    Unfortunately, the bad reviews you see here are all true.  Stayed here for a wedding in Miami, and this place was a DIVE in every sense of the word.  The hotel has not been kept up over the years, only the most rudimentary updates have been made.  The walls and doors and all the trim in the room had been painted white to try to  cover up the many defects.  The floor in our room needs a major renovation that the cheap carpet couldn't conceal.  This fleabag of a hotel isn't worth $20/ per room, let alone the amount we were charged.  Be warned, the complimentary breakfast includes just coffee and coffeecake--nothing else.  Spend a little more to get your money's worth somewhere else.

    No stars, awful place. Chipped paint, broken light fixtures. The entire place had an unsafe, grimy, rapey, feeling to it. Total crap-hole. I booked it for 1 night cause it was cheap and close to the port but sleeping on the street seems just as clean. Please avoid this place and shell out the extra $ for something more upscale.

    STAY AWAY !!!!! I booked this hotel thru PortofMiamiHotels.net  it was by far the WORST! I felt like I was in a bad movie. I paid $125 for a "double room," the room only had one bed.... and no shower or tub. I chalked it up, and stayed the night on the town. This is not worth your last dollar!!!!!

    This is the worst hotel I've ever stayed in. First of all, the parking garage is behind the hotel in a little alleyway that isn't very close to the hotel. So not only did we have to walk in the pouring rain but none of the parking attendants spoke English. They originally told us we couldn't park there until we argued with them. Then as we are getting our stuff our of the car one of the attendants driving one of the other guests brand new car backed into the wall, leaving a dent.
    Now for the actual hotel.... The elevator is like the elevators in titanic... There is a man running them, and they run like they are super old. Our door to our room wouldn't shut unless you locked and dead bolted it. The bathroom door wouldn't shut at all. The windows still had old tape on them from eons ago and when I opened the blinds they fell off onto my friends head.
    The floors were wet and almost felt slimy. We were terrified of bed bugs so we slept with the lights on. The only way we managed to stay the entire night is because we polished off a very large bottle of liquor.

    Not sure if this tops my list of bad hotels but it comes close. I don't know if it was the unmentionable substances on the bedspread or the plethora of tiny insects, but this was pretty close to one of the worst places I have ever slept.

    This place is disgusting. The lobby seemed okay, but then the way up to the room (we were on the 4th floor) was through the FIRE ESCAPE since the ancient elevator didn't work and there were no normal stairs. The room is straight out of a roach motel in a horror movie, but worse. We were prebooked for two nights but strongly considered getting another hotel as soon as we got into the room. The "breakfast" was just toast and  coffee. Needless to say, we will never come back to this dump and pathetic excuse for a "hotel".

    By far a really bad hotel, i won't lie I know what i was getting into. It was bound to be a decent to bad stay.
    The only reason I stayed here was to save money on cab fare I figure i saved between 300-400$ being about 80$ for 1 trip from the nicer hotels near the same rate.  
    The hotel is also central to everything i needed cvs walgreens small bar across the street thats open 24 hours.

    Ultra music festival was held a block away, I can here the bass from my room.

    I did my research I feel that for the price it wasn't that bad i went through Expedia.
    The only way I would stay here again is if UMF happens the same way again.

    I give it 3 stars for convince and location

    IDK what these other scrubs (looking at you "dutchess" Rachel) are talking about, I seriously don't think they would know what class and sophistication was if it hit them right in the face. I grew up in a shelter and THIS is my idea of what paradise should be like. this hotel is amazing for it's location and for making you realize the finer things in life. i dont think I ever wanna go home, going to see if i can rent a room out for a few months. LEAM LIFE!!

    Since i am on trip from Chicago, i expected prices of rooms to be similar here in Miami, if not less. I paid around 110 bucks (per day rates) for 4 nights without doing my homework. A decent hotel with bar and pool - you would have to spend around 150 bucks a day.

    Pros
    Cheap Price - if you think you can stay in streets or in train  station, you are more than welcome to stay in here.  
    Free breakfast ( Bread Butter Jam Coffee )

    Cons
    Keep your expectation to bare minimum if you have stayed in Hilton or Hyatt.
    No windows in room  
    Water leakage in Ceiling - Ceiling not clean
    Internet Sucks
    No clean sheets avaiable
    Very similar to ECO Lodge - but price close to 100 bucks

    This hotel is the worst I have ever experienced. It has no guest parking at all, you must pay to park on the street or city parking lots at least one block away, for at least $10 per day or more.  They don't give you towels unless you ask the front desk, the rooms are stuffy and moldy, cracks all over the baseboard, noisy rooms from adjacent buildings, unkept everywhere.  If you want to experience the worse at least once in your life ... then stay at this place. I was booked for three nights, I checked out (without a refund) after the first night and went somewhere else.

    If it could be lower than one star I would rate lower. It's a dirty ghetto place. The hotel has painted over years of dirt and grime. The place stinks and is closed up, the bathroom in the room is nasty and has what's looking like mold in the corners. Stay the hell away at all costs.

