Stayed here this past weekend with my boyfriend and his fam. We had a great time and there was lots of room in the cabin for all of us to sleep and relax comfortably. I was very impressed with the abundance of beds and rooms. I wasn't so impressed with a few things. First off, the recliner chairs did not recline. We even called in maintenance people to get them to work, and they couldn't figure it out. Second, when we got there, the carpet was all wet and two of the stove burners were broken. It just seemed that they didn't leave much time in between guests to clean up and make sure everything was in working order. Third, I didn't get a good night sleep once because the walls and ceilings were SOO thin. I picked a bedroom on the bottom floor thinking that we would be away from all the noise. But no, we could hear everyone talking and the floor above us would creak everytime someone walked by. It woke me up like a million times. LOL. Anyway, with all my bitching, the resort was really pretty and in a great location. Their private beach is beautiful and we enjoyed the pool and hottub. I also liked how there were plenty of restaurants and stores nearby. I just think some of the appliances and furnishings need to be updated. But overall, it was a great trip!

this year is our 3rd year staying here. we only go in the summer with a child, who is now 6. Lakeland has the family thing down. Enclosed community with private beach access, all homes and lodge are close to the beach and safeway. Now, if it's the cabin feel you're going after this isn't the spot. BUT there is the beach and swimable waters with every kind of water sport, ride, kayak, and air-filled floatie of all sizes that you can think of. The location is 1 mile from Heavenly village and close to ice cream, bicycling, library, gondola ride, hiking and much more.  The price is for location, convenience and access to pure fun. We love it! Our kid has learned to swim and dive there, play ping pong and more. If you are looking for a spot for a family reunion or need a contained, safe environment for kids...this is it.

I stay here almost every Heavenly trip, because it's cheap for a large condo, super close to Heavenly, and almost always has vacancies.  It's great.  We get the 1 bedroom 1 loft most of the time, which gives us a ton of space.  You just know that the college dorm ski trips totally get places like this where they can pay $250/night and stuff 15-20 people in there.  It's great too since they have a fireplace, a full kitchen, TV/DVD/VCR, basically all you need to have a rocking good ski trip.  I think there's also a complimentary breakfast, but I leave too early for Heavenly to stick around for it.  There's also a hot tub somewhere, but between snowboarding and dinner and sleep, I have no time for anything else.  I'm sure other people would love it though.  Anyway, overall this place is pretty sweet.  Highly recommended.

This place is great. I came here off season and booked the 1BR Loft for 2 for 167 a night (total). We had so much room its unbelievable. I had garage parking, a fully equipped kitchen (perfect for heating up that Ikead's apple cobbler and having it with vanilla icecream) and 2 bedrooms with separate baths. It is clean, has a fireplace, a terrace with a grill -  I will definitely keep this place in mind when I come back with a whole group of people. Also, its walking distance from Heidi's pancake house :)

I wish I had something nice to say about this placed based on me being a guest.  But I don't.  I have stayed here once but it was like 15 years ago.  I come here for the beach.  Thats right I'm a beach squatter.  Easy parking and way less people than other beaches make this the quick and easy choice.  There are better beaches for sure but this is just so goddamn easy it's hard to pass up.

Very Rarely do I assign a 5 star rating, but this place deserves it mainly because of the price and what you get. We had a two bedroom condo that sleeps six. We could have easily slept 8 to 10. The place was super clean and very spacious. The shuttle service was promt and took us anywhere we wanted to go. The kitchen was a little smalll, but did the trick which save us more money by eating there. The beach is a 2-3 minute walk and very private with minimal people. We will most certainley com back to this nice little GEM.

Oh, did we spend a cold night here.  I could hear the heating working overtime, but boy was it cold.  We had to pile on so many blankets that we could not move!

The place itself is decent.  We had a townhome that we rented for the weekend.  There were three bedrooms plus a loft space, 2 baths, a decent kitchen, dining room, and family room, complete with TV.  There is easy shuttle service to Heavenly.  Continental breakfast was nothing special, but it was filling.

Can't really comment on value, as I did not pay.  :)

We usually stay here when we go to SLT. We've stayed in cabins and hotels before, but this place is sooo much better. It's great for a big group of friends or for family trips. I've been here in the summer and in the winter, and I would have to say that winters here are the best. The shuttle service is convenient and the drivers are really nice. The rooms are clean and there's just so much space - whether you're in a one or two bedroom loft.

we stayed in condos there in sept. the condos were cool. they come with pretty nice amenities. flat screen tvs, dishwasher, fully stocked kitchen area and supplies.  anyways, another bonus is they have a complimentary shuttle. if you don't want to take the shuttle, you can pretty much walk anywhere because it is on the main strip pretty close to everything. there is a safeway right down the street.
lakeland village has a beach area, tennis courts, pier, and workout room too.  it can be a little pricey for condos but they do have specials sometimes. you can get a bunch of people and stay easily in one of the 2 bedroom condos with a loft area with beds.  then the price is not so bad per person.  also. the concierge and front desk people were helpful and friendly.   i would stay there again.

Lakeland Village is a very nice resort! Located right on the beach of Lake Tahoe and convenient to all of the area shops and Heavenly ski areas. We planned a beach bbq and event staff was great and very accommodating! We stayed in a condo with 7 people, says it sleeps 10 max but we were very comfortable! Only complaint was the cleaning service was pretty bad, not well mannered or thorough.

My husband and I chose Lakeland Village as the place for us and our guests to stay during the wedding weekend, and it was definitely the right choice!  They gave us a nice group discount and a few of us even got upgraded to nicer rooms once we arrived.

We were very happy with the wide variety of room and townhome choices.  We had a few friends who came out with kids, parents, etc so the townhomes were perfect for them.  The location was fantastic and it was great being right on Lake Tahoe.  The free shuttle also can't be beat!  I actually took it over to the wedding dressed in my wedding dress!

My only complaint was that just a few days after we set up our group with them, a corporate event booked up all of the smallest/cheapest rooms.  I was pretty unhappy as they did not give us any warning and it left all of the singles and couples who wanted those rooms in the lurch and they had to spend more money or stay elsewhere.

However, everything else was really great and I did not hear any complaints from any of our guests who stayed there.  My husband and I decided to stay an extra night and the guy at the desk was extremely helpful.  Our room was already booked for that night, but he spent a significant amount of time switching things around so that we could remain in the same room that night at our discounted rate.  I would definitely recommend Lakeland Village as a place to stay and also as a place for a large group.

Heads and shoulders above where we staying in SLT last time!  Big room, pretty clean.  But the real winner is the facilities and the private beach.  Nice little pier and pools and hot tub.  Great view of the sunset.  Pretty close to things, but somewhat of a long walk to the casinos.  They have have free shuttle though and you can take the local transit bus too.  Room was a little bit long in the tooth (ie, the TV didnt't work) but, heck, who is here to watch TV anyway?

If you and a small group of your friends are looking for a condo-like experience for an overnighter (most condos/house rentals require a 2 night stay) in South Lake Tahoe, I'd recommend staying at Lakeland Village in their studio loft or 1 br loft.  You'll have plenty of space to spread out and relax after a long day on the slopes.  Each room comes with a full kitchen, fireplace, and TV/DVD/VCR.   The location is close to all the amenities (including Heavenly) in South Lake.  Plus they offer a free shuttle service on demand to the casinos, grocery store, or wherever else you wish to go in the area.

Bonus: You save ~$25 a night if you have a AAA card.

this place is awesome! me and my cousins just got back from Tahoe and this is the place to stay if you have big groups! we had 11 people and not one person had to sleep on the ground, they had enough beds in the condo for us.

it is about 20 min drive to Sierra or 5 min drive to Heavenly. Harrahs buffet ! heck yea only a couple min from here.

lakeland came with everything ... there was 2 bathrooms we dubbed one bathroom the poopie room i mean 11 people you need to have one poopie room ( dont forget the air freshener) 2 bed rooms, living room, kitchen, dinning room, and a loft with a couple of bunk beds.
    - sorry i cant give you a price on the condo, my cousin got the spot for free from her old boss.

My boyfriend and I stayed here for a 3 night stay over the Christmas holiday. We loved our stay here, it was completely relaxing. We stayed in a one bedroom suite which was a nice comfortable size. We loved the fully stockd kitchen, it had just about everything you could think of to make a nice meal. I especially loved waking up in the morning and making my own coffee, the way I like it. The room was nice and clean although the furnishings were a little outdated. Our room could have used a new bed, sofa, and tv. These items were all very outdated and newer itmes would have made the stay even more enjoyable. We loved the fireplace, came in handy for drying our clothes a few times. The free breakfast is nice although it does not offer much. It was fine by me but my boyfriend was not thrilled since all they offer is mini bagels, granola, cereal, waffles, and hard boiled eggs. He prefers his breakfast having a little more substance. As a result we ended up at Heidi's for breakfast, next door, which offered suprisingly great breakfast. We also took a walk around the property and found the beach area which was absolutely beautiful. The condo's on the beach side would be perfect for a larger group of people. All in all we loved this place and would definately come back. The downside was the outdated furnishings but it seems like all the rooms offer something different since it seems as though all the rooms are privetly owned. The shuttle service is great as well. Especially during the winter when their is lots of snow.

We just returned from a family trip thinking we'd all be able to hang out together but the rooms were far apart and not easily accessible.. The room are all privately owned and rated to determine cost. While some had a "rustic/charming" feel, others were modern (plasma tv's, hardwood floors, granite counters) but the prices are they same. We complained about one of the townhomes which had bunk beds that even toddlers couldn't sleep in (if they sat up, they would hit their head on the top bunk) and complained to the front desk. We went to the front desk to complain and they said to come back the next day. Went back the next day, said there was no manager on duty..they said they'd take my name and number and would call but I insisted on waiting to speak with someone w/authority. One word about their "concierge": R.U.D.E.

The pool was OK but it was dirty. The hot tub was disgustingly dirty and was the color of urine. The kiddie pool was OK but it was mostly in the shade and NOT heated.

Bottom line: for the price I'd check out the Marriot across the street. They can't guarantee you a nice room  or for any matter, a room since they are privately owned. Would I go back? At the moment, no.

Been here twice this year with the family. Once during the summer and once  in the winter. Great scenic location because you're right by the water. A  shuttle service is provided to any nearby location.  Very convenient, especially, if you wanna go to the casinos and don't wanna bother with the hard to find parking on the weekends.  A nice place to stay for a weekend ski trip, take the shuttle to Heavenly or drive just 15 min to Sierra at Tahoe.

Stayed here with Carol Y, Jen L, Pete L, David L and the list goes on. I was very surprised at how spacious and inexpensive it was to stay here. We came here with 5 couples and 3 singles and each one of us got our own bed! (Couples shared but still had enough beds for each single to have their own) We stayed in one of the townhouses, which had 2 levels and a loft. Three bathrooms definitely helps when there are so many people. They provide towels, linens, toiletries and basic things like dish soap and paper towels, however I'm sure that is independent of the owner since they are each individually owned. They don't have condiments like some cabins do, so if you plan on cooking, bring some! If you forget, there's a Safeway like across the street so do your shopping there and save room in the car! The kitchen was pretty standard, wasn't super big, but was enough for maybe 2-3 people to be in there at once. The hot water ran out after a while, but that happens a lot in Tahoe so I'm not complaining.

I liked the fact that there was a ski closet outside for your wet things, although we did not use it, it was nice to have. The shuttle service is freaking AWESOME. We barely touched our cars the entire weekend. We took the shuttle to the casinos and to Heavenly. They even offered to stop somewhere and wait for us, but we felt bad. Be sure to tip your drivers, they're so awesome!

The only thing I didn't like was the fact that I somehow got a itchy rash on my neck from sleeping in the bed. My skin is allergic to certain detergents so that may have been the case, especially pure bleach.

I can't wait to come back again! Next time, I hope we have a view, that would be awesome! Not complaining if we don't though, it's still nice!

Great location and front-desk staff.  However, the housekeeping in the lodge could be a LOT better!  There was a used tissue visible under the bed that remained there the entire six nights of our stay.  It wasn't ours!  Also, I wrote "Hi" in the dust on the TV stand, and that also remained.  Plus my bare feet became dirty walking on the floors after I'd taken a shower!  Yuck.  The rooms really need upgrading.  At the very least, the carpets could be steam-cleaned once in a while!  The fixtures didn't work well, and I was never able to get the water in the showers to stay at the right temperature.

Really Really Nice Place. I will definitely come back again if need be. Seriously there was alot of space and room for everyone without being crowded. Came here with a group of friends (7total) and we all had a blast; there was a fireplace, kitchen, dining area, 11/2 baths, 3 floor levels, basically the works in this resort.  The kitchen provided all the utensils and cookware and we were able to cook all the food we wanted.  This place is just minutes to Heavenly, plaza areas, and supermarkets.  One complaint i may say is that we need more garbage bags and cleaning tools, some of us were a bit messy and drunkards...not their faults of course...   =)

I stayed here with the boyfriend's family for a wedding and the place was pretty nice. It was a 5 bedroom +a loft all the way at the top, 5 bathroom condo and for decent price. The continental breakfast wasn't very good but when are they ever. I hope to stay here with my family when we finally plan a family trip to Tahoe. Oh yeah and it's right on the lake...beautiful.

This was a great (and lucky) find.  Booked a 1BR condo on hotwire for about $160 a night over a peak-season ski weekend.  It was really nice to spread out after staying in a bunch of tiny hotel rooms with four guys.  Frankly, I wish we had stayed there the whole trip.

The room came with a full kitchen, seperate bedroom with a king size bed, a pull-out couch, and gas fireplace.

KFC & the liquor store were right across the street so we had a Fried Chicken and 40's night before heading down to the jacuzzi.

So I got this as a last minute deal before President's Day weekend.  You couldn't beat the price for a 2bd/1.5ba w/loft townhome just a mile from the mountain.  We split the price with friends so it was a great deal.  All that said, when I walked into the house, I was extremely disappointed as to what we got.  The pictures on the website are deceiving.  It makes it seem like it is all updated and newer, however, it was all old....tv from the early 90s, carpet everywhere, tiny bathroom for everyone to share, appliances in the kitchen that didn't work well.  We went 2 days without a working microwave.  We called the front desk and they said they would be sending someone.  By the next day, we still didn't have a working microwave so we finally told the housekeeper when she knocked on the door to see if we needed anything and then finally a maintenance man came and fixed it.  The heating was horrible.  We set the temperature to 70 degrees but it was HOT AS HELL in the lower level and FREEZING in the upper level.  It was also extremely dry so my 16 mo old ended up with a nosebleed.  They should at least have a humidifier available in case people need it.  My last annoyance was that the wireless internet was SLOWER than molasses.  In this day in age and especially on the mountain, they should have decent internet connection.  Overall, I probably wouldn't go back.  I'd rather pay the extra money and stay at the Marriott in Heavenly Village.  The only reason we didn't stay there was that it was all booked.

