a great deal on Hotels.com , after many calls beforehand to confirm my reservations and to request a renovated room ( I was told it was first come first serve basis). Upon check in however I was told it would be an additional $20 for the renovated rooms was misleading since none of the other employees mentioned a fee.Other than that, everything was nice.The room was clean, and it had everything I needed.Two LCD tv's,full fridge, cooktop, micorwave, dishwasher, extra towels and soap. Get up early for a breakfast of hard boiled eggs, donuts, apple juice and coffee. The coffee for some reason was AMAZING....even better than Starbucks... The location is 5 minutes from Heavenly and the Casinos.

I have been coming here yearly for over 25 years (time share has been in the family 40 years; I inherited it ten years ago).   From the outside it looks to be a motel, which I absolutely hate, and the interior is 80's Florida- very outdated.  In its defense, most of the lodging in Tahoe, except for the five star places, seems to be the same.  And they are currently remodelling all rooms.  In peeking in, I have to say they look great.  I have yet to stay in one though.

The rooms have almost always been clean.  A few years ago I did stay in a room that had fleas, and although they took care of it right away (sprayed it, we had to stay out for many hours), it was gross and a huge inconvenience, as we had an infant at the time (not to mention scary bc of the chemicals).  Anyway, they took care of it and ever since I have never had a problem with a room.

We sleep in a one bedroom.  The beds are fine (not super comfortable) and they provide enough pillows.  I love that there is a kitchenette, so we don't have to eat out all the time.  If you stay on the first floor, you can always hear people on the second floor - very annoying.

The staff is what makes this place a great place to stay.  They are always friendly and helpful.  They have fun activities for kids planned during the week, and cheap dinner options a few times a week (husband loves them; I prefer eating out).  It's a great place for kids; we love the pool.

Great Value! Great Location! We came up here for an our annual South Lake Tahoe Geocaching event. We found this place by accident last year as it was one of the event stops. Cute ambiance. Kind of makes y ou feel like you are in a little village.

What makes this place so great is that the staff is really nice. The reservation process was easy as well as the check in. Everyone seemed pretty friendly. They have a DVD library of over 500 DVDs for guests to check out. There is also a free breakfast which includes donuts, bananas, hardboiled eggs with juice and/or coffee. They also have activities for the guests.

We weren't lucky enough to get one of the remodeled rooms; it was nice enough and suited our needs. Very clean!!!!!

It's Memorial Day weekend and I was looking for a budget friendly (under $100/night) "2-star" motel near Stateline.  I gave the Name Your Price feature a try on Priceline and as you know, Priceline doesn't name the property until you agree to pay in advance.  Ultimately, Priceline landed me at the Americana Village.  Regardless of the pictures that are posted, you have to assume its the best looking room posted...in this case the room appeared to have 80's or 90's decor and furniture...so my expectations were low.  I arrived at the Americana...check-in was fairly straightforward. I was surprised that still use old school keys to enter the room...I arrived to the room door, opened it and was shocked to see a very nice and updated furnished room.  2 large HDTV's mounted to the wall, granite kitchenette with stainless steel sink, electric hot plate, dishwasher, full size fridge, kitchen stocked with utensils, cooking implements, dish soap, etc.  The bathroom had updated Kohler fixtures and jacuzzi bathtub!  The king size bed had a pillow top mattress, living room/entry area had a very comfortable sofa bed and chair.  Immediately outside the door was a BBQ grill that anyone can use....

Upon check out, I asked if the room I stayed in was typical.  The answer was, "No...you got to stay in one of the newly remodeled rooms...and the rate you got was at a pre-remodel price. "  I have to admit, this room probably deserves a 3-star hotel rating maybe even a low 4 star.  It's that good.

I imagine that once the remodel is 100% complete, the Priceline, Expedia, Travelocity rating will bump this property up to a 3+ start along with the bump up in price.

Regardless, I highly recommend the Americana Village for based on my experience with this room and the very friendly staff!