    My friends stayed here because of the convenient down town location so we visited them a lot. Granted that it's a great location, the hotel itself is terrible. Once you get up to the hotel floors, it smells like a boys' locker room. The doors don't close. It looks like they just used closet doors for the rooms to the doors (hence why they don't even auto lock when you close the door..). The bathroom lights don't work. It's just really run down as you can see from the photos.

    But besides the good location, the staff was really accommodating and there's a nice roof top to get away from all the craziness. Honestly though, I'd recommend to pay a little more and stay at the Intercontinental.

    I'm blown away by some reviews of this hotel, what the hell did you expect? If you want luxury, pay for it. This is an old building in the middle of OLD Downtown Miami, are you surprised it has an OLD elevator with a HUMAN operator? Having to pay for parking is a shock? DUH! There is no need for a car here, public transit is everywhere. The free metromover rushes by the hotel every few minutes, and stops a block away. The free trolley stops at Bayfront Park a block away, takes you all the way north to Midtown and the Design District. The free trolley system takes you several miles, this is a generous city.

    Back to the Leamington, where I stayed five nights. Had reserved and paid through Hotels.com months earlier, no problem checking in. The large lobby has three tables with chairs plus three sofas where guests can enjoy the complementary breakfast ( coffee, toast with butter and jelly, and chunks of banana nut bread or similar) and watch the large TV screen. A beautiful Christmas tree plus wall Christmas decorations was a welcoming sight.

    Shops and restaurants everywhere here, plus a 24 hour Hispanic cafe across the street and 7-11 at the corner. Get up early for the sunrise at Bayfront Park, then stroll north to Miamarina and the Bayside Shops. Tourists and locals walking around all night, yes there are a few sketchy characters.

    Had a large room to myself at the fourth floor corner, with street views up to two blocks. Everything worked fine, carpet looked fresh. Yes there is chipped and blistered paint plus misaligned tiles in spots, which don't affect your livability. Great hot shower in tub. The stairway is the fire escape, and be patient waiting for the elevator if staying on upper floors.

    The staff was quite pleasant, and housekeeping did my room even on Christmas day, quite impressed. She leaves an envelope on your room's desk with her name, thanking you and letting you leave her a tip if you wish. When checking out, the kind Hispanic lady tells me 'Thank you for staying with us, it was a pleasure to serve you' We need more like her.

    This is easily one of the worst hotels I have ever seen in my life. But I think this is mostly the fault of the management. Seems like the cleaning staff tried their best to make the place semi presentable in the face of overwhelming odds so kudos to them.

    The redeeming features.
    The room smelled pretty musty but the sheets were clean.
    The bed didn't break into two when you lay down on it. The bathtub looked like a Neanderthal and a t-rex had been using it, but there was no fungus in the mix.
    The ac was loud enough to wake a hibernating bear but it managed to cool the room.
    The WiFi didn't work, but atleast the power strip kept my cellphone charged while I looked for other hotels to move to.

    Enough whining. Time to sleep.

    I've stayed in some fleabag no-tell motels in my career as Professional International Adventurer. There was the place where I'm certain someone was being murdered in the room next door. There was the place with its own resident anole. There was the place with the prostitution parking lot. And that's just here in the US! Don't even ask about some of my experiences in Russia.

    So, with that perspective, the Leamington really isn't so bad. Is it lacking in any kind of decor? Yes. Was the carpet pieced together and tattered at the seams? Yes. Was the bottom of the bathroom door gnawed and disfigured from what looked like someone desperate to escape? Yes. The elevator, remotes, and hot water weren't working and the "continental breakfast" consisted of toast and coffee. All these things are true.

    At least the doors locked, the sheets were clean, and, most importantly, it was cheaper than anywhere else by far in Miami.

    This hotel is beyond disgusting ! The rooms are far far far far away from what's called or meant to be clean ! Bathrooms are full of mold, this hotel almost falls apart. Absolute no friendly staff (probably the hotel employs homeless people, at least they look like that), no elevator working, roaches on the fire stair cases, even roaches in the hotel rooms. No window to open, the A/C was broken and from the old outdated A/C unit comes a foul odor smell, almost like PEE as the window faced the north side of the building where all the homeless are residing at night under neigh !

    I can only say ONE SIMPLE THING : $65.00 per night an absolute JOKE ! This hotel is not even worth $20.00 a night. Exempt you are getting exited about sharing the rooms with roaches and other insects !

    Ladies and Gentlemen, I proudly present "The Leamington Hotel, Downtown Miami"

    Flew into Miami a day before our cruise, so getting a room for just one night, we didn't think it would be TOO much of a disaster.
    ...I think we spoke too soon.
    An elevator with a hand crank/sliding door that's only operated by someone til midnight.
    A 5th floor that the stairs don't extend to, therefore being UNABLE to reach said 5th floor after midnight. That's right kids, you sleep on that 5th floor and there's a fire in the middle of the night, you're screwed.
    Oh, not to mention the NO air conditioning and bolted windows in our 4th floor room. I have breathing problems and that is just unacceptable.

    We stayed for 20 minutes, checked out, and went to a Holiday Inn a town or so away.