I booked this room online with high expectations of getting a room on the Lake from what the pictures showed. When I arrived the front desk was friendly and told me I would get a upgrade to my studio room to a one bedroom condo. I was cool with that until I realized where they were going to put me was on the strip of the tourist street. and my closeness to the Lake would be a 5 minute walk... They told me the lakeview condos were two to three bedroom villas and all the one bedrooms were in the building I was at. They put me in room 206. It reminded me of a regular apartment in a apartment cmplex white painted walls was like being at home... no cabin or villa qaulitys about it didnt even look much like a cool condo. had a gas fireplace in it that was added to the apartment of course that didnt work called that evenng they said they would send someone up and never did the next day I looked for a wine opener and they had every other kitchen utensil except for that so the house keeper brought me one and sent a guy to come up and fix the fireplace so it would work. so getting a bottle opener was the key to getting the fireplace fixed. Then that night realized the airconditioner window unit was not working at all. Called the office they tried telling me that there was no airconditioning in the rooms and Iwas looking at a heater! after arguing with here for a bit she finially agreed to send someone up. Then they asked if I wanted to switch rooms. since they couldnt fix it that night! It would of been like moving out of a apartment into another one??? Then the next morning they tried saying they didnt have an extra one but came up 30 minutes later saying they found one. I think it is a very unorganized place. Very disapointed. the pool and hot tub closed at 10 they lock the gates so you cant have a soak after a long strenous day of mountain hiking:( Are we all a bunch of little kids? THink I will pick a better place near the lake next time. Also when I booked I wanted to book monday to Saturday. The rooms were sold out on Saturday so I only could book it till Friday but I saw plenty of empty rooms.. What a joke. IT seems as they are not to attentive to their guest needs.. and more concerned with quantity.. I prefer smaller resorts..

My family has been coming here since before I can remember. The place is super nice and can fit tons of people comfortably. The condos have huge living rooms, a decent kitchen, big bedrooms, and a decent sized loft. The beach has gotten a bit smaller over the years but I mainly come here to snowboard at Heavenly now (shuttle picks you up right at the lobby steps). The Brewery is right down the street and has some great pizza and Safeway and Longs are close by too. For how great this place is the price is great once divided amongst a large group. They have a ski shop in the parking garage that has some cheaper rentals and shorter lines than the resort as well.

I stayed at Lakeland Village this past weekend for a funfilled ski/snowboarding weekend with my girls.  The unit, a 2 bedroom/2 bathroom loft, was very nice.  It had a full kitchen (with dishes), livingroom and small dining room. Two of the bedrooms and both bathrooms in our unit were on the first floor, with the loft on the 3rd floor.  Both bedrooms had king sized beds, but the loft area seemed like it had a double or queen sized bed.   Staying here was definitely a better option than staying in a hotel, and I would definitely come back again.

We boarded the entire weekend at Heavenly, which is literally only a 5-minute drive from the hotel.  The hotel also has a shuttle that runs all day, and takes you up to Heavenly and around town...which is very convenient if you're traveling with a group. There's a Safeway across the street (which has a Starbucks), CVS, Heidi's (great breakfast), and several other stores and restaurants within walking distance.

Housecleaning staff leave at 4pm, so if you need towels or service, make sure you get them before then.  Otherwise you'll be S.O.L (shit out of luck)...no clean towels, toilet paper, etc...!!  Internet is per device and costs $9.95/day.  It never really worked when we were there.

Also, this place is like a maze in the dark.  Trying to find our townhouse the first night, took literally 20 minutes, with the 6 of us each walking in different directions trying to find our spot!  So pay attention...its easy to get turned around...even after a couple days!  Parking...well I was there for the holiday weekend, and so tried not to move my car much, because parking was at a premium.  It took me 30 minutes one night driving around trying to find a spot, and crafting and idea of how to create one...not good when your tired!!!

I have stayed here a total of 2 times, one time I rented a condo, the other was a room stay. Both experiences were more than I expected. The prices were ridiculously good considering the time of year and location. It is a hopo skip and jump away from heavenly, right across the street from safeway in SLT.

Just remember you may pay a bunch the first time, but after that, they email you every other month with some pretty good half off deals, they also take triple A and some other discounts, don't be afraid to ask. I'm a college student and I was able to afford staying here.

Aston Lakeland Village Resort exceeded our expectations, our unit had a lakeview and was so close to the pool, hot tub and the beach. The customer service from all the staff was above and beyond. The townhouse was clean, fully equiped  kitchen, comfortable with plenty of beds and the property was beautiful. We will definitely return.

Lakeland is the perfect place for a medium size group (10 ppl) and everyone are budget conscious. we stayed here for a weekend with 9 adults and 7 children. there were more than enough bed for everybody. The decors are old cabin style, the place is a bit old but clean.

the big plus is the proximity to everything, safeway, shops.

the private beach was the best. i went out there for a short walk at the middle of the night. the next day, the kids went and build a huge snowman.

Second time here and as always, great stay.

Came here for my birthday weekend and booked 8+ beds for 10+ people. I felt like a VIP here. Free breakfast in the morning and FREE SHUTTLE in the Tahoe area.

NO MORE DRUNK DRIVING AFTER LOSING AT THE CASINOS!

Stayed here two nights, very comfortable. Location was great, next to a supermarket and 10 min from Nevada.

Kinda pricey, but if you have enough friends, go for it.

We did a late night swim in 30 degree weather. Their pool was heated so we just jumped in. The hot tub was perfect after boarding.

Kitchen, 3 bathrooms and plenty of seating equals a great birthday weekend.

Planning to come back in the summer when it is 90 degree weather.

I stayed in the Lakeland Village condos with a bunch of my friends, and the condos were okay.  Because it was President's Day weekend, it was a bit pricey but the condos are actually quite spacious with plenty of seating for people during meal times.  I was a bit disappointed by how stocked the kitchens were - we unfortunately thought they would have foil and saran wrap...and they didn't, and the kitchens are stocked with some pretty dull knives.  The furnishings in the condos are a little old, but everything was fine.

In terms of facilities, the complimentary shuttle is great, though it can take a while during really busy times.  The firewood is a bit of a rip-off ($6 for a tiny bundle!), but how can you go skiing without a fire???  The hot tub is on the small side but it does the trick.  There's a complimentary continental brekfast, but I never made it.  :-)

We had an excellent summer stay at the Aston Lakeland Village. We were in the Pinegrove section in a 4 bed 3 bath condo. This was perfect for our group of 6 adults and 5 kids. What we loved: the beach access. The water was cold but not unbearable and the kids had a great time building sandcastles and splashing in the lake. the pools: the 18-inch deep kids pool was perfect for our 2.5 year old and 1.5 year old twins in our group. And the view of the lake from the pools was unbeatable! the location: right on the lake, near two grocery stores. we took advantage of the SLT Bike Trail (awesome!) the Heavenly Gondola (expensive but fun), and kayak rentals (awesome!) and the boat tour on the Tahoe Queen is just walking distance down the beach. (great tour of Emerald Bay.) we grilled out on the beach one night as the sun set - fantastic! the convenience: the kitchen, the bedrooms, and the whole family getting to be together. kid-friendly: while we did not get around to taking advantage of the Kids Club activities, from a distance they looked like fun and relatively well organized. maid service was appreciated and thorough.
What I wish could be improved: the condo is not exactly luxurious: the dishwasher sounded like it was about to die, the floors were squeaky/creaky, there were a few stains here and there, bathroom and kitchen floors were cheap/old vinyl. beds not super comfortable. kitchen could be better outfitted with nicer knives and a few more implements. there are bugs that come out on the beach at sunset which are quite annoying but not bitey or harmful. it would be nice if the activity center would rent/lend out sand shovels and buckets for the kids - they were only available for kids club activities. it was kind of a hassle having to bring wet pool towels back to the front desk - I wish there had been a place to leave them at the pool or have a staff person come by in the evening to pick them up. would be nice to have laundry facilities in the condo.
Overall, though, I think it is quite possibly the best place in SLT to stay if you want a multi-bedroom condo for a family group, beach access, kids activities, and a pool. I'd stay there again in a heartbeat. I heard through a friend who stays there every year that if you rent one of the condos through the owner, not the resort, it is about half price (but no maid service.) something to keep in mind.

Imagine taking a cold shower when it's snowing outside.

Four of us took short showers. I phoned the front desk after the hot water went out in the middle of the fourth shower. The front desk denied that anyone every complained of this and said, "It's like any house or hotel where the hot water runs out. Wait 30 minutes." The max capacity is supposed to be 6. How can 6 people take showers without the hot water running out? I have never been to a hotel or home where he hot water runs out. Plus, this place is large so I imagine people might have more than six occupants.

Heat distribution issues: Tri-level so you walk in at the level with two bedrooms. That level gets too hot if you want the upper levels to be comfortable. My brother froze the first night on the third level loft. Heater was loud too when blowing.

Lack of lighting: The two bedrooms have bulbs at such low levels that you cannot see inside your suitcase at night. During the day, you have to use the natural light from outside.

Hard  mattresses: need to be replaced - way too old.

Toilet flushing issues: Imagine fearing the toilet is going to clog because it's so slow and the handle needs to be held down for 20 seconds to complete the flush.

Creaky ceilings. When the level with the kitchen and lounge have people walking around, all the walking can be heard downstairs in the bedrooms.

Convenient location and the place was clean.

For my first trip to South lake Tahoe, I was very pleased with my hotel/resort. The rooms in the main lodge are big and spacious with a kitchenette, gas fireplace, and balcony. I specifically chose Lakeland for the fireplace and every second I was in the hotel, I had it on so I could watch it and the snow outside simultaneously.

Aside from that fantastic feature, I was probably most pleased with the complimentary shuttle service. It was always available when I needed it and I didn't have to wait very long for to be either dropped off or picked up wherever I was.

Overall, I would definitely return and I highly recommend for those who want to stay a stone's throw from awesome Lake Tahoe.

so i was here for a wedding this weekend.   i believe i would have given them 3.5 stars if i could, or even 4, if not for a few minor details.

they had no record of my res.  my friend who booked it called and ended up having to talk with the manager, since the folks at the counter couldnt do anything.  somebody cancelled it, not him.  the manager got it fixed.  big headache.

i guess these are timeshares that are rented off season...so the joint has this mothball type smell to it.  its subtle, but its there...

other than that, its a great location.  on the water and own private beach.
made for some nice wedding pics.

I just got back after a wonderful NY trip away from SF with my fiance, and we both would spend another vacation at Lakeland Village anytime.

We stayed in a Deluxe King Studio, which had a little kitchen (including dishwasher), a table (perfect for eating, and may domino matches), various kitchen utensils, and a cute gas fireplace that heated up the room.  The bathroom was fine, nothing spectacular, but then again, I wasn't paying Sofitel prices.

LV is smack in the middle of South Lake Tahoe, on the main road, and the resort has a shuttle that takes residents just about anywhere.  My fiance was able to park the car in the garage, and not have to drive again until we left.  We took the shuttle to Heavenly each day we went snowboarding, and never waited more than 15 minutes for a shuttle to pick us up.  Space in the hot tub is a bit tight after a day of snowboarding, but fortunately, LV has two hot tubs so we just went to the other one near the lake.

The only complaint I would have is that the walls/ceilings are a bit thin, and we had a rather loud upstairs neighbor.  But that really isn't LV's fault so Five whole hearted stars.  :o)

I absolutely love Aston Lakeland Village!  My daughter won a trip on a Nickelodeon game show there over a year ago and we loved it so much we just had to go back again this year.
The town homes are amazing.  The shuttle service is even better.  While I did a 20 mile bike ride through landscape that is so breathtaking you want to cry, my teen-agers were being shuttled for free to the local shopping and eating places.  Perfect for the adults to get to do what they want or for groups of people to split up and enjoy different activities.  We love the location in that you can walk to the Red Hut for waffles or across the street for some incredible Pizza.  Safeway is within walking distance as well
for groceries or whatever else you might need so if you choose, you can stay in, cook in the well-stocked kitchen and sit in front of a cracking fire and enjoy the scenery.  I can't wait to go back in the late summer to experience that season as well.  This is our second time to go over Memorial week-end and this time we had beautiful snow on Saturday & Sunday and an absolutely gorgeous sunny day on Monday.   We did a bike ride from Lakeland Village to the Tallac Historic Site, stopping for hot tea and coffee in the quaint little village at Camp Richardson along the way.
I am in love with this place!

We had a family reunion here over Memorial day weekend.  Really liked the place a lot.  It's close to everything (restaurants, grocery store, casinos) but somehow feels secluded.  I loved that it has it's own private beach.  All the units we rented were spacious and clean.  Kitchen had everything you need (pots, pans, dishes, etc). They have a free shuttle to the casinos, but I think only until 10 or 11 pm.  Would not hesitate to stay here again.

We got what they rated as a B+ unit.  We rented the Pinegrove 4 bedroom/3 bathroom townhouse with loft.  Just there this past weekend for 2 nights.  First floor: master bedroom/master bath; bedroom with queen; bedroom with 2 fulls; separate bath.  Second floor: kitchen; dining area; living area; bedroom with queen; bath.  Third floor: loft with 2 fulls.

Pros: Great Location.  Near Safeway and CVS.  Complementary breakfast that's more than just danishes.  They had cereal, bagels, waffles, granola and yogurt.  Complementary shuttle anywhere you want to go.  Spacious bedrooms.  Kitchen  had all the dishes, utensils, and pots/pans that you need.  Wifi is free in the reception area.

Cons:   (1) The first night, the roof of one of the bedrooms on the first floor started leaking over the bedroom with 2 fulls, right over one of the beds.  We called to let reception know but they couldn't do anything but give us towels to soak up the leak since it was so late at night.  The next morning, it started leaking on the second bed in the same room.  The second night there, it started leaking over both beds.  (2) The coffee carafe was broken.  (3) The garbage disposal wasn't working.  (4) Kitchen was small.  (5) Living area was small.  (6) We had to tell one of the girls at the reception desk to call for a shuttle because she asked us 3 times if we needed a shuttle.  I don't know how clearer you can be  when you ask "Can we get a shuttle?" (7) Wifi in the unit is not free.  It's a $10 per day PER UNIT charge.

I'm guessing we just got stuck with an older unit.  Probably wouldn't stay there again.

The first time we stayed at this place last year, it was great! large flat screen TV's in the two bedrooms, living room, and a loft along with alarm clocks with iPod dock everywhere. A very nice polished hardwood floors, clean carpeted bedrooms and loft.
The condo came with a washer/dryer, and I know it was part of the package since we would not have considered this place without it.
So we decided to come back here again this summer. First, we ended up in a crappy unit with dirty carpets with stains everywhere that made it look almost like a pattern. No washer and dryer.. We then called the front desk and this girl told me that every unit is different since it is owned by different people. Hmmmm, so some people upgrade their unit, while others keep their 20" TUBE TV and original carpet that is now DIRTY!!!!!  Alarm clock does not work, no iPod docks to charge our phones, lights don't work, TV remotes without batteries.. BUT the two units cost the same amount of money, If you like to gamble, this is the place for you! But for me, I like consistency. Internet photographes show the NICEST units. If you want to get tho units, do not make online reservations, CALL and also request that you want a washer and dryer, it is not a standard feature anymore, and the girl at the front desk will say ' really? Did it say on the Internet that all units came with the washer and dryer?'