We stayed at this motel in late July 2012. This is a very family friendly place with beautifully kept grounds. The motel has spacious lawns and a children's playground, a basketball hoop, table tennis and quite a few bicycles to borrow. There are several picnic tables and barbecues for guest use as well as benches, chase lounges and other outdoor seating to enjoy. Do be careful of the pine tar that collects on some of the furniture. There is a nice pool and the smallest hot tub I have ever seen. The staff is friendly and helpful. The location is within walking distance of the Raley's shopping center, the Gondola complex and the casinos at state line. We walked to the beach, shops, restaurant and boat rental concession at the foot of Ski Run Blvd. as well. I am giving this place only a 3 because, although the structures are fairly well maintained, they are older and could desperately use some remodeling. The kitchen had a hot plate rather than a stove, and there was no dish washer. Our room was on the second floor, and since there was no air conditioning, it was too hot to sleep. Our room "slept" 4, but the fold out sofa bed was just awful. Don't plan on using one of their sofa beds to sleep on. You will not be happy. I would stay here again, but for the 3 of us, I would request a room with two double beds, and I would bring a couple of fans. The one ceiling fan that was provided did not create nearly enough air circulation for summer comfort.

Now that I have read all the other reviews, I have to add that we had no toaster, blender, granite counter tops or wall mounted flat screen TV. Many mentioned that the place is in the process of remodeling. I guess our room was only partially remodeled. The shower had dual shower heads, and that was the only modern touch in our studio room. I am guessing that the people who gave this motel 5 stars stayed in one of the remodeled rooms. I did not try the breakfast, as I don't eat that meal, but my daughters lost interest in the breakfast after the first day. Donuts and orange juice? Would it be too much to ask to provide some sort of healthy cereal or instant oatmeal? Perhaps a few bagels in addition to the deep fried goodies would be appropriate. Several mentioned that they were offered cookies when they checked in, but we were not offered any. Clearly, the service and amenities are uneven at this lodge.

I got one of their studios, which has a bed, a sleeper couch, a kitchen, and the bathroom. The sleeper couch could be separated from the bedroom by a privacy screen that rolls on tracks on the ceiling and had an inflatable pillow top that made it so much more comfortable than a typical sofa bed. The inflator is in one of the closets, and it's not obvious you can inflate it unless you go searching for it. Their front office closes at 11, but they have an answering service that will give you the code to a safe with your key in it, if you've reserved a room in advance.

I stayed midweek right at the end of the ski season and paid $100/night, which is awesome compared to any other offerings that close to Heavenly.

Imagine an old-fashioned motel upgraded in every imaginable way.  This is it.  The remodeled rooms are a quality studio condo squeezed into the space of a motel room.  We RCI-exchanged into two rooms in January 2013, staying in one, and hosting our son, daughter-in-law, and two grandchildren in the adjacent room, for 4 nights.  The staff were very friendly and accommodating.  Pool and hot tub just a few steps out the door.

At busy times, the parking is overcommitted.  If the street is mostly filled with snow, there isn't much alternative parking nearby.  There's a really nice, reasonably priced private sledding hill nearby.  We'll be returning.

Good price, I got it for only $67 a night.  
Good location, walking distance to almost everything!
I got the 1 bedroom standard, the front desk lady told me I could upgrade to a deluxe for an extra $20 a night.  I looked into the deluxe room and it wasn't too much of an upgrade, except a bigger TV, so I decided to stick with my original room.  
The room was clean, had everything I would need for a home away from home.  There were full kitchen supplies so I was able to cook some of my meals.  
Love the double shower heads, perfect for showering for two people.

Clean place, not big but just enough for me and my girlfriend.  

For the price & amenities..
I definitely recommend anyone to try a stay here.