We like the private beach access, but this time, we are soooooo FAR from the beach and right on Lake Tahoe Blvd.

I don't think we will be coming back here anymore, but if we do, we will make sure that we call the front desk and tell them what we want.

Alex is very helpful at the front desk.

I knew I had to give this place five stars the minute my friend decided to bake a cake on a whim and freakn' found an electric beater in the cupboard! WTH!? I was sold.

You're not as amused, eh? Okay. Well, I thought it was cool.

The cabin was very spacious. My friends and I were a big group of twelve and we were all able to have our own beds; more than half of us were couples, but still, there were six twin beds and two queens. There were also three bathrooms (bring your own matches) and a small kitchen. The cabin was three stories and many of the rooms had TV's (one even had a plasma).

The cabin had all the amenities of a hotel, but the privacy of a personal home. There is a large pool and jacuzzi on site; I hear it's a great place to unwind after a day of snowboarding. And, I don't know if they serve it all the time, but we also had free breakfast both days we were there; it's nothing more than bagels, muffins, and some cereal, but it's F-R-E-E!

What else, what else. Basic cable was free. There was a fireplace, balcony, and an outdoor closet for the snowboards. Safeway is only a short walking distance away and there is a fantastic shuttle service that takes you to and from the cabin to the casinos or ski resort (Heavenly).

Best of all though, the grand total for our three day, two nights stay was only $50 per person! Life is good.

+ The bathroom's fan and ventilation system is louder and more powerful than your loudest and most powerful farts.

    - Their forks only had 3 teeth.  wtf?

    + Tons of beds

    - Not enough chairs given the number of beds.  Lounge seating to bed ratio was not balanced nor zen.  We did pack it in there tho.

    + Private shuttle to Heavenly.

    - The driver pretended to leave us, making us walk further to board the shuttle.  It was funny the first time.  Not the 4th time, when we're still standing in the cold.

We recently returned from a 3-night stay.

    The pros:

*Front-desk staff were very friendly/helpful upon arrival. After that, they were mostly cherry, but definitely helpful and always available.

*The pools were nice (espec 1.5' kiddie pool for our 3 y.o.). However they are *much* smaller then photos/website will lead you to believe. So be forewarned!

*The grounds are nice. Lots of big trees and a play structure for kids.

*A long dock and private (yet very narrow) beach with rentals of pedal-boats and (tipsy-seeming) kayaks.

    The cons:

*Our room. 329 in The Lodge. The carpets and ceiling fan can be summed up in 3 words. DIS. GUS. TING. Neither has had a good scrubbing (or steam cleaning) in years. Literally. The stains and ground-in dirt was horrendous. Son's socks were filthy dirty from walking on it. Layers upon layers of dust on ceiling fan. Blech!

*Bedroom furniture is seriously out-dated w/ scratches, nicks, scrapes, and..most lovely of all (NOT!)...spilled mystery red liquid inside the bedside table. Gross!

*Headboard in loft was neither attached to the wall or the bed, so it was constantly banging and bumping. (A washcloth placed between headboard and wall did the trick.)

*Walls separating 329 and the next unit were very thin. One night we were able--without trying--to hear every word of our neighbor's conversation along with the cries of a small child (at 11pm).

    Pros of Lodge Room 329:

*LR furniture seems newish and is nice (though definitely oversized for the space).

    *Both mattresses are very comfortable.

*Double sinks in downstairs bath (though fixtures are outdated--guessing from the 80's--and are cracked/falling apart.)

*Nice choices on the paint colors.

Overall, we might go back BUT STAY IN A DIFFERENT ROOM. (Had it not been 10:45pm when we checked in--with an insanely tired 3 year old, we would have asked the front desk for a different room.)

Let me say this: it would have been 4 stars if I went there before I had my kids! But when you have a baby and an stroller, I guess, you become more demanding. NOT a baby/stoller friendly place. 1.no stroller access (except one elevator in the lodge, and you have to loop all they way around the lodge and through the dingy parking lot to find it); 2.open metal (HOT!) fireplace with a super attractive (for the crawling baby) 24/7 5-inch tall pilot; 3.heater in the bedroom is also metal and gets burning hot (it is maybe 3 inches above the floor, all the way along the wall - also super attractive for the baby). Those three things were more than enough to keep me on my toes all vacation. While in the room, I had no choice but to keep her in my arms. Oh, it's worth mentioning they provide the crib, but you have to bring your own highchair. On a good note, the personnel is responsive (we got sheets delivered, fireplace fixed, and  propane refilled at the beach in about 5 minutes). Completely stocked kitchen was nice (from wine opener to dishwasher!)  VIEWS are to die for! One thing though - the towel service cards they give you - watch them! We gave them 3 cards and got our towels, came to the pool and realized they only gave us 2 towels!!! That will cost you $20. And lastly - when you book it, make sure you call and ask for a room facing something nice, not highway 50 and a construction zone at Travel Lodge across the street! So far, not a fan, but would give it another try when the little one is older.

    The Good:
:: location. right next door to a drugstore, heidi's restaurant, bars, and more!
     :: great shuttle service
:: very very close to slopes
:: very roomy studio condo. they were smart and utilized stowaway furniture
:: gas fireplace was easy to use and warmed room up quickly
:: place was at a pretty constant temperature without having to turn on the heater
     :: king-sized bed. nice!
:: kitchenette had everything i needed, including pots, pans, utensils, cups, and more
:: service was really nice and helpful
     :: free continental breakfast
     :: free coffee in lobby
:: they offer slightly discounted lift tickets at the front desk

    The Bad:
:: refrigerator was really tiny but it was for a kitchenette and not a full-sized kitchen. the freezer portion was super tiny and could only fit a small frozen pizza
:: insufficient garage parking. we had to park outside, and it snowed a good 3 feet, rendering our car useless until we shoveled snow out of the way. on your vacation, you do not want to have to shovel anything
:: toilet flushed horribly. we are talking super super super slowly, then it took forever to stop running so you could flush it again

    The Ugly:
     :: none.

Would I go back?  I would have to say yes.

    This place is IN.

Awesome suite!! I came here with a group of 7 for a snowboarding trip and stayed in the 2 bed/2 bath + loft suite. It was very clean, with exception of the huge spider I found in the bathroom (but no avoiding that). And there's a shuttle that will take you to the main casinos. Full kitchen, loft.... it was great. Will definitely stay here again. The only downfall was that the hot tub was a long walk near the registration desk (not able to sneak in) and it closed at 10pm.

We were very impressed with this resort. I stayed here in one of the Pinegrove townhomes 2 bedroom / 2 bath with a third loft bedroom for Labor Day weekend and the following week.We enjoyed the Labor Day fireworks show from the beach just steps from our townhouse. The kitchen was well stocked with utensils and dishes and we enjoyed being able to walk to the nearby safeway for groceries and cooking a few meals during our stay.  The maid service was fantastic. We came back to the resort one afternoon and not only had they cleaned and changed the linen but they also did the dishes and ran the dishwasher. The free shuttle service was awesome (Steve was our driver). We took the shuttle pretty much every day down to Heavenly Village. The shuttle service has it's normal routes but the staff went above and beyond for us and didn't hesitate when we wanted to go to a mini golf course that was a few miles away from the resort. The private beach has free beach chairs and towels and kyak rentals for a reasonable price. Resort was also within walking distance of the lots of shops, restaurants, and the marina where you can rent boats, go parasailing or take a trip on the Tahoe Queen sunset dinner cruise. If you are looking for something different than the standard hotel experience this is the place. We will definitely be back.

We rented for one night, the loft space and it was pretty cool.  It feels like you're in a mini apartment.  The location was great, the staff was nice, overall a good experience.  The breakfast there is just bagels, mini muffins, Belgian waffle, hard boiled eggs, cereal, fruit, orange juice, milk, water, coffee and I think some other smaller stuff but that's the jist of it but just enough food to get the morning started.  The people that stayed before us though must have cooked some bacon because the entire stay it smelled like that, which is not the hotels fault, the rooms have a small kitchen for people to cook if they'd like.  I certainly recommend.

This place is off the hook! Its right off the main road and only few minutes from the gondola to heavenly.  We got the 2 bedroom 1 1/2 bath with an extra loft.  We fit 7 people easily and had enough room for 4 or 5 more people.  The loft had 2 bunk beds totally 4 beds so there was at least more beds.  They are town homes that have anything you need to stay for more than a couple days.  We even cook marshmallows in the fireplace and cooked dinner one night.  Defin would return again and I would like to try to come back during the summer.

When I first walked in i thought, woah this is awesome!  Our room had a great little fireplace, kitchenette, dishwasher, garbage disposal, microwave etc.... even pots and pans to cook with!  Then, after a couple of days of staying there I realized that "the smell" that was in the room came from the dishwasher, the DVD player remote didn't work and after two hours of waiting for batteries and then a new remote, we gave up (after paying $4.00 for each movie we wanted to see).  The bed was comfortable, the private beach area was very nice.  The people at the front desk were decent enough and although they promised coffee and tea 24 hours a day at the lobby, the coffee was very old (very acidic) and once they ran out it took hours for them to fill er up.  The bathroom was a bit small and the heater in the bathroom was too loud and didn't work properly.  I guess for the price this place is good, just don't pay more than $75.00 a night for it, it's not worth more than that.  The location is great and the free shutte to the Casino area is nice but it stops running at Midnight and it only runs until 1pm on Sundays.   I guess overall it wasn't too bad but it wasn't what i expected when I first walked in the room.

I love staying here! We stayed in a cute studio/loft apartment and it was perfect for our family of 4. The studio had a nice comfortable pull out bed for the kids and a nice queen bed upstairs in the loft for my hubby and I. The unit was clean, the fireplace was beautiful, and I loved having a full kitchen. We didn't do any cooking but it was nice to have ample space for all the kids snacks and some groceries I had brought up for sack lunches. The grounds are well kept and the staff is very nice. We traveled with a group of 12, my family stayed in 1 unit and the other 2 families shared a 2bdrm townhouse. It was nice that we were close and just across the way from eachother. I appreciated the free shuttle service to the casino as well. The pool is heated year round so if you're brave enough the water is warm but once you get out be prepared to run back to your unit. The resort also had a really good free breakfast bar, one of the best I've ever seen. They had waffles, coffee, juice, cereal, toast, bagels, hard boiled eggs, etc. There was something for everyone. We also rented a movie one night for the kids to watch in the room, they had a great selection. Our kids really enjoyed themselves here, can't wait to go back :)

This "Hotel" is in between a hotel and a house rental : you get all the good things from both.
    - House keeping every day as in a hotel
    - freedom of living "at home" (kitchen to cook yourself) : kitchen, master bedroom, living room, two additional beds (other houses are available, though)...

This hotel doesn't push you to spend additional services, as often it happens in regular ones (Marriot or whatever else).

This place is especially good for families : safe area, nice kids pool, ping pong table, BBQ places and tables close to the beach.

The night is around ~$200 (can be a little more)

Summer rental or winter this is the location to be for great accommodations , small to large properties (condo style ) and shuttle service to casinos !! Once again my family who is very picky love this place and I always know its a no brainer to book for myself.  I have been travel agent for years with CWT and expect the very best . I LOVE, LOVE, LOVE ASTON LAKELAND VILLAGE!

Pretty sure this is going to be the place I'll be staying at for the rest of ALL my South Lake Tahoe Trips! It's COZY, CLEAN, and CONVENIENT!

My friends and I organize a Tahoe Trip annually and it's the 2nd Year that we've been staying at Lakeland Village.

    ***Room***
The size of the rooms were huge. We (a party of 6)  first stayed at a one bedroom loft in the main building and then we stayed at a two bedroom loft townhouse. And both rooms comfortably fit the 6 of us plus all our snowboarding gears. The townhouse even gave us room to play X BOX KINECT!

Both rooms came with a fully stocked kitchen, fire place, clean bathroom, comfortable couches, and a cozy ambience.

    ***FREE BREAKFAST FOR ALL***
It's not a grand hotel breakfast buffet but it's still pretty good. All the essentials I would say. Egg, waffles, bagels, muffins, cereals, fruit, yogurt, toasts...etc. Definitely enough food to get your energized before you hit the slopes.

    ***FREE Shuttle Service***
Lakeland Village provides free shuttle services. All you had to do is call them and they will arrive to pick you up and drop you off. Usually it's not more than a 15 mins wait. Although sometimes, if there is a mix up it can take a little longer. The drivers are always very friendly and helpful.

I'm not sure how FAR the shuttle takes you, but it took us to Harrahs, Harveys, Heavenly, Safeway...etc.

    ***Location***
It's walking distance to the beach and Safeway! 5-10 mins drive from Heavenly Gondola Entrance and the Heavenly Village Shopping Area. 10 mins away from Harrahs and Harveys. 20-25 mins away from Sierra.

The place is the best! I'm so glad we stumbled upon this place last year because now we've found our designated lodging in S Lake Tahoe. =)

Very good location.  Back yard is the beach and has fire pits for night time marshmallow roasting.  We stayed in a one bedroom with loft studio.   It had a kitchen too with all the necessary items to cook and eat with.  For a family not wanting to dine out much - the kitchens are a great options.  They also offer continental breakfast ...but include boiled eggs.  Same breakfast everyday but what do we expect for the price.  I took my eggs and heated them up in my room added some salsa and I had my protein fix.   Its also located a mile an half away from downtown and the casinos.  The hotel did fit four of us comfortably but the bathrooms were tight - but overall not bad given the location and convenience ....oh by a CVS and lots of grocery stores.  Offering free shuttles as well.  I will stay here again but might splurge and stay in the 600 wing where  you get a three bedroom and direct access to their private beach.

This weekend I finally had a chance to answer a question that's been on my mind lately: what's better than sipping on a beer in a jacuzzi while watching the sun set over Lake Tahoe?  I am happy to report that the answer is "NOTHING!!11!1!".

We stayed in a "studio loft" in the lodge part of the property.  It was pretty spacious - a queen-size in the loft, and a queen-size pull out bed in the downstairs living room area.  It even has a kitchen, which we took full advantage of.