My family stayed there for a week and it was really relaxing! The staffs were all really friendly and they fed us free donuts for breakfast every morning! It was our first time @ lake tahoe so the staffs were giving us recommendation on where we should visit & where we should stop by & eat! The room itself was pretty small but had everything we needed to cook & clean! Nice & friendly place to stay @ Lake Tahoe! :)

My family and I recently stayed at the Americana Lake Tahoe. We stayed for 3 nights.  When we arrived to our room, it was very tastefully decorated and nicely appointed. It was a nice studio type mini apartment. It had a king size bed, a sofa bed, a small kitchen and a large bathroom with dual showerheads. The hotel staff were friendly. There were a couple of things that made our stay less than perfect. When we got there we discovered that none of the rooms at the resort had AC, but were equipped with fans. The first night we were there it was very hot in the room even with the fans. The pullout sofa bed had a blow up mattress inside. Odd. Also, housekeeping does  not service the room daily. You have to call the front desk for extra towels, soap etc. One plus was that it was close to all the main attractions like the lake, the gondolas and the mall. Not to mention restaurants.Our stay was ok.

Like everyone else had said get the remodeled rooms. They have dual lcds but no hd. There is only one bed but there is a pullout from the sofa with an inflatable mattress. I must note that we lost power to our kitchen and it took them a while to restore it.

If I looked at the outside of this place I would just keep on driving, not my idea of curb appeal by any means.  Don't judge a book by its cover is the phrase of the day.  Keep in mind that they are slowly remodeling all of the rooms.  They at first gave us one of their older rooms, but when we asked if they had any remodeled rooms available they kindly switched us!  I highly reccommend asking if this happens to you!  This place is great, they have movies you can take to your room in the lobby, fresh popcorn, coffee, hot chocolate, and a water cooler in the lobby too.  They have daily events, they even had live music while we were there.  Playground in a nice safe corner was a blessing with our three year old!  They also have bikes (nice ones) that you can use free of charge.  Also free are golf club and fishing pole rentals.  They really seem big on customer service, the binder in the room was nice too as it had multiple suggestions for different dining options.  Had a great experience.  Special thanks to Joey, the manager, who delt with me rescheduling twice due to smoke concerns from the Yosemite Rim Fire.

For $139 a night it wasn't too bad, but i would not go back.  The bed was very wiggly and there is no A/C, which sucked because it was surprisingly warm for Lake Tahoe this last weekend.  

Parking was horrible!  They say only one car per room, but clearly they didn't enforce that policy.  We had to park in front of the office where it says "registration only" and the girl behind the front desk told us that if our car was still there at 7:00 in the morning, they would have a ticket written.  When I went down at 7:00 on Saturday morning, the guy behind the desk said the girl was wrong the night before.  If there are no spots available you have to park on the busy street.  

Breakfast was also awful.  I grabbed a chocolate glazed doughnut for my husband and a devil's food doughnut with sprinkles.  The chocolate glazed was okay, but my devil's food tasted like charcoal, in fact I had to spit it out immediately.

Our standard room did have a mini-kitchen with a sink, dishes, and a hot plate.  if we had been interested in cooking those items would have been nice.  They also have a decent selection of DVDs you can borrow from the front office.  What we did see of the renovated rooms made us even more disappointed in our room, but honestly I don't think a flat screen equates to $20/night extra.

Overall, our experience was not that great.

A client of mine provided me a gift of a one week stay at this resort and I was very happy.  The wife and I and our 3 kids fit very nicely into the larger suite.  The suites were very nicely remodeled and very clean.  The employees there were very helpful and very friendly.  The workout room was a little small, but still very useful.  The hot tub was too small to sit in with strangers.  The resort offered great extras like free use of bicycles, free dvd's, board games and out door recreation area.  The location is great as well.  It is walking distance to Stateline, yet not on the main drag, so is still quiet.  It is a short bike ride to several good watering holes and restaurants.  We went in late April and it was still a little cold there.  some of the local parks and beaches were also still closed.   For people who prefer warmer weather, it is probably best to go in July or August.  But if you don't mind it being a little nippy and want to avoid crowds, the April May time frame is good.  Overall, I enjoyed this place greatly.  I am, giving 4 stars instead of 5 only because the workout room and the hot tub are a little too small.  Other than those two things, I really liked this place.