We decided to go for a little pre-dinner soak in the jacuzzi by the lake.  As we were walking through the lobby with our room towels, the lady at the front desk asked us if we would like pool towels.  "HELL YES!" was the reply in my head.  "Okay!" was the response actually said.  The lady caught a glimpse of the open bottle of beer my friend was trying to hide, and the following (paraphrased) conversation took place:

Lady: "You cannot bring those glass beer bottles into the jacuzzi area."
    Us: "Oh...wah wah."
Lady: "...but we do have plastic cups that you CAN bring!"
Everyone in the lobby area: "YAYYYYYYYYYYYYYY!"

    Love this place.

We checked in, had bad service and were very unhappy with our townhome.  It looked nothing like the pictures.  Old, dingy, musty.  Carpet was old and seemed very dirty.  Everything seemed dirty.

After being very unhappy for a few hours, we decided to call and just see what could be done.  The Manager immediately called back and was extremely apologetic and helpful.  He sent someone over to bring us to a couple of other units to see if we could find something better.  We ended up moving that night and were pleased.  I'd say overall, if you get a decent place, this is about a 3 facility.  Just be sure you get a decent unit.

I am a local resident, and I LOVE Lakeland Village Resort.  We rent a condo at least once a year for our sons' birthday party weekend.  It's a wonderful place.  The accommodations are excellent, and the staff goes "above and beyond" to make sure our stay is flawless.  We rent a 3 bedroom condo, usually with a "peek-a-boo" lake view.  A very short walk to the pool and the beach.  We cooked several meals in, and we found everything we needed in the stocked kitchen.

im glad i picked this place for our temporary Lake Tahoe living situation.

we got a studio, which had 1 king bed, 1 bathroom, a sink, a stove, a microwave, a fridge, a table, a flat screen tv, and a patio. this is really all we needed, but they do offer condo type rooms for bigger parties staying longer. theyre rooms are clean, updated, and get maid service daily.

theyre located right on the lake. they have their own private beach access, have several pools and hot tubs (too bad they close at 10pm though, lame)

they gym has 2 treadmills, 1 elliptical, 1 upright bike, several weight machines, a tv, a fan, towels for sweat control, and a water tank.

they let you check in early if your room is ready. (4 pm seems kinda late) but good thing the staff was friendly that day.

all in all, our stay here was quite pleasant. not to far from whatever tahoe has to offer. definitly will consider staying here again.

This resort has been at this location even before we started our annual family "get away" tradition in 1974. Each unit is individually owned but managed by a team of members. Through the years it's gone through many changes but one thing that stays consistent is the professional management team.

From a large family viewpoint, it's got the best facilities for your money's worth! Our latest stay this Thanksgiving was just as pleasant as our first because we landed a unit that had the most comfortable beds!  Our family makes the trek here at least 5 times a year and love every minute of our stay! The resort has activities during the summer for kids from 5-13 and winter ski deals too! We just call it our second home...

Stay here always and discover a new vacation spot so close to the bay area...especially when the economy is making things harder to find a get away deal!

i've stayed @ Lakeland Village 3 years in a row now & the staff here has always been SO ACCOMMODATING!

free continental breakfast everyday from 7-10 am, a sauna in the lobby, free coffee & wifi internet in the lobby, hot tub jacuzzi & pool (perfect after a day of snowboarding, even in the snow!), free shuttle that runs 'til 11 pm (RICHARD THE SHUTTLE DRIVER IS AWESOME!)

the 4 room+loft, 3 story cabins we stayed in were nice & most rooms had flat screen tvs w/ all the sports channels INCLUDING my personal fav FOOD NETWORK! there was even a kitchen & washer/dryer for our clothes!

the only problem is at times it may be hard to reach the front desk when you need to call for a shuttle, but just hang up & try again, they will eventually pick up & the shuttle always arrives in less than 10 minutes!

PLUS NOTE: Lakeland Village is conveniently close to the safeway, cvs, Stateline casinos, & Heavenly so you literally don't have to drive unless you are trying to get to Northstar or Sierra! & the Lake is so close you could literally walk there!

    Nice location but......

    The negatives:

"High speed internet" was an unmitigated disaster. Their infrastructure is clearly not built to handle this large a client base. Streaming video was unwatchable. You could surf the web and check email and that's it. Come to think of it that is probably what they want since you are not supposed to be in your rooms but out spending money. Pathetic.

Many "standard features" are a la carte here. Example: If you want to cook out you have to "rent" a barbecue @ $25.00. Oh, you want to play tennis on their courts? That will cost you $10.00/hr as a paying guest!

Summary: Other less expensive locations offer better amenities with less confrontation.

It was our first visit to South Lake Tahoe... I found the Aston Lakeland Village Resort via booking.com and was very interested in the larger rooms - we are a family of three adults (incl. Grandpa) and two babies. We had booked a 1BR Suite but were upgraded to a 2BR Townhouse for the same rate! The townhouse itself was great and there's more than enough space for 6+ adults. Everything was very clean and the furniture and kitchen utensils and anything else you might need to feel at home was there. Safeway and CVS are within walking distance...
The resort is in an ideal location right at the lake (private beach!), great pool and beach facilities - which we used every day during our 4 day trip. Extremely friendly and helpful staff! We will definitely be back for more soon!
Thank you Aston Lakeland Village Resort for an unforgettable time.

great location, great staff, great houses. the only (very disappointing...) reality check; apparently 'lake view' means you may see a bit of water thats being obscured by another building. if you want to see the lake, book early to get a 'lake front' condo. otherwise youll buy into the same misconception we did. we got a 'lake view' that was only visible from one corner of the living room, through the other structures. thankfully, the rates are good enough to allow you to afford the 'lake front' houses. if you dont get one of these, dont have too high of expectations....

This place is nice.  Dont get fooled, the fireplace isn't what I was thinking it would be, but all in all it was cute and comfortable.  They do offer a shuttle to bring you to the casinos and back, dont bother with this.  We waited forever in the snow and ended up getting a taxi.  when we got back the the lobby we saw the driver and she hid quickly, kinda funny.  But other than that I would come back again.  The pillows are great! I want one :)

this place is lovely. i strongly recommend this place if you have a reunion or last meet up or a group retreat sort of thing happening. there is so much to do here. i spent 4 days on this resort and didn't feel an urge to leave (except i for when my group was being too loud and i was getting irritated but that's not the resort's fault).

everything is so clean here. room service was great. they have pools, saunas, jacuzzis, the lake, a place to work out, hiking, and more. it was lovely.

the employees were really nice to my group, even when we were being really loud and obnoxious. (sorry y'all.)

Its a pretty awesome place to stay if you're in the area. Its right on the lake so you can go for walks around the water at any time of day. I like going at night and doing some star gazing. These cabins fit a lot of people, there are rooms downstairs a spacious living room with a terrace, and then upstairs there are also a couple of beds.

The huge problem that I have with this place is that all the cabins look the same. I've stayed here a couple of times and still get lost while walking around at night. Its even harder to find your cabin after a couple of drinks.

Had a great experience here. Stayed for a few days with a pretty big group (nine of us). We rented the 4-bedroom, 3 Bath Pinegrove Townhome with Loft. It was really comfortable and extremely economical. We also came right before the Memorial Day rush, so it was nice to kind of have the beach and the barbeque to ourselves.

The unit we were in was really clean and contemporary. Loved the huge kitchen and dining area as well as the fireplace. The staff were really friendly and responsive to our requests. Our only complaint was that the wireless was slow, but in the end that was probably a good thing.

Our rooms looked nothing like the photos displayed on their website!! Instead of a luxurious place (which we paid $100 more for), we had something that was of the same caliber as Park Tahoe or Econo Lodge. The carpets seemed liked they were never cleaned, we had noise issues that the front desk didn't try to resolve and when I asked for a partial refund for our stay, they only would allow a 10% credit. That would have been $30 or less. I made the point about the photos looking nothing like the real thing and all they told me was that they can't display photos of every room and not all of them are as nice as the photos on the website.

I would never stay at this place again. There are nicer places to stay in Tahoe for less than $150 a night! Do yourself a favor and don't stay here!

I stay here every year so obviously, I do like this place. Here are some pros and cons.

    Pros:
*Location - It's right next to the beautiful lake so you can take a quick stroll and lay out by the water or fire up the BBQ. My group did both.
*Shuttle bus - It takes you right to the casino so you don't have to drink and drive. Although if you do miss the bus to get back to the cabin, it's a quick $10 cab ride or a nice long walk (1-2 miles).
*Amenities - We always get the 4 bedroom + loft cabin. The kitchen comes fully equipped with all the necessary pots, pans and other things necessary to prepare a meal.

    Cons:
*Outdated - There's a lot of things that need to be remodeled in these units. Last year, the fridge in our unit was not working correctly and the hot water was not running properly in a couple of bathrooms. This year, the dishwasher was a little faulty, causing water to spill onto the counter.
*Amenities - They need to provide a better sponge for the kitchen as it was hard for me to clean up. They also need to provide some laundry detergent for the washer and dryer in our unit.
*Pet Policy - They do not allow pets, which is a big problem for us, as we are pet lovers.

All in all, I would return here for another group event but this place definitely needs to get some work done.

Love, Love, Love, L-O-V-E Lakeland Village! I have been going to this place since I was a kid and will be excited to bring my daughter here for a trip!

Our family used to own here, so we always had the same cabin.

Love all of the amenities that it has and it is located right on the lake. Too many good times here to recount.

Lakeland Village is super close to Heavenly, the Casinos and so many other places and the free shuttle can take you pretty much anywhere you want to go. This is the place to stay if you are going to stay in Tahoe!

My family and I stayed at Lakeland Village during Thanksgiving 2011. We had a one bedroom studio with loft which is perfect for a family of four. The unit was clean, although we had no remote for the downstairs t.v. when we first checked it. Normally that wouldn't be an issue since I don't like watching t.v. on vacation any way...but it was Thanksgiving Day so we had some football to watch!

The service was good. My only complaint would be that the front desk staff that weekend didn't seem to know to much about the property or surrounding area. I asked the woman (her name escapes me) how to get down to the beach area and she didn't know. I'm guessing she was new.

However, I will say I witnessed the professional demeanor of another front desk staffer when someone, who apparently doesn't check into hotels often, wanted to know why he couldn't check in early (it was 10 am in the morning) and proceeded to yell at her and want to know what he was supposed to do until 3pm (normal check in.) She maintained her poise and composure and repeated the check in policy CALMLY, a few more times and offered a list of places for him to visit or eat until his room was cleaned.

The grounds staff were friendly and engaging and gave us many great restaurant and activity recommendations.

My family and I plan to check the resort out this summer when the weather is warm enough to play on the beach!

I've stayed here a couple times and its a great place for the kids. The pools are nice and the views are spectacular. I gave it a three because the rooms have old furniture, there is no kitchen to order food and the internet speed is very very very slow. I work from my computer and a decent internet speed is essential. I understand the furniture and kitchen can be expensive for a place this size but there is no excuse for the dial up speed internet.

This is a wonderful property staffed by wonderful people.  My son had his Bar Mitzvah ceremony on the lake's shore this summer.  Family and friends booked rooms for the week and we had a fantastic gathering and beautiful event.  Jerry Bindel is an outstanding and most kind General Manager.  DeAnna Welch, the Events Manager, was extremely helpful, thoughtful and caring, hard working and conscientious.  Meghann Barkley, the Sales Manager, is very knowledgeable, responsive and accomodating.   Everyone loved their rooms, the service was friendly and the housekeeping was maticulous. The complimentary shuttle and free kids camp were added bonuses.  On Father's Day,the hotel brought bbqs to our patio and our lakefront condo was the perfect gathering spot for friends and family all afternoon and evening.   Guests also enjoyed fantastic local sightseeing and dining.  I highly recommend Lakeland Village for a special event or family vacation.

We don't second guess on where to stay in South Lake Tahoe, and for a group of 17...well, this would be the place.  We shared a 5 bedroom place equipped with a gas fireplace, lots of towels, and a pretty well equipped kitchen.  We brought loads of food for cooking and snacking, which beats going out in the cold snow searching for a place to eat.  Also, you can take a fabulous walk around the property and walk right beside the lake - beautiful breathtaking views.

Lakeland is simple with beautiful views along with warm and cozy accommodations. Ideal for leisure travel, I would rather stay here than at any hotel near by. Rate is reasonable especially for a group. I was here a couple of years back and booked a condo with 2 bedrooms, 2 level with seperate living room, full kitchen and fireplace...very spacious and very comfortable.

They have their own private lake/beach which is absolutely stunning, the water is crystal clear like a picture out of a postcard. In my opinion this is ideal place to stay wheather its for a romantic weekend getaway for a family adventure week. Lakeland feels like a small community, they do offer single rooms with 1 king bed at a lower rate for couples who would rather have something smaller and more intimate. I absolutely would prefer one of the condo-like rooms, so comfortable and feels like home away from home. They have an outdoor pool and whirlpool that overlooks the lake/beach. I was here during the summer so it was very busy.

I absolutely adore this place and would book here when I do come back to beautiful lake tahoe.

A very nice place... We were a group of 4 couples who were looking for accommodation close to Heavenly Ski resort. Even though our ski experience was not as expected (considering most of us were beginners) I was quite happy with the 4 bedroom townhouse that we booked here. (got a last minute booking..but totally worth it!)
Place was very clean. Kitchen was well furnished! And surprisingly there was free breakfast (which i didn't know at the time of booking!) Was a great deal!

My bf and I stayed in the studio loft that's located in the unit with the lobby and it was REALLY cozy! It had an electric fireplace, a fully stocked kitchen, comfortable bed, dinner table big enough for us, and enough drawers/shelves to fit all of our clothes and snowboard gear! A little patio outside too was cute, but we didn't use it considering it's winter. The decoration wasn't tacky either, which I noticed.

Staff was great. There was always someone at the desk to help. Perhaps there should be two at some points because if someone is checking in and you have a quick question, you have to wait a little. The shuttle service was really convenient. We were able to call our shuttle and it arrived within 5-10 minutes (only one time there was a mix-up, and we waited 20 but they apologized). The shuttle staff (Larry and Richard) always had information about restaurants, the slopes, or Lake Tahoe in general ready for us! Extremely friendly and helpful.

There's a ski shop on site, which is open twice a day (closed sometime in the afternoon) that can do waxing ($15), and tune ups and they seemed to have good prices for last-minute gloves or gear!

Lakeland is located only 5 minutes away from the Gondola of Heavenly village, so it was really convenient. We never really had a problem getting back on the shuttle, since they ran til' 11pm or 12am (weekends). If need be, there are plentiful of cabs around after those times. There's a 24 hour Safeway supermarket nearby just incase you needed any late night snack or supplies, and a CVS pharmacy right next door :-)

Very cozy and comfortable place! We got a great deal too, with buy one get one free lift tickets and an extra night stay for free!

This place was a crazy come up that my friend found for us to stay for a weekend of snowboarding in Lake Tahoe.  Although I would have loved staying at a cabin and having a private hot tub- there are so many pros to staying at Lakeland Village that I think this will be the move going forward.

    Takeaways:
    - We had a 4 bedroom+ Loft.  A total of 4 queen beds and two double beds in the loft area.
    - Parking is plenty and right out back so no need to walk far for your boarding equipment
    - Complimentary continental breakfast with poached eggs, cereal, fruits, yogurt, waffle, etc
    - In the lobby area you get to rent ski/boarding equipment at a discount if you're staying there!  I rented a board, binding, and boots for $29 (that's tax and insurance included)
    - Lift tickets to Heavenly was $94- discount of 2 dollars
    - Since its essentially hotel style we didn't have to worry about bringing towels and cleaning the place at the end of our trip
    - Right next to a Costco in case you want snacks or some more alcohol

The BEST part was having a FREE shuttle that run until midnight.  It took us and picked us up from Heavenly, the casino, and other popular parts of Lake Tahoe.

Extra discount for having a Hawaii ID card.

I have stayed here a few times in the past.  It is not my favorite place to stay in Tahoe, but it is convenient.  Just make sure you try to get a good deal here from Expedia or one of the other discount hotel services.  I booked through the hotel and it was a bit more expensive than I felt like I should have paid.

The housekeeping was good but not great, the room was clean, and it is very convenient to both the lake and is a short drive to Heavenly.  The complex is actually much bigger than it appears and is mostly consists of two and three story buildings rather than one single building.  Onsite tennis court would be nice in the summer.

If you are here in the winter, try to get a room with a fireplace.

[Update.  I added a star for the Aston Lakeland Village.  I'm usually a 3-star or 4-star rater unless the experience was freaking outstanding.  I gave them 3 stars for a good experience.  However, they responded to my review and clarified some things.  That shows a commitment to good customer service and warrants an extra star!!!]

I stayed here over the weekend. It was a surprise weekend getaway from my boyfriend. I must say that I was blown away by the property, accommodation and the cleanliness of our studio. Fully equip studio with kitchen (full size dishwasher, mini microwave, mini stove with oven). It was not lacking kitchen amenities like some other places. Everything from kettle to wine opener down to a box of tissue. Not to mention the attention to details to cleanliness. Clean bathroom, carpet was stain-free and walls were just as clean. We extended our stay for an extra day so we could rest up before driving back to San Francisco, and decided to check out by 6pm. We were ready to pay for the extra hours or for the day, instead the kind gentleman at the front desk said that we were good to go. Now that is accommodation!

BTW, the place is very cozy :) and romantic! Kudos to my baby for doing such an awesome job. For all the attention to details into making this trip happen, especially for a person like me who's very particular when it comes to quality and cleanliness.

Would love to go back here again with my honey and friends next time.

Condos for rent don't allow dogs, which is why we didn't stay here, but a lot of our relatives in town for our family reunion stayed here.

The beach was nice... Gets a little crowded and it's not he clearest water. There are grills to BBQ and a couple picnic benches. There's also a snack bar. The condos themselves depend on the owners upkeep in terms of renovations, etc, but they're all pretty much the same layout. Interior-wise, the one we visited was average. Clean but slightly dated. The banquet facility we rented out was tiny! For the 70+ family members, we spilled out into the hallway. Also, it got quite warm in there! I thought it was a bit strange that the meeting room was on the third floor, but that was okay.

This place also has tennis courts and a free shuttle to the casinos (we took it with our cousins for a night out). Parking cam be difficult if you get in late at night, but otherwise, it's not bad.

Oh yeah, sometimes you can get past the 3-4 day minimum for some of the units if you call in.

This was our 4th time staying at this resort and we continue to thoroughly enjoy it. It is a really good value for the money for a family vacation. If you include the ski packages it is a really good deal.  We love the three level townhouse set-up. It provides privacy and plenty of room to spread out and it technically considered only a one bedroom.  Great service from the front desk and handyman (if you have an issue or need firewood).  The rooms can be a bid dated but that just speaks to the age of the resort. Overall, a great experience. Highly recommend it.

Even though we are in a recession, Lakeland's accommodations made my friends and I feel like kings! Complimentary shuttle rides (Thanks Cindy!) to Heavenly and Casinos, free breakfast, jacuzzi and heated pool, and all the amenities of a house in the town houses that fit 12 of my buddies.

I'm definitely impressed and would love to come back again. Also, the customer service was impeccable they let us check out late until 3pm with no extra charge.

This was out first visit to Aston Lakeland Village. We stayed in room 221...a studio suite facing the lake, although they say no lake view from the lodge, we were able to see a glimpse of the lake, which was nice.

LODGE - Nice pool and lobby

BEACH- AWESOME beach, so nice to have a private beach and not worry about the crowds or parking. There were even toys on the beach that my son played with.....I don't know if they were there from the resort or what? much appreciated none the less. The pier was cool to walk out on and watch the sunset...hardly anyone taking advantage of the lounges on the beach during sunset...so it was nice to relax with a glass of wine.

PARKING- Just fine, got a close place right next to the steps up to the lobby.

SHUTTLE- This was a great feature, just hop on and go to Heavenly or what not.

LOCATION - located within walking distance to Safeway and CVC.

Rates are a little higher then surrounding properties....but you pay for location, free shuttle rides, private beach, two pools, well manicured grounds, updated rooms and amenities.

You could stay somewhere at a discount rate if you were planning on leaving the property and exploring. But if you wish to just hang out at the resort all day, then this is the place for you! Enjoy

Great Girls Weekend! Celebrated in early Oct 2012. Perfect weather!! When I booked the one bedroom with loft I said it were were celebrating a bday and they had a card, wine & gift basket waiting. Check-in was easy. The Kitchen was stocked with everything we needed, ice machine was a reception which was a hike but that was the ONLY inconvenience. We enjoyed the pool, hot tub, beach and amazing shuttle service.  I found a great deal on Expedia, but booked by calling direct and would book again for a great price!  Housekeeping staff helped me when my key got demagnetized (they had just given us towels) and my friends were down by the pool.

TO do it again I would love to get a place overlooking the water in the off-season because I am sure they are pricey in high season.

If you are a snow skier, there is plenty of space for your gear, there was a washer and dryer and wood-burning fireplace..(find a cheaper place or bring your own).

Excellent summer place and water sports!!

This was my first visit to tahoe.. a great experience.  They have childcare so you can get a break from your kids.  It would be nice if they did more physical activity with the kids besides coloring.  The kitchen was nice and the living room was comfortable.  The layout of the condo was a little hard for the kids because they had to sleep in the loft and go down 2 flights of stairs to use the toilet at night.  Other than that it was great.  There were some loud and obnoxious people too but luckily we werent near them.  The beach was only 2 minutes walk away.. I had a lovely weekend with friends and family.

The acomodations are BEAUTIFUL and immaculate. We got a condo that said it sleeps 6 but we could probably fit 10 people comfortably. There was a flat screen TV in the living room, bedroom and a kitchen complete with all utensils, dishes, pots and pans! No dish soap or cooking oil though. We got the Heavenly 2 day ski and stay package.  The lift tickets came out to about $120 for two days... It's $160 for the same thing at Heavenly. Minus 1 star because they didn't get our lift tickets until 11am.
Gotta love the free shuttle service to the mountain, casinos, err essentially anywhere within 5 miles. No excuse to be sober people!! We asked the driver to take us to KFC, wait for our order and then hop back on. The shuttle runs from 8am-11pm. I've gotta say, this place has the best bang for your buck.

Very impressed with the large spacious condo! Plenty of room to stay with friends or family. We had a 2 br, 1.5 bath condo with a loft, there were four beds. The beach is super close if you stay in the Pinewood condos. This could have been a four or five star review, the place had good bones.

The condo itself was beat and worn, the armrests on both living room chairs were broken. The beds did look flat and the bed spreads were old and dingy, but the king bed in the master was actually really comfortable. This condo looks NOTHING like the picture on the internet!

The very worst part was the only shower. Super low flow, I couldn't even feel the water going through my hair. This may have been the worst shower I've ever experienced, half of your body feels like its being peed on and the other half is shivering cold.

Oh and the fireplace didn't work, at all. The owner put something over the switch.

The other thing that was really bothersome was the hot tubs. Both were completely packed when we tried to visit at night. The one time we were able to take advantage of the amenity, within a few minutes more people showed up. Overhearing there conversations, there were 2-3 groups that weren't staying at the resort, they hopped fences and snuck in. The way they were talking, it seems like this happens all the time.

We were looking for something different than a casino or motel in South Lake Tahoe, and Aston was a great find. The grounds are peaceful and well treed. The condo design was very mountain, with bedrooms on the ground floor, kitchen and living room one floor up, and a loft bedroom. There are two pools, including one on the lake shore. It has a private beach, water toy rentals, and exercise facility.

A downside is the distance to the state line. We walked it 'cause it was a beautiful summer day. But I would not walk that far in the winter or in cold weather. The lower level of the condo is dark, tends to be cold, and would be crowded with people using the bathrooms. We will definitely stay here again because it was good lodging.

Exceeded our expectations in almost every way. We got a 3-bedroom Lakeview unit, and it was literally steps away from the private beach. It was just as advertised, which is always a joy when traveling. Although each unit is decorated and furnished differently (saw that because of the open blinds of our vacant neighboring units), it's as described.

The kitchen was loaded with all the gadgets, pots, pans and uternsils you need to cook lavish meals or a bacon and eggs breakfast. The fridge is full-sized to stock food for feasts. The dining table could literally seat 10 or more people. The oven was older, took its time to preheat, but worked. The microwave was in bad need of replacement, but only used it to defrost some meat...took over 8 minutes to defrost a 2 pound pack of ground beef.

The bedrooms were nice. The loft with 3 other single beds were never used, except as a playroom for my youngest. The bathrooms were fine, clean, not spacious. The room was stocked with all we needed, even more than we needed. I wished I'd bbq'd but didn't fit it into our stay.

We never did use the free shuttle, but they were always there, standing-by.

The grounds were nicely maintained. But was a bit disappointed the lakeside pool was closed...since we were 50 feet away from it. The hot tub was open however, and attracted a sizable college-aged contingent that were vocal, noisy and swearing a lot. The management did seem to correct their behavior after about an hour, and the kids complied nicely.

I don't hold properties accountible for their guest rudeness or noise, but only if the situation is never corrected, and since it was, it was fine. College kids will be college kids, but turned out to be a nice group after all.

Lakeland Village is NOT a 5-Star resort by any stretch of the imagination, but our stay was worth 5-stars as it exceeded our expectations. The minor things are minor, and happen everywhere...it's life. This property is worth the price, worth the stay, and I look forward to staying here again when next in Tahoe.

We recently went there for Spring Break.  Contrary to other places we stayed in the area, this place is old and outdated.  The loft bathrooms are very small, like those you'd expect from at camp ground or a trailer.  They also have a non customer friendly cancellation policy, which requires 14 days notice, on top of withholding 1st night stay at the time of booking.  We had to leave due to unexpected weather condition (they had told us it's not supposed to snow anymore in April but it did) and they insisted in charging us even though we checked out early.   Would NOT recommend this place.

We love this place. Stay here every year for a hockey tournament. Great rooms and views. We went up a last week for a few days and had to leave in a hurry. My wife left her IPad. Called later that day and it had already been turned in at lost and found. Roberta was super helpful. How nice to have honest respectable folks running a nice resort.

The company website and yelp reviews gave me high expectations for this place. I went into this weekend thinking we'd have a solid 4-start experience, but found that the accommodations were more of a 3-3.5 star. This isn't a big deal, expect when you factor in the extra $60 per night for the room and the distance to the Gondola.  Having the kitchen in the room is nice, but it isn't necessary when it is just the two of us staying for the weekend. Next time, we might stay at one of the slightly less expensive hotels that are walking distance to the Gondola.

We stayed in the Deluxe Studio Room (smallest room; basically a regular hotel room + a kitchen and little sitting area).

Aesthetically, the room was a bit disappointing.  It didn't give me that yummy "hotel" feel that I love. The furniture and decor were very outdated (a bit of an 80s look) and funky. The bathroom was identical to those you see in a Motel 6. The toilet/shower room, which was conveniently separate from the sink, was so tiny that when you sat down on the toilet you had to open and push back the shower curtain or else it would be laying on your lap when you're on the pot.

The fireplace in the room was awesome. It kept us toasty and helped us dry our wet clothes after a day of snowboarding. Absolute necessity.

WiFi signal was terrible and unreliable.

Location & Shuttle situation: The hotel is a few miles away from the Gondola/Heavenly Village, but you can take the hotel's free shuttle to get there (or anywhere else in town) whenever you like.  The shuttle is on-call and cannot be reserved. We had very low expectations for the shuttle, but were pleasantly surprised.  When it is there and ready for you, it works great, but when we had to wait 10-15 minutes for it to get back to the hotel to pick us up and take us to the lifts, we were pretty annoyed.

If you are anxious about hitting the slopes in the morning, call the front desk at 7:45am and tell them you want to take the shuttle at 8:00am (when it first starts running). Be ready for it by 8am and you will be the only ones on it and get direct service to the Gondola before the crowds even wake up (bring singles so you can tip the driver).

I would stay here again, but I'd leave my expectations at home. It looks like there larger condos are spacious and a really good price. I think it would be an awesome setup for a group or friends or a larger family.

I was not very impressed. I stayed in an unremodeled room and it was a bit musty, dingy and outdated. I did however, peek into the remodeled rooms: 1 bedroom suite-loft and it looked very nice! For the price I was very disappointed. The entire complex was a little run down. Only one out of two elevators worked during my three day stay there. There is junk, broken down furniture in certain areas of the property. The property is quite large so it is a bit of a walk from the blvd to the beach.

On the bright side: The space in the suite-loft is great! 5 of us stayed in the suite with a full kitchen and we did not feel cramped at all. The pool next to lake tahoe blvd is nice. Not very many bbqs available on the beach. The resort is in walking distance to safeway, CVS and various restaurants.

OVerall, I would consider staying here again if it were in a beach front property with a large group. Otherwise I would prefer to rent over at the beach and ski club next door which is very family friendly.
For the pricing per night 230...it is just OK.

Got a groupon voucher for a 2bed+1loft townhouse - it was a great find!  Great location, awesome customer service, townhouse is clean.  First thing that I checked were the beds for bed bugs - the mattresses were wrapped all around with zippers securely!  Free shuttle within 2 mi radius - almost like your personal chauffeur!  We didn't have enough time to check out the lake - perhaps, next time.  I would definitely go back again next time we are in town!

Talk about the simply worse travel experience of my life!  Filthy room on a holiday weekend with no where else to go!  Literally stuck in a dirty, dingy room with stained sheets and floors so gross, 10 minutes barefoot left all our feet black.  Cob webs in every corner and missing screens on many windows if you could even get them open to begin with. There was zero parking on site yet cars that had no permits were left there meanwhile my husband had to park off property, blocks away and walk!  I talked to management and although apologetic and making the best effort in their power, my 40% discount still did not justify our misery.  Did I mention this was the weekend I chose to get married and spend at this lakeside retreat?  They have the most deceiving web site when it comes to the quality of their rooms.  I'm not even going to go into detail about the entire experience because it would take me over an hour to talk about every miserable aspect of this experience.