Don't judge this "hotel" by its outside. Since my brother hardly uses his timeshare, I asked him if my BF, his two friends and I could use it for a weekend ski/snowboarding trip to Tahoe. I gave him the dates and we were set to go. We arrived after check in, so we used to the white courtesy telephone outside and they gave us the code so we could get our key.

We opened the door and were quite surprised at the interior. I think they have remodeled because my sis, mom and some of my sister's friends said it was the size of a small hotel. It can fit four reasonably well. I wouldn't bring more than four with you or you'll probably end up cramped. The couch opens up into a bed, there are extra pillows and a blanket stashed in the closet. There's a ton of closet space for storage, two flat screens and two DVD players, a dividing curtain for privacy, a small kitchen and bathroom. The shower is quite spacious. The entire room is very clean.

The staff is very friendly and helpful. It's small enough but good enough for a quick vacation. Looks like we'll be back sometime in the future...mostly just by ourselves though because we can relax much easier.

It's also convenient to a lot of shopping, restaurants, Harrah's, and Heavenly. There are also shuttles to nearby resorts. Lots of good amenities. They're AAA approved as well so I think you can book it even if you're not a timeshare member. Wifi is free if you're a member too.

Also, there's parking - one space per visitor so if it's full, make sure you take note of that, especially if it's snowing because you won't be able to even park on the street.

Service staff was great, very friendly and was accommodating. Would. Definitely stay here again. One major pain was the wifi though. You could connect but if you left the property, you had to reconnect every time. They offered pool, volleyball, and lots of activities for families. Price was reasonable.

Good location for a hotel in South Lake Tahoe. They are literally 15 minutes from Heavenly. But why drive when a free shuttle picks you up and drops you off right on their doorstep?!

We lucked out and got a remodeled room, which was quite nice. There's even two LCD TVs to watch. The kitchen is pretty nicely appointed. I'm pretty sure we were in a handicap room though since there were no steps into the shower.

Even the pull-out sofa bed was nice. It was way above average with a built-in inflatable mattress!

On top of that they do have a so-so free breakfast with donuts, meh OJ, and coffee. There are plenty of shops and restaurants nearby as well. The pool and hot tub are heated year round + they have tons of rental DVDs for free.

We did experience some issues with the built-in microwave/oven. But overall, it was a very good stay.

We got in super late at about 3AM. Even though the front office was closed, all I had to do was pick up a phone on the side of the building, give them my name and voila! They picked up on the 2nd ring! I was given a code to the lock box and found my room key. I just strolled in to do a proper check-in the next morning.

First let me say that I would stay here again and recommend it highly to others.   Professional staff, clean rooms (when you can get room service).  Six of us stayed in the two bedroom suite over New Years.  Loved the jet tub.   Movie rentals kept the kids entertained.  Heated pool.  Great location to downtown activities.   Can't wait to come back.  

Cons:  Couldn't figure out how to get room service to clean our rooms.   I love getting back after a long day to a clean room, but that just didn't happen for us.   Also, the concierge experience is great, but staff doesn't seem knowledgeable about local goings-on for tourists.   Was actually provided some poor advice several times that  hampered our overall experience.   So do your own homework on events, activities, restaurants, etc.   Finally, the walls are paper thin between bedrooms so bring ear plugs.

My husband and I stayed here during our honeymoon this summer and we had a great experience! The location is perfect--we were very close to lots of great attractions (the Nevada border, the lake, Heavenly Village). Everyone who worked there was so nice and helpful! There were plenty of fun activities for us to do--free bikes (with helmets and locks) to check out, a great DVD collection we could use for free, a pool, ping pong table, volleyball court, and activities. A few drawbacks: the breakfasts they provide aren't great (juice, coffee, donuts, hard-boiled eggs), my iPod couldn't detect internet at all in the rooms, and there are lots of rambunctious kids running around. However, overall it was an excellent experience, and we definitely are thinking about returning for our anniversaries!

Girlfriend booked us a room. Came to our room. This place is awesome. Has a nice room with a double shower head and even stuff to cook with. The people at the front desk are very nice and helpful, even gave my gf a toothbrush because she forgot hers. Def staying everytime I come to Tahoe.

We stayed an entire week here and loved it. The room was very clean and well maintained through the week. The bed was comfortable, and the sofa pull out was comfortable for the kids too. Our baby of one year also slept comfortably in the pack and play that was available. The extra amenities and activities that are offered are perfect for families. We made a day out of the FREE all day bike and helmet rentals (which can cost up to $40 a day per bike if renting from the Heavenly village; however they don't offer a kids bike trailer for rent at Americana for liability reasons but luckily a family member of ours brought one along with their bike), and free golf clubs for rent. They also have fishing poles to borrow for free as well. There's a cute playground with a slide and swing set for smaller children, a ping pong table, tether ball game, and horse shoes, swimming pool, spa and sauna. The gym is clean and was never busy, and there are two washers and driers in the same room for use at anytime, and free. We also enjoyed the free fresh coffee all day, free fresh popcorn, and the free small breakfast treats consisting of different flavored donuts, bananas, oranges, eggs, and apple juice. They also have free DVD rentals, or you can watch cable TV that's available in the room. For a family on a budget, all these extras really topped off the week for us. The staff were very kind and accommodating. We would definitely recommend this to friends, and we do plan on coming back again! Thanks for an amazing time Americana!

Friendly and easy going.  They also prepare and serve the food (breakfast & dinner) in a timely organized manner.  They also have someone at the front desk who is always very warm and welcoming, too.

Room: 3/5
It has a musty smell to it, almost like wet-then-dried carpet. But once you air out the room and your nose becomes conditioned to the smell, it's OK, I guess.  Our room was a studio, with a full bed and a pull out sofa bed. The bed was comfortable, but can't really say much about the pull-out one since I didn't sleep in it.  

There's a kitchenette in the back corner of the room, right outside of the bathroom.  A microwave, portable stove, sink, coffee maker, and a mini fridge were provided. We used everything except the portable stove. Everything worked fine. Nice to have a microwave to warm up left-overs and fridge to keep things cool.

The bathroom was fine...only gripe I had was with the toilet paper roller/holder.  It's either broken or faulty, because it wouldn't stay in place. Eventually we gave up installing a roll in the holder.  The shower was neat, though. One side was built for a kid, and since I am 5'1", it was perfect fit for me. The opposite side was for a "grown up."  Water pressure was good and the water tempt was consistent. Didn't have any sudden blast of cold or hot water when I was taking a shower.

The walls really kept noise to the minimum. Didn't really hear our neighbors or people walking outside, so that's always a plus!

WARNING: There's these 2 steps that lead down to the kitchenette and bathroom area, and I've actually trip over it a few times (day and night) when I've forgotten it was there. Odd place for a step down.

The connection was REALLY slow, so don't expect to stream anything.  Speed was OK for checking email and web surfing.

Food & Entertainment: 5/5
Great DVD movie selection. Was surprised by how recent their movies were in their collection.  Also a lot of family and blockbuster classics, too. Very easy check-outs and returns.

I loved their AYCE self-serve popcorn machine!  All the popcorn you can have, which was nicely popped, seasoned, and buttered.  A great pre or post dinner snack and a must have for movie nights. They also have special theme nights, too. I went to their S'mores night out, where we chatted with a nice young lady who works there.

Daily Continental Breakfast: Cold hard-boiled eggs, juices, teas, coffee, fruits and pastries (donuts & bagels).

Dinner: Hot and good portion sizes..enough for left-overs. They even have desserts, too. So all is well.  Must try: Lasagna!

Pool and Hot-tub:
Seems to be well maintained, although I didn't use it myself.

Parking Lot:
Easy to park and decent size for the place.