I decided since the manager was so sincere and seemed to be making his best effort, I would write a private letter to the GM.  What a mistake!  He gives me the most insincere apology known to man and offers me a free night.  You think I care to get a free night in such a poorly run place? By the way they are currently running a promo for a free night with purchase of two more.  So what is a free night to this guy?  I told him from a sincere place how unhappy I was and he slaps what he thinks is a band aid on it.  I wrote him back telling him packing up my family and driving two and a half hours is not worth our time for one night.  I never heard back.  SHOCKER!

So in the end, save your money!  If your going to pay $800 for two nights in Tahoe, go somewhere else!  Your just throwing your money and worse, your time away with this place!

Lakeland Village is one of the best places to stay on South Shore. This is one of the few locations that has a private beach and units that sit right on it. I have been coming here for over 25 years and it never disappoints.

Beach units - These are Lakeland's largest units and resemble small houses. The biggest unit is near the pool (small one) and has a dual master on the first floor, 2 rooms on the 2nd floor and a loft on the 3rd. These are great units for multiple families to share and great with kids because of the deck and quick beach access. Since there are only a few of these for rent, often you will have to book a year in advance for the summer. There is a small kitchen, large living room and dining room.

Townhouse (aka Treehouse) units - A majority of the units are townhouses that sit just behind the beach units. They are still 1 minute away from the beach and can hold up to 10 people or more. Most of these have 2 bedrooms, some even with a loft. There is a small kitchen, living room and dining room.

Lodge units - These are the smallest units and are in the main building. These are more like hotel rooms because there could be rooms above and below you. These are less vacation-y because you aren't amongst the trees and beach. I don't prefer these, but they are still nice, especially if there are only two of you.

    Pros:
    - Closest to the beach.
    - Clean units that actually sleep more than advertised.
    - Families playing and bbqing outside in the summer.
    - 2 pools and 2 tennis courts.
    - Free shuttle that will take you anywhere you want. Leaves from the front desk and can you call it to pick you up. Goes anywhere from stateline to the Y. Great in the winter, when you don't want to drive.
    - Snowplowed roads in the winter.
    - Free continental breakfast in the winter.
    - Great view of 4th of July fireworks on the lake.
    - Paddleboats available for rent in the summer.

    Cons:
    - 4th of July is by far the busiest weekend. Very crowded and parking gets tough. Once you park, rely on the shuttle or bikes to get around town or else you will lose your spot.
    - Cancellation refund is 30 day before arrival date for all townhouses.

Although the grounds and private beach area are nice, the unit we stayed in was a dump.  We stayed in unit 403 which faces highway 50.  We heard cars going by all night.  All of the floors squeaked, and the walls are so thin you can hear people in the rooms above you rolling over.  We even heard people in the unit adjacent to ours.  We went to Tahoe for some rest and relaxation, and all we got was very little sleep.  When we told the front office about our experience, all they said was sorry you feel that way.  If you plan on staying at Lakeland, make sure the unit you're renting is not close to highway 50 and that the insulation and flooring have been improved.  Otherwise, you're in for an awful time.

Wow, I was so impressed with my recent stay at Aston Lakeland Village.  The fall rates were amazing, the location is unbelievable within walking distance to a private beach on Lake Tahoe, and the inside was so spacious.  It really felt like being at a home away from home.   We stayed in a one bedroom plus loft, but there are many options available depending on the size of your party. It comes with a good size Kitchen and pots/plates/utensils if you would like to stay home and enjoy the place.  Although it was a bit cool outside, each townhome comes with a great balcony as well! The interior is a little bit outdated as mentioned in other posts, but it was still very liveable and I would consider good value for the money. On the grounds, you have access to two heated swimming pools, two jacuzzis, and a sauna.  Great place for a wedding a or a getaway weekend with your significant other/group of friends.  You must give this  try....you will not be disappointed.

This was my first time planning and making reservations and all at a hotel place. They were really friendly and helpful, considering I asked them a bazillion question. Customer service here is on point! They were so friendly and helpful.

The boyfriend and I stayed at the deluxe suite, and you could have easily had 4+ people stay in there. I think there was a pull out bed from the wall. The little kitchen was nice to have to heat up our left over food from dinner and to sip on some tea during the chilly weather!

I think the best part about this place is the shuttle and the underground parking!! We came a weekend where it was super cold and snowy! My car wasn't snowed in like the others on the street, phew! Less work to dig the car out of :'p oooh and I really liked the tiny fireplace!! The room stayed nice and toasty.

Our check out day was Sunday in the afternoon but we were going to go snowboarding all that day and they let me keep my car parked and let us take the shuttle to and from Heavenlys even after we checked out. Yay, so nice! Every time we took the shuttle, we waited no more than 5 minutes. The shuttle drivers were really friendly too!

I really enjoyed my stay while here!

It was very cozy and cute. With a cabin feel to it on the inside. This place really excedded my expectations. It wasn't very far from the casinos either. Thoroughly enjoyed this place! Amazing bed and pillows. I love that it has a separate bedroom (I reserved a one bedroom suite) and I love that everything is fully stocked (kitchen supplies, utensils, etc.). The bathroom could be bigger (tiny toilet/shower area) but I still had a lovely stay. Free shuttles to downtown locations and back and they run during reasonable hours. Perfect location. The amenities we're great. 2 pools, snack bar (expensive), paddle board rentals on your own private beach with BBQs & volleyball court. A lot of fun ... But the rooms (townhouses) not so impressed. It's spacious but both bathrooms on first floor. There's definetly as major difference in temp on the bottom floor compared to the next 2 floors up. Cold on the bottom and extremely hot on the upper floors. If you need to be cold you definetly don't want to stay here because there's no AC! The other thing that was ridiculous was housekeeping. Although the website says daily when you get here they tell you every other day. You can request it daily but even that doesn't matter because when they come they do bear minimum. The don't sweep or vacuum & when I called to ask the manager she didn't know if they did or not, also they only change the linen every 4 days ! If you request it sooner there's a fee! I would give housekeeping 1 star but I'm giving overall 4 because of the beach area & amenities including a full kitchen .

eeekkkk!!!!  What a shame this place was!  I am only giving it two stars because the beach access was nice and a few units I got to see were nice.  On that note, our room was awful, as were most of my friend's units.  The dishwasher was broken, the fridge shelf was broken, the BLUE carpet was from 1979, the furniture was super old, the internet didn't work.  On that note when we did call to complain, the front desk manager, Michael, was AMAZING!  He did offer us an additional discount and was extremely apologetic.  The rest of the staff there though, was not up to par.  When we checked in - the gal let us know we had a completely updated unit - lie!  I thought to myself - sheesh if our unit is updated - I am afraid to see everyone else's units!  When we checked out - the front desk person couldn't even explain the bill, she couldn't tell what CC I used to reserve, what day it was charged...just strange.

Each unit is individually owned and clearly owners are not held to a standard.  The unit prices are extremely high regardless of the unit you are given.  When asked what grade the unit we were given, they did not share that information with us!  I would recommend asking when you reserve you would like an A+ unit!!!

My friend reserved a few shuttles, and even paid extra, to have these shuttles pick us up for her wedding rehearsal.  The shuttles claimed 20 people were not standing in the parking lot waiting patiently...of course after the bride got on the phone and complained that she was 30 min late for her own wedding rehearsal they finally "found" a shuttle to pick us up...what a waste of $400!

On our ride home from the wedding we got extremely lucky though and they did send another shuttle with an AMAZING driver, Steve!!!  Thank goodness for that!

Overall, I would not stay here again....too bad because the beach access is amazing!

The staff is friendly and knowledgeable about the local area and resturants. The condos are great and incredably roomy and very well kept. They even offer a free shuttle to just about anywhere in town so you can stay car free during your stay. They also have the option to live here year round. We are considering buying a nice lake side condo to retire at in the years to come.

Ive stayed here 3 times: the first two times in their larger condos for 6+ people(which are awesome), and this time in their deluxe studio for 2+.
Every time I've been here is a great experience i love this resort and will continue to come back each time we are in Tahoe.

The deluxe sweet was perfect for a romantic vacation. Very clean, very quiet, well kept.
The staff was very friendly as well.

The only reason i am giving 4 stars instead of 5 is because of the pricing. This time around for the studio i purchased a Groupon for i believe it was $119/night which i feel was a little pricey considering that it was end of april, off season, just about every single activity was closed and there was absolutely nothing to do.
Im always ready to spring for the pricier side for this resort because i love it, but just about every other resort in the area was lower priced in consideration of the off season.

Definitely check this place out if you are looking to stay in south lake, i have yet to be disappointed. Beautiful views and just a short walk to the lake.

We stayed in a townhouse for my family of 6.  It was way too big and the kids were too scared to stay upstairs so they ended up sleeping with us.  I felt a little uncomfortable like someone was watching me, eerie.  I purposely left the hallway light on as a night light and in the middle of the night it shut off.  Don't get me wrong the place was nice just something about it.  For the most part it was clean, I felt it coulda been cleaner like I shouldn't have seen mold or whatever it was on the shower curtain and something spilled in the freezer prior to our arrival and it wasn't wiped.  I think it was weird how the full bath and half bath were right next to each other.  Probably won't book here again.

I am torn about how to approach this review and how many stars to get. I would give 5 Stars for the location and the fact that they have a REALLY nice private beach. The view from the pool is amazing! You really can't beat it.

Unfortunately I am a bit disappointed with the rest. They DEFINITELY put pictures of condos on the website that are the nicest (to be expected I know). What I didn't expect was HOW different the condo would be from the picture. Ours is VERY old and outdated. I was disappointed with how clean it was when we arrived as well. The bathroom still had some dirt on the floor that must have been tracked in. Many areas were dusty and the kitchen doesn't look like it has had a deep clean in awhile.

My next gripe is the wi-fi. They advertise that it is free....and it is. But I can see why. IT IS SO SLOW. It basically doesn't work on my phone. It takes about 30 seconds to a minute to get any page to load on the internet. While I appreciate free, I only really appreciate it if it works. They should offer a paid option for faster service. The free is a joke that is completely wasted.

We are here for a few more days, so I'm open to letting the "resort" wow me into changing my review to more stars. I just wish it had been a little bit nicer, more maintained and cleaner. Disappointed and wish I would have spent more money to stay somewhere else.

Friendly yet inattentive staff. Checked in at 1:00 (yes I know check in is at 4:00, but I figured I'd check in earlier for a chance to get in early plus so that my request for 2 kings be met). They said once my room was ready they would call. Let me point out this was Easter Sunday and it was dead as a grave yard. I had to call to check the status of my room at 3:30, the front desk said it's been ready and I could check in when I was ready (ugh? Thanks for the update!) still took 30 minutes to check in. Somehow I think this place is privately own and it's just a property management company I'm dealing with. The situated me in a unit right at the entrance along the highway. Worried about the noise I requested a different room, they were able to move me a couple of rooms down yet still on the highway.. Whoopie! Their excuse was all other rooms were occupied. It's the next day and still no one in site. It might just be because I'm using a groupon deal that I'm limited to certain units?
I would recommend this place ONLY if it's budget your working on, the 2b/1.5ba accommodates more than 6 people. The fully equipped kitchen is a plus. But if your looking for comfort look elsewhere. The beds are worst than park benches. Plus I don't think they vacuum the carpets because I dropped the hand towel on the floor of the living room and picked it up just to find it covered with dead bugs.
All in all it's an okay place.

We stayed at a deluxe studio.  Some other relatives stayed on the lake with 5 bedrooms.  On a positive note the bed and pillows were awesome and the staff was awesome.  It also is walking distance to CVS pharmacy and Safeway.  Also a breakfast place we don't recommend Heidi's.  Dirty and food is blah.  But the huge negative is both places had deferred maintanence.  Apparently they are owned by various people that rent them and both places were somewhat run down.  Out dated furniture and carpets, TV. Ours had a VCR!  The bathroom faucet was funky needed replaced.  The outlets needed to be replaced plugs fell out.  Kitchen really outdated.  I assume that some of them are kept updated depending on who owns them, but ours was not and our relatives was not.  We probably wouldn't stay there again and neither will our relatives.

One of the reason i booked this property is because it was close to the beach and they have kid/teen activities and thought this would be a great place to stay. Front desk people were very helpful. The unit we stayed at however (410) is nothing like the picture posted on the site. The unit was outdated. As we walk into our unit the carpeting was wet, kitchen closet door has hole patch and the side wall has hole patch as well then the smoke alarm was not attached properly that it fell on my head (OUCH!). The pillows and bed were very uncomfortable and the traffic noise was bad.

The good thing about this resort is that they had some children activities and its very close to the beach and free shuttle services. Kitchen is fully equipped. Unit is very spacious good for a a big family. The pools are nice and the beach is really wonderful and there was lots of space and plenty of chairs and lounges to use. I would come back here again because of the beach the kids activities but am hoping to have a better unit with less traffic noise and a more updated townhome/unit

P.S please double check your room before staying there. This unit we stayed at has wall patches and has small holes on the wall and if you do see it pls report right away. Thats the mistake i made..i didnt report the holes and just assumed they were working on it due to hole patches that were already done on the wall.  Now i'm being charge for something we didnt even do. I ADVISE EVERYONE WHO IS STAYING THERE TO DOUBLE CHECK EVERYTHING...

We stayed at Aston Lakeland Village last weekend and had a great time. The resort is a large collection of condos and apartments right on the edge of South Lake.

    Pros:

    - The resort leads right up to the beach and a pier to look out over the water. The beach was clean and there were several chairs all throughout the beach to enjoy the view.

    - There was a courtyard area with two propane fire pits that were free to use. The beach also had three grills (two propane and one charcoal) that were free to use. We used the fire pits to roast marshmallows at night.

    - Near the beach was a rec room (for rentals I'm guessing), two pools (an adult and kiddie pool) and a spa. The pool area had several beach chairs to relax on a view of the beach.

    - The grounds were very well kept and clean.

    - Parking all throughout the resort (although I can see parking getting limited during peak hours).

Overall, it was quiet, relaxing and clean.

    Cons:

    - I really didn't like the condo we were staying in. We were staying in one of the larger condos (four bedrooms and a loft). The furnishing was basic. Beds were okay. The downstairs area stunk the whole time we were there.

    - My biggest complaint about the condos were the SQUEAKY FLOORS. Most of the bedrooms are on the downstairs level, with one bedroom on the 2nd level and the loft on the third level. The floors were incredibly squeaky (probably need screws instead of nails). Every time someone would walk on the floor above us, the ceiling squeaked loudly enough to wake me. It was incredibly frustrating and I would hesitate to book again if this problem is rampant throughout the resort.