Final Verdict:
I would stay here again...for the people and friendly atmosphere.  The rooms and TVs just need a little bit of updating, which seems to be taking place when I was there.

When I called the Americana for the first time the woman on the phone was so accommodating, patient, and helpful. I had a special request she wasn't authorized to approve at the time so she offered to ask her manager and call me back the next day when she started her shift at 3. At 3:15 the next day she called and gave me the good news that I could have the room amenity I'd requested. It was fairly last minute and I was incredibly grateful for her attention to my needs and for her promptness.
When my friend and I arrived (we arrived after hours and were pleased to see that the instructions to get into our room were so clear) we were actually blown away by the quality of the room and all of the extras (huge fridge, hot plate, two TV's, comfy living room area)... It was very impressive, especially for the price!
The next morning, and for the rest of our stay, my friend and I were continually treated with such warmth and genuine hospitality by all of the staff members we encountered. Every time I visited the front office or breakfast area I literally left smiling and thinking to myself "I need to tell everyone to come here, these people really seem to care!"
I'm sure people care about location, and this was perfect for us - I could run to the lake and back or walk to the casinos (I think about a mile?), and it's along a road with loads if lovely trees.
I almost never feel like reviewing a place publicly (this is my first), but if there's this much nice stuff to say, why not share the experience? (Also, this is a little late - we went in January... Better late than never, though!)

If you like hot rooms, NO AC, people Grilling in the front yard, dirty pools beside the parking lot, then this is the place for you! You'll have to keep the room windows open if you want the room under 100, and for that you get to hear people jumping in the pool until 10pm! The pool is so close to the room you'll be able to have a conversation with other guests from your room!

Skip this place if you're vacationing and want to actually like where you're staying, or have hopes of an enjoyable weekend.  The bug screen across every door should be your first clue.

First time staying here and had an absolutely amazing experience! Staff was super nice and helpful. Rooms are remodeled, looking very modern and very clean. The amenities (I only used the hot tub and the pool) were also very clean. I would definitely recommend staying at this place and I will for sure come back in the winter!

This place was very instrumental in making my family fall in love with Lake Tahoe. The locals along with the staff are super friendly and hospitable. In addition, this place is super family friendly and they have tons of activities to do. This was good for us because we do not ski or snowboard. Plus the staff recommended fun things for us to do around town. This place is walking distance to heavenly and the gondola.

However, I will take 1/2 star away because the room decor is older (80s) for our taste, but in their defense, the rooms are super clean and very well kept.

Despite our decor preferences, we will stay here again!!!!!!

My husband and I stayed here the night we got married. We had originally booked a studio to keep the cost down after spending thousands on our wedding. When we arrived late at night, the receptionist asked us if we had gotten married - we said yes - she congratulated us. She asked us if we would like to upgrade to the presidential suite for an extra $50. We kindly declined. She then told us she would give us a 2 bedroom upgrade for free. We were very thankful because she didn't have to do this for us. When we got into the room, we were surprised. It looked like the presidential suite - upgraded kitchen, bathrooms, 60" televisions in every room, heart shaped jacuzzi in the main room, and faux fur comforter on the main bed. This place is STUNNING!

However, there was one hiccup that we were not happy with. We decided to go out and gamble at the casinos around 1AM. When we returned, there were zero parking spots available. My husband picked up the after hours phone in hopes to speak with someone who works in the office but the person who answered isn't even local and couldn't help with the situation. We ended up having to park in the very back of the parking lot and almost in the dirt. Needless to say we were not happy. There were a few cars that didn't have parking passes in their mirrors. Our only suggestion is that if you are going to require parking passes then you should enforce them. If cars are parking in guests spots - who are paying for their stay - then parking spots should be available. If cars don't have their passes in their mirrors, they should be removed. This was the last thing we wanted to deal with early in the morning and tired.

Overall, we enjoyed our stay minus the whole parking issue at almost 3AM.