    - The condo we were in only had basic supplies in kitchen. A few pots and pans (all crappy), plates, cups, bowls, silverware and a few cooking utensils. If you stay, prepare to bring everything you will need to cook, and I mean everything. There is no salt, pepper, dish soap or even sponges to clean your items. There were dishwashers and detergent, but we had to go to the store and make several trips to buy basic items we needed to cook with.

    - My last complaint would be the housekeeping. They never came by unless we called and asked them to, and even then they didn't change the sheets or empty the garbage in all the rooms. They just brought us towels and trash bags and took out our main trash. Very unhappy with this.

    Summary:

    - I would only stay here again if I was getting a non-squeaky condo and if housekeeping actually came by every day and did their jobs. The grounds and quick access to the beach was nice, but the condo and service could've been a lot better.

A beautiful property with breathtaking views!!! I love Lake Tahoe, keep it blue!

The views are amazing and you are a hop skip and a jump away from a stroll along the shore.

The cabins are fully stocked for your vacation! We had all that we needed to spend a weekend here during the winter.

FYI, extra towels can be rented out for a deposit of $20.

My boyfriend and I recently spent the weekend here while attending the Ironman as volunteers. We stayed for 2 nights. I booked the Studio, but when I got there, I somehow received a 1 bedroom instead. And it was pretty big. Awesome! The parking was easy and free (one car per room). We scored parking right outside of the room basically. The walkway to the room had a vending machine for soda and snacks (reasonably priced). The room was a condo, so it had a small kitchen, nice eating area and a very nice outside patio. Too bad it was too cold for us to actually use it. There was a separate heater in the living room and bedroom which worked very well. The condo itself showed some wear, but the living room furniture was very nice and comfy. They had extra blankets in the living room and bedroom closets. The room was clean and turned over very well, which we appreciated.

We stayed on the second floor and we did hear some noise from the ceiling from people walking. Otherwise, we heard nothing the whole time we were there. There was a nice breakfast place right next door ( a little bit pricey, but very convenient). There was also a CVS and Safeway within 2 blocks of the place. The hotel is right on the lake, but from the basic rooms, you don't have a view, and it is a short walk to get to the beach. Unfortunately it was raining so we didn't have time to go.

My biggest complaint about the place was the bed. It really needed to be replaced, because with 2 people you could really feel each time the other person moved, which made it hard to sleep. Also, the fireplace did not appear to work. At least, there was a button to turn it on and when we did, nothing happened :( Otherwise this was a good place to stay. If I came back in the summer, I would definitely choose to stay here.

We stayed for one night in a one bedroom suite with sleeper sofa in the lodge. While on balance it was okay, I think that I'll try a different hotel next time we come to town.

The Positives: pleasant setting - very tree-y, right on the water; convenient location walking distance to numerous reastaurants, rental & tour companies, and shops; nice amenities, especially for a condo-type hotel: pool, (big) hot tub, fitness center, beach, pier, computer in lobby, on-demand shuttle to/from anywhere in town; VERY friendly and helpful desk staff - the most helpful hotel desk staff in any type of hotel I've ever stayed in (did Google street view to give very detailed directions to a hole-in-the-wall retaurant, gave numerous personal reviews of many restaurants that I asked about that I had found on Yelp). Finishes in our suite were nicer and more modern than I expected after reading some reviews, and we didn't have any problems with remodeling or cleaning noise in neighboring units that some reviews mentioned. Despite major renovation in the lobby they did a good job of working around it and minimizing its effect on us guests.

The Negatives: major renovation in the lobby with the noise and mess that entails; dated, slightly shabby finishes/details in the halls; slow internet, both on the wifi network and also on the lobby computer; VERY uncomfortable beds. The mattress in the bedroom was the firmest that I've ever slept on. I tend to like firm mattresses and didn't think this would ever be a negative for me, but this was even too firm for me, and I tossed and turned trying to get comfortable several times during the night. My poor wife, who tends to like softer mattresses, woke up hourly and was exhausted the next day. Our son had the sleeper sofa, and he reported it to be very comfortable. That being said, he is twelve and was up for good after only seven hours of sleep (and was tired all day as a result) - he will usually sleep for nine-ten hours when left to his own devices, so I wonder if it really was that comfortable or if he is just more forgiving/has lower standards. I was sitting on it with him before he went to bed, and I wouldn't have been able to sleep on it. The mattress was so thin that the support bars were digging into me. I know it's a sleeper, but it was bad for a sleeper. They should invest in better mattresses. The other negative aspects were pretty minor, and there were far more positives than negatives, but the beds were so bad that it tipped the scales.

Purchased stay on Groupons...what a DEAL! If ever planning a stay with family & friends, this is the place! We got a 2br & 1 1/2 ba but came with a loft with 2 additional beds like having a 3rd br. The staff was very courteous and helpful. Especially Melanie! Thanks for the fantastic stay and this is my go to place anytime in Tahoe!

We loved it here! We booked for one night and we were enjoying ourselves so much, we stayed on for another night. They had already rented out the 2bd/1.5 ba town home that we were in, so we had to move, but they gave us a 2bd/2 ba for the same price, so that was great.
The private beach is awesome. We played all day and watched the sun go down. It was truly beautiful. The grounds were gorgeous, too.
The staff was so friendly and accommodating. Some of the best hotel staff I've had the pleasure of dealing with in a long time.
The only thing... and I wouldn't call this a con, just a "thing", is that some of the condos have funky decor. Since they're independently owned, you get very different looks. Our first condo was great and the second one took the day to grow on us (it was decked out in bear everything) but by the end of the stay, we'd grown to love it, too. We will be back! Again and again, I'm sure.

This was my first trip to any part of Tahoe and I loved it! The rooms at the Aston offered the rustic ambiance that we were looking for inside and out, with the resort set within the trees making us feel like we were in the woods.
We only had one of the smaller rooms, but it included great amenities like a fireplace and mini kitchen, along with free wifi. The other bonus was that it's on lakeside for a nice stroll on the beach. The bathroom was SUPER small, but I could get over that quickly.
The California side of South Tahoe... so much better than the Nevada side.

Wow, this place exceeded our highest expectations!

We rented a 1-bedroom townhouse for our family of 2 adults and 2 kids. What we got, could have easily fit one more family just like ours: a WONDERFUL 3 levels house, with bedroom downstairs, family room, well equipped kitchen and dining room on the main floor, and a 3rd floor loft that had 2 bunk beds, that we didn't even use. Well, my kids jumped in beds and run wild, but that doesn't call "use". I cannot understand why they limit the number of persons in a 1-bedroom townhouse to 4, when it can easily fit at least 6 people.

Each townhouse is furnished and decorated differently (so no two units are the same), because each unit is privately owned. But all of them have a fully equipped kitchen, microwave, refrigerator, coffee maker, TV with cable, DVD player, WiFi, fireplace, balcony or deck.

Location is great, they have a private beach by the lake and the views are... breathtaking! They have a pool, too, in case you wonder. They are not so far from the Gondola, in fact once we had to walk the way back, because my phone ran out of battery and couldn't call their free shuttle to pick up us. Their shuttles are on-call only. I wish they would have been nice to stop when we waved to them on our way back and they saw us walking with two kids...

If you are coming with your family or a group of friends, I suggest you get a townhouse; they are incredibly cozy and much more spacious than a lodge/condo.

TIP: If you are booking online, like for instance at hotels.com , try to book when they have the deal "Book 2 nights, get the 3rd night FREE!" Then your total cost will be much, much lower!

I HIGHLY recommend this place for your stay in Lake Tahoe! For about the same price, you will get a huge amazing house just for yourself, instead of a tiny hotel room elsewhere.

I would NEVER stay again in a hotel room in Lake Tahoe, not after discovering this place! :)

I stayed here this past weekend. I first discovered this beauty on booking.com , they had a deal where you get a one bedroom suite with loft (2 levels) at the rate of $199 so i booked it. I then discovered that there was not enough beds to accommodate my guests and the next room up would be a bit too pricey so i called and the lady i spoke with answered all my questions and helped me find a one bed townhome (3 levels) for an additional $20 more which was a steal. These accommodations definitely have character, if your looking for modern feel, updated appliances, this is not the place for you. Long story short, as soon as we got there it was easy to find and check in was simple. We had an issue with our shower,( it was a minor mistake that was eventually resolved) it wouldn't turn off so we had to pack up and move to a new location where they definitely look out for their customers. They upgraded us to a lakeview property that was much more spacious, about 5 bedrooms including the loft, and on top of that they extended my checkout for later time and took money off my bill. I wish i had the supervisors name but he was definitely a superstar.

    SPACE
The bedrooms were very spacious, clean and much nicer than the photos on the website. There was extra pillows and blankets in every closet and each bedroom had a personal fan which was neat. Also, the beds were so comfortable and my room had a new flat screen mounted on the wall and there was cable ready, at no extra charge.

The bathrooms were newly updated, there was enough towels and wash cloths and bathrooms were extremely clean.

There was a full kitchen and a large living room with a large dinner table for 10, fully equipped, it had everything, pans, pots, baking tools, you name it. It also had a good size patio overlooking the lake with lots of natural light in facility. Couches were very comfortable and there was a fireplace with a good size TV in the living room.

    Location
This resort was in the center of everything!!! Best location ever, everything was walking distance, boat, jet ski rentals, etc, you name it, footsteps away. Our townhouse was right on the beach, 2 swimming pools nearby, Jacuzzi, tennis, fitness center, etc, this resort had it all.

    SERVICE
The employees were very accommodating. The service i received was very pleasant and i cant thank the supervisor enough for making this experience beyond my expectations and my mothers best birthday experience. I will definitely refer all my friends and family to this wonderful retreat. If i had the funds, i'd def. look into purchasing, this will not be the last time i visit, it will be the first of many more to come! I just wished we could've stayed longer. If your looking for a lovely getaway with your family and friends, this is the spot for you!

Outstanding for the price, especially for Tahoe -- even the studio rooms have little kitchenettes including microwave and refrigerator. The room was clean and comfortable. Each and every staff member was friendly and helpful from the moment we arrived until we left. Lovely to have the private beach in the summer with nearby kayak and other rentals. And, to some it might be a little thing, but they had THE BEST in-room coffee of any mid-price hotel ever (La Matina). In fact, it was better than many high end hotels. We will definitely return!

Greeted us right away and got us checked in. We checked out the room and it was amazing! The fireplace wasn't working so when we went to get out bags we told them. Within 5 mins maintenance was there and fixed it. The bed was sooo comfortable. We both enjoyed this stay and we will continue to stay here for our getaways together. Highly recommend!!!!

The place is getting a little long in the tooth.  Needs a remodel.  Clean enough, except for the large dried spit goober on my patio door.  They say " no pets," but a lady down the hall went into her room accompanied by a large dog.  Next time I think I would choose somewhere else in Tahoe.

This place was entirely ok.  I purchased a Groupon for an off-season reservation, so it was $126 for one night in a room that sleeps four (separate bedroom and a sleeper sofa) with a small kitchen.  Would have been better maybe for a family with kids instead of just the two of us, although I can't see how more than two people could get ready in the small bathroom area.  I was pretty unimpressed given the price... I probably would have been just as happy with a cheaper room at Big Pines or Capri.
It was clean, but like most Tahoe hotels it's got some outdated features (last time I was in Tahoe we stayed at Heavenly Village Condos, so I think I was a little spoiled).  However it does have a great location right on the beach which was beautiful and just a very short walk from our room, although in April it was pretty cold.  The pool was undergoing maintenance and we didn't get to try to hot tub, which overlooks the lake.  I could see in the summer this would be a pretty fun spot; it was nice and quiet for us.
There is also a small gym with a couple treadmills and a stairstepper but not much else.  I could see returning here with friends to stay in one of the kickass suites that opens right onto the beach!

Cute place. Nice location and great for kids as the beach is right there!
That's about as much positive as I can say about this place.
Well actually the staff is pretty helpful and pleasant.
OK here goes the negative...basically this is the noisiest place I have ever stayed in!
The walls must be made of cardboard, I swear! I could hear my neighbor snoring, talking on the phone at 3am and yes, I could even hear him passing gas! Utterly disgusting..and our room happened to face the main road...OMG... It was like sleeping on the center divider of a bustling freeway! Not in any way conducive to a relaxing getaway. Sirens in the middle of the night woke us out of a sound sleep on several occasions. My home in Los Angeles is more quiet and serene than this place.
After 5 nights in this place I was so sleep deprived, I made a reservation at another hotel so I could get the rest and relaxation I came to Tahoe for!
The furniture is run down and the place in general could use a good make-over!Thankfully, the other hotel made my trip worthwhile!

Great location. Super friendly front desk staff. Private beach. Very clean room. 5 stars for these.

We stayed in a loft. The whole building, including the elevators and our room had an old-building smell. Got used to it after one day. The wall between next room seemed thin. We shared their activities from next room, including the morning cartoon and late evening kids noises. We had a gas fireplace, a remodeled travertine bathroom and the dated original kitchen with old vinyl tiles in some areas. One burner in the stove did not work. I saw another room had wood flooring. Apparently the rooms are independently owned and different. For the old smell and dated interior, minus 0.5 stars.

What really bothered us was the internet speed. A snail can move faster than this. On the first day (a weekend) after we spent 20 minutes on Pandora to play a song and it never came out, we gave up. Couldn't check any google map, nor to make reservation on OpenTable. No webpage could show.  The second day (a weekday) a little bit better. Slow still but things showed up. They really need to update their internet. Minus 1.5 stars for the slower-than-snail-speed internet.

One thing about the loft. Great for kids. My daughter had fun shooting paper airplanes from living room up to the loft and from the loft down. May not be so good for older people though if you need to get up in the midnight to use the bathroom.

Stayed here 3 nights in a one bedroom. It had a downstairs with a master bedroom. On the next floor was the living room and kitchen with a wood fire place and a couch that converted to a bed. Also has a nice bed in the loft. The grounds are great with trees, and super close to the lake. Within a couple of minutes walk to the beach it has access to several restaurants and water activities. Excellent front desk service. Affordable pricing.

Two families w/ kids rented the two bedroom two bath pine grove townhouse w/ loft just days before a last minute planned trip.

    Pros:

-LOCATION ..the best.  Minutes walk to lake w/ activities, restaurants, and casinos.
    -Free onsite hotel shuttle.
-Town house layout had all bedrooms on first floor, with spacious kitchen and living area on second floor for hanging out.

    Cons:

-Furniture and look of the place is outdated.  Somewhat expected in Tahoe, but this place could use a makeover.
-After a trip to pool, and getting ready to go out...we had no hot water.  Felt like water coming from shower was directly from lake, ice cold.  Called maintenance, and they did fix but took a hour.

Overall, for the location alone....this is a great rental especially for a 1-2 night family getaway!

    Would come back: yes.

My wife and I recently stayed in a room at this resort for our anniversary, and were severely disappointed.  I booked this resort because I thought we were getting an updated, romantic setting.  The unit was definitely not as advertised on their website and Groupon posting. Our unit smelled stale, the furnishings, carpet and kitchen were outdated, and several drawers in the kitchen were broken and unable to sit on the tracks.  In the kitchen, the hand mixer did not work and some of the silverware still had dried food on them. The entire unit was not well lit, and we felt like we were in a cave the entire time.  We were also not informed the fireplaces were wood (it is gas in the picture), so we were also unable to use the fireplace because they charge for the wood, so make sure to bring your own!

On a positive note, I will say, the front desk staff was extremely friendly, and that, we appreciated.

Needless to say, my wife and I were not happy with our say, and it was not a great way to spend our first wedding anniversary.

Our family vacations in Tahoe often and have stayed at many of the resorts in the area, This was our first time staying here and to be honest we were less than impressed. We got a good deal through living social which is why we figured we would check it out. We stayed in town home 522 and when we walked in were immediately taken aback by several things.

#1 The complete awkwardness of the floor plan. (More on this below)
#2 The condition of the unit (Everything was extremely old and worn in the unit)
#3 The entire place smelled of POOP (Dog, baby, whatever...either way NOT COOL)
#4 The drastic temperature change between the levels (It felt like a 20+ degree difference between the main living room floor and the lower level that had 2 bedrooms and the awkward bathrooms.

This specific floor plan is tri-level and makes absolutely no sense. The only 2 bathrooms in the entire unit we both on the 1st level RIGHT NEXT TO EACH OTHER. There was no bathroom on the main level where the kitchen and living room was and then there was a super rickety (like moving A LOT when you tried to go up or down it) spiral staircase that led to the loft which contained several additional beds.

The pool and spa area was decent, as was their private beach. However, we usually spend the days at Round Hill Pines Beach so it didn't really matter for us.

The location was ok but since we are used to staying at other resorts closer to the action (walking distance) we thought it was kind of a hassle to have to get in our car and drive everywhere.

I'm almost positive that these town homes are individually owned so it's probably not the resorts fault that we ended up in such a weird, gross unit. I'm sure that there are probably better floor plans and cleaner more upgraded units at this resort but I don't think our family would want to risk the chance of ended up in another one like this.

We will most likely be staying somewhere else next time unless we get a great tip from someone about which units are actually nice and worth renting.

Great rooms, if a little old. The layout of the rooms was pretty good, and they had a mini kitchen as well which is pretty nice. The shower and the room with the toilet in it were both very small, but the part of the bathroom with the sinks and mirror was fine.

I don't remember the last time I saw a CRT TV, let alone in a hotel room. I'd forgotten that high-pitch sound they made but now it drives me insane having not had to hear it for so long.

If I had to make one change (aside from the TV, which I guess isn't a big deal because who goes on vacation to watch TV in their hotel room?) it would be the same as every other hotel I've ever stayed at: there are no power outlets anywhere near the night stands. I had to plug in my phone in the closet, which is just dumb.

When you take everything into account, this place deserves 5 stars! The manager Jerry Bindel is, by far, the best manager I have run across in the hotel business and I've been to quite a few hotels.  The front desk staff is collectively the friendliest and most helpful I have ever dealt with. The location is central to a lot of the things to do while in Tahoe. The rooms have always been very clean with well stocked kitchens - the only thing you need to bring is the food. I will continue to stay here every time I come to South Lake Tahoe, generally once every 3-4 weeks.

Stayed at Aston back in the first week of June to celebrate my boyfriend's sister's birthday. The four of us stayed in a loft suite and really enjoyed our stayed.

Being that we booked last minute, we really wanted to find a place to stay that was close enough to the lake where we can easily enjoy a day of jet skiing, water activities, and being able to lounge around the lake. Aston is easily accessible to all the water activity needs that we wanted to accomplished. When we arrived we definitely realized that we were literally 50 steps or less away from the lake. The property itself has it's own private strip of beach/lake area that only Aston guests can enjoy. It is walking distance to Ski Run Boat Company which we were able to enjoy water activities such as jet skiing, para-sailing, and much more. (P.S. Aston offers coupons for Ski Run Boat Company and it's a great deal because it's almost 50% of original prices!)

The room itself was really comfortable. It was two stories with a loft on the 2nd floor with a queen size bed with a small bathroom (no shower). The first floor had a master bedroom with a king size bed, patio accessibility, and its own master bathroom. The kitchen was small but suited well with our short stay. Having our own kitchen really made our stay more enjoyable and saved us a lot of money. We were able to bring our own food for meals and enjoy it on the patio. Keep in mind that every room's interior design and the amenities in there are not all the same for some of the rooms are personally owned properties.

Service at Aston was great. We ran out of some kitchen supplies and they were quick and kind about bringing more to our room. The lobby is going through renovation, so the main elevator area was ripped bare and only had its foundation and kinda felt creepy at night, but it wasn't something that bothered us.

Overall my party and I really enjoyed our stay at Aston. We found a new found love for jet skiing so we will definitely return back to Aston for our future South Lake Tahoe trips!

We rented the 4 bedroom with loft and had a fantastic time!  (Room 527)

    Pros-
Lots of people can fit!  The condo had three rooms with queen size beds, a room with two full size beds, a loft with a queen and single, plus the couch was a pull out.

Proximity to the lake was fantastic!  With sand in sight from the room, we were seconds from the beach area.  We came with kids, so it was important that we were close and not lugging tons of stuff very far.

Great kid pool!  Our infant and 3yr old had a fun time in the small kids pool.  Larger area for older kids is separate, plus hot tub.

Close to water sports.  The rental counter for kayaks, paddle boards, etc., was only a 5 min walk down the beach.

    Cons-
Saturday night was NOISY with a wedding reception at the pool area.  Club music pounding until 10pm.  Our little kids slept through ok, but having the windows open was annoying.  That said, it was ONLY noisy Saturday night.  We stayed from Friday to Tuesday and all other days were incredibly peaceful.

Showers/tubs all have sliding glass doors and are cramped.  Really difficult if you have kids to bath.

The floors creaked like crazy!!!  If you're staying downstairs, you'll be hearing everyone walking around upstairs!

Great place to take your rest
    They have two pools.
    One facing the lake.
The pricing is amazing and the service is great. The front desk is always ready to help with any information that you need
    to enjoy your day.
It's a big property and very peaceful.

Came here with a bunch of friends for a weekend getaway. Very good value, at ~$500/night for a large loft townhouse that had enough beds for 10. There was full maid service along with the usual hotel amenities, and our townhouse came with a furnished kitchen, plenty of couches, fireplace, as well as free Wi-fi (although very slow). Furnishings were decent and our townhouse had a cozy cabin-like feel. Free continental breakfast was provided, although the offerings were a bit sparse (no hot items, save for a toaster).

There's heated pools, jacuzzis, fitness center, and a dry sauna. The jacuzzis were definitely very enjoyable, although a bit small and crowded when we went. The hotel is located right by the lake, which is convenient; Heavenly is also very close by. Convenient layout means you can park close to your actual accommodations, with the reception desk centrally located.
Staff were all friendly and helpful; both check-in and checkout went smoothly.

Overall it's a very decent hotel; I definitely wouldn't mind staying here again if I go back to Tahoe.

Shortly after leaving my initial review, I was contacted by Mr. Bindel, General Manager for Aston Lakeland Village Resort.  He told me that this was unusual for their resort and offered me a complimentary night to show me.

Well, I took him up on his offer and contacted him about our availability this past Sunday, May 18th - Tuesday.  He personally handled my reservation and comped the first night as promised.

When I first walked into the room, I immediately noticed the nice decor of the room, it was lovely!  Mr. Bindel even had a gift "basket" waiting for us that included a bottle of red wine, 2 bottles of water and some snacks - a very nice gesture!

We were completely taken aback that he had reserved such a nice room for us and he gave us an amazing rate for the additional night too.

The room was a 1 bedroom loft with 2 baths.  There was also a nice fireplace and patio that is accessible from both the  "master" bedroom and the living room.  The upstairs loft area has an additional queen sized bed and sink area with a standing shower.  There was also a full kitchen with newer appliances than the previous room. I would recommend room 318 to anyone coming here, the location is perfect, definitely less noise and no one above you.

Mr. Bindel truly outdid himself as he completely exceeded my expectations.

I would also like to point out that the front desk clerks at Aston Lakeland are, collectively, the best group of clerks that I have run into in a while at any hotel.  Alex, Michael, Kelly, Andrea...you are friendly, helpful, resourceful and just everything you expect when you are contacting the front desk at a hotel.  You all were so nice to us and we were able to explore each fishing place that you recommended.  Thank you so much!  You added so much to my trip!!

Mr. Bindel!! You have made me a believer! And you have also found a regular customer, I plan on returning to Aston Lakeland every time we take a trip to South Lake Tahoe, we usually go about once every 3-5 weeks during spring/summer, so I'm looking forward to our return!

There is a lot to love about this place...the front desk staff, the free shuttle, the convenience to Heavenly.  So much.  BUT we've been there a bunch of times over the past 15 years and there is a recurring problem with the housekeeping staff.  They are under the impression that guests are to live according to housekeeping's schedule.  Period.

Here is what I mean.  If, you enjoy sleeping in while you are on VACATION...and you put out the DND sign, you will get a little notice that states that if you call housekeeping by 2PM then will come back to clean your room. The thing is...and this has happened to us on more then one occasion...they don't ever actually make good on that request.  And when you do call, you get this "well, I don;t know when..." or "we're short-staffed so might not be able to..." kind of thing.

We've had it.  We left a day early this week because we got that notice the 2nd day in a row after following the directions the day before and calling housekeeping at 11AM (well before the 2PM cutoff) and still not having our room serviced.  This also happened to us multiple times when we met some family members there in September of 2013.

On a minor but still annoying note,..since the bathrooms aren't even big enough to change your mind, couldn't they mount extendable, lighted make-up mirrors on the wall?  I'm tired of getting a back ache just from trying to put on my makeup.

But the housekeeping issue is beyond unacceptable and the last straw.

Great value. We have stayed here twice over the past three years. Always a pleasure!

You pay the same price for a crappy hotel room elsewhere in Tahoe. Lakefront units, two swimming pools, full kitchen in each unit.

We will stay at Lakeland Village for years to come.

Each unit is individually owned, so some are better maintained than others. We stayed in Unit 221 in the Lodge and it was quite nice. An end unit away from the highway, it was very quiet, and we had a peek view of the lake, and a large pine just off the balcony. The beds certainly aren't new, but were OK. The sheets seemed new, the two chairs in the room were comfortable, and the bathroom didn't seem cramped to me. Water pressure through the shower head was low, but at least the temperature was stable, with no sudden scalding or freezing. The ceiling did creak when the guy in 321 walked around. This is a common problem in hotels/condos/etc., so I normally ask for a top-floor unit. I will do so next time.

I liked that most of the cabinets and drawers were high-quality and self-closing.

All employees were friendly, good-humored, helpful and patient. Parking was problem-free. We likely will stay here again.

Note that our stay was midweek and off-season.

2014 summer update! New review for a family gathering within a Pinegrove 4 bdrm 3 baths with loft townhome.

This place was so great! My whole family loved our stay here. I know every townhome is different given how each one is probably personally owned. We got lucky with ours.

Plenty of room for a large family. Two rooms had double queen beds, one master with a king, one room with another queen, and a loft with two twin beds! All in all, our townhome could comfortably sleep 14 people onto beds if we wanted to.

The best part was how close it was to the resort's private beach. Not lakeview distance, but almost. The water is literally only like 2-3 ft deep for 50-100 ft out from shore. Great for children and non swimmers. Also great for learning to kayak or standup paddleboard (which you can rent directly from the hotel!). If you fall off just stand right back up :)

You never have to go anywhere else in Tahoe if you stay here. Everything is already within the resort. Venture off and everything is so conveniently close I really can't imagine staying anywhere else anymore.

I love Aston Lakeland village resort. A family friendly place. We stay here once a year. The townhouses, they call 1 bedroom are big enough for family of 5. Here are 3 levels, one is adult bedroom, one is a living room, and there is a loft with 1 bunk bed and one queen bed, for kids. Location is great also, right on a beach. So cool. They also have free shuttle to casinos and ski resort.
But there is no snow here this year:(

Sometimes I go to Tahoe with a skibus. We stayed at this place. The condo townhomes are nice. I slept in a queen bed in the loft. There is a nice living room and kitchen. It's not far from the main activity in South Lake Tahoe. I recommend this resort if you need a nice place to stay in S. Lake. They offer free breakfast.

Not all good, not all bad....

My extended family attended the 2014 Oktoberfest In Tahoe and this is where we stayed.

Checking in and out, getting luggage to the room, and the common areas were great...don't let the old pictures of the tired decor scare you...it has been redone fairly recently.

The good...decent price, clean, no dreaded bugs, easy access to parking and lake as well as casinos.

The bad...tiny bathroom, saggy chairs, towels not fully stocked on second day.

The ugly...saggy mattress, excessively loud road noise on Highway side (no dual pane windows in Tahoe?), sheets so pilled they were scratchy.

Would we stay again??  maybe not...

This is a really nice group of condos right on the lake. We AirBnb'ed a townhouse that had a beautiful open foyer and a loft bedroom above it; on the first floor were the two main bedrooms and bathrooms.

The lobby area has a pool, maybe 20 yards, good for short laps. It's heated so you can use it even during the winter. There's also a pretty big hot tub (enough for probably 20 people; we had 2 groups of 5 on either end and still felt like we had our own private space). It was nice to be in the hot tub for a while, then do a couple laps in the pool if you felt like you were getting too hot.

From anywhere in the complex it's under a 2 minute walk to the lakefront. There's a beach and there seem to be small boats and kayaks for use during the summer; we were still able to enjoy it during the winter walking around and going out on the dock.

    This review is long due...

First of all this place is expensive... But I must say it is worth the money except for few things.

    1) Great location
    2) Kind of private beach awesome
    3) Room is fully equipped.. You don't need to bring anything, just get here with  some cloths :)
    4) Breakfast is decent
    5) Staff are handy and responded quickly when one of my key cards wasn't working.

    Things disliked

    1) Kitchen utensils were sticky.. Some of them still have food sticker on them.
    2) Sink was clogged and literally had to wait for all the water to go after every time I used it
    3) Bathroom is small compared to any other place.
    4) Bath shower is all over the bathroom.. Was very frustrating.

Since these are the things that make the stay enjoyable and I had problem with all those , it reflects in my review

Me and my 7 friends went there for a bday for one night so I can't say I had a full experience. But from what we had there for a night I didn't see anything wrong with the place.

The only really funny thing that happened was that the bed upstairs had something weird with the frame and the mattress soaked in a little.

The place has a spa to offer and great location to downtown.

The pride seem to be on the average.