All Staff members are excellent, helpful, courteous and friendly.  Well managed property! Great activities for everyone. Free use of bikes, golf clubs, beach chairs and umbrellas, sports equipment, board games, DVDs. Popcorn, coffee, tea available all day. 7:00-9:00 am donuts, fruit, boiled eggs, juice.  Organized events for all ages. Free beer, wine, soda one day this week. Monday & Wednesday dinner for $7.00.  USB charger wall outlets. Free WIFI.

One thing they could do to improve is provide bread/toast during breakfast.  This will compliment the boiled eggs.

Make sure that you get a remodeled room if you stay here.  Having checked into an unremodeled studio, I was able to upgrade for a portion of our stay.  The last night they wanted us to return to the studio and we opted for going home early.  This is a former motel property and feels like a motel property.  The remodeled rooms are more on par with a resort but not all rooms are up to standard.  We used time share points that were going to expire.  However, had we traded points I would have been disappointed that we had not got our value upon exchange.  The location is close to casinos and Heavenly Village.  The resort is dog friendly with a dog run.  The pet fee is $40 per night.  The staff is friendly and parking is convenient.  There are plenty of outdoor tables, play structures.  This property is good for families.

We stayed here for 4 nights on our first time in Lake Tahoe. Great place, clean, very close to everything you need, kitchen full kitchenette. Breakfast could be better but still ok for a little bite till you get your real breakfast  with some donuts, hard boiled eggs,banana and oranges, oatmeal and coffee (not the best). I recommend this place and will consider coming back in summer.

Americana Village turned out to be a true gem for us.  We spontaneously traveled to Lake Tahoe this week,  and found out that a family friends stopped at Americana as well.  The price for a drlux single was incredibly right and affordable,  and what we got for it was perfect in comparison to any skiing resorts.  
The suite it self was no smokking one.  Two queen beds (one was pull out sofa).  Full kitchen!  2 cable tvs.  Internet.  Free breakfast.  Sauna,  watm pool and jacuzzi.  The surrounding area is quiet and clean.  Hotel is close to everything.  So all in all this is the best bang for your buck! Americana Village is one the best options when you are searching for a hotel to stay Lake Tahoe.

We did an exchange through RCI for a 3 night stay on our points,  we were very pleased with our accommodations..  Dont let the outside fool you, the insides are recently remolded, very clean modern and beautiful  We had a 1 bedroom suite which had a small but full kitchen and a 1 bathroom.  My only problem with our room was that the bathroom had only a shower and no bath.  At the end of a day hiking and playing I would have loved a tub to soak in.  Front desk was always very friendly.  There was a decent selection of movies to check out (complimentary) coffee, popcorn and each morning there was a selection of doughnuts and juice.  Playground area was cute for my little one and the grounds were well maintained  Loved the patio with the pond/waterfall.  Great place and we will stay here again when we travel to the South Shore!!

Words won't describe our satisfaction with this place;  this place and people associated with Americana village are really cordial and are much like our family. Starting from front desk to activity center - staff was always welcoming.

We were on family vacation and even had a three year old part of it, however, activities such as tie and die, pine cone decoration, and many more along with many games, video rental, bike rentals and much much more makes this place an amazing choice for us.

We felt connected with this place and people over there - finally, I just came from Tahoe - and I have started missing the very fun, which we had for five days four nights spent at South lake Tahoe. I will surely visit it again some day and cherish time spent here with my family.

* suggestion - some more options for food, and it would have been great if this place - creates schedules for families - some thing like a to do list in 2 days or 3 days or more - with more adventures and options.

overall, excellent place - safe, clean and tranquil. Beautiful location near heavenly gondola and casinos. also very near to lake.

Things which we did in all these days :

1. Emerald bay and palace day 1 - red hut cafe
2. Fallen leaf - A must watch - secluded and exemplary.
3. Eagle fall and base camp pizza.
4. Hevenly gandola and skiing.
5. Horse tail water fall - super funky and very close to nature - little bit risky if you want to complete.
6. Zephyr Cove and locations on mountain.
7. cave beach and sunset point.

Tahoe is a beautiful place.