    Forget one star, that place should be burned to the ground, with no one in it of course.

    Aren't there Better Business Bureau laws for places like this?'

    This hotel is ridiculous there is NO PARKING and the rooms smell horrible. When i asked for about moving rooms i was told they are all the same. The elvator was broken i was not told. They need to renovate the hotel badly. The service was adequate however I will not be coming back.

    One of the worst hotels  I have ever stayed in.  Our ac stopped  working  middle of the night and we had to move to  a  different  room. The bathroom  is so small ,  I couldn't  even sit on the pot ! And I am only 5ft 7 in. Terrible place. No parking and elevator  does not work.

    This was a very old smelly hotel, but it was cheap for Miami.  period.  The restroom was clean and I never saw any bugs.  I never figured out why the fourth floor rooms didn't have AC units, but the lower floors did.  We needed an AC window unit.  There are plenty of places to walk to from the hotel to eat (try Sparky's BBQ).  Also, the shuttle service to the airport and/or port is very convenient.  We just stayed one night before our cruise left so it wasn't that bad.

    I picked this hotel because it was super cheap. However, I was severely disappointed to learn that they don't even have parking! There are parking lots in the surrounding blocks, but you still have to walk distances ranging from moderately far to really far in order to get back to the hotel. And of course, one has to pay separately for the parking lots. Since we were staying multiple nights we had no choice but to pay the "overnight fee," which was $20 per night. So THAT'S how these people make money! No wonder the hotel was so cheap!

    As for the hotel itself, if you judge it from the exterior façade, it is an old, run-down building with shady people on the outside, loitering. If you judge it from the lobby, it looks like a respectable establishment, and you might chastise yourself for jumping to conclusions about judging a book by its cover. And finally, if you judge it by the rooms themselves, you realize you were right the first time. They had the bright idea of making the lobby renovated and nice-looking, but the rooms couldn't be more atrocious!

    In our room, the front door has a non-functional doorknob. You have to hold it a certain way before you can lock it. The bathroom door does not lock at all. The toilet doesn't flush very well. And there is no A/C! Well there is, but there's no button to control it! Basically we're at the mercy of whatever temperature it happens to be, depending on whether the air vent decides to be on or off.

    The elevator happened to be out of service during our stay, so we've had to climb stairs to our fourth story room. At least I am getting some exercise in? The "continental breakfast" is nothing more than toasted bread and coffee. If that's not your thing, tough luck. The "free breakfast" will not be to your satisfaction. And there's free wi-fi! That's one of the main reasons I picked this location. However, the wi-fi is super slow. My piece of garbage phone loaded Google Maps faster than my laptop did using their wi-fi, so fortunately I was still able to find where I needed to go.

    In short, use this place only if you're desperate. And you don't have a car. And you don't need internet or don't mind slow one.

    Let me start by saying I travel a lot and have never been treated so badly by an entire staff. I get to my hotel early (aka 6am) and Ask if any rooms were available to check In early. I'm told no it's not possible until 3 o'clock Yet I go online n it has it availble to book online? So I ask again because it was online n they say i can do early check in but I would have to pay extra which I said the first time I asked if I could and they said it was not possible ..... Yet I could after I complained? At first they told me it was 60$ to check in early if we got in at 8:30. We just got to our room around 11:20 and were still charged 45$ even after 3 hours of us waiting and being skipped over. We were also one of the first ppl waiting in the lobby and after being told I was first to get a room since I paid extra yet multiple people who came after us were given rooms first. When I tried to talk to a woman who worked there she was extremely rude when I expressed my concerns about people who came after us checking in n having a room before us and then argued they didn't have a room which they did because they brought their bags to the room. Came back after realizing she was wrong n said I didn't know what type of reservation they had & that I was wrong instead of apologizing for being skipped over multiple times. We had actually just gotten off a cruise together with the people who had purchased rooms after us and even though they had the EXACT reservation we did except and arrived at least 30 minutes after us ... They and multiple others received rooms first after waiting 3 hours being told we were first on the list. On top of waiting almost 5 hours for our room, there was no elevator. Not only was there no elevator but the staff didn't offer to help with bags so me and my sister both 5'0" tall had to carry 3 huge bags up 3 flights of stairs with no help. After I tried to talk to coworkers who Rudely ignored us multiple times when asking questions to workers either because they were rude or couldn't speak English which is ironic because the hotel states how great it is for everyone because they are bilingual. This wouldn't be a big deal if they helped to ge someone who understood to answer our questions but just ignored us n continued doing what they were doing. The hotel says it includes satellite channels. The channels were 1-27 and out of those the Missing channels included 9, 10, 11, 12, 13, 14, 15, 16, 25, 26, 27. Then there are channels that do not even  work At all which included channel 17, 18, 19, 20, 21,22, 23, 24. It also says free wifi yet the Wifi won't work and the password is not correct. We waited three hours for them to clean a room to find the Sheets are dirty & stained. Not only that but the entire room smelled musty. It says there's triple sheet bedding on a laminated piece of paper on the bedside table that includes all these amenities like the tv channels and wifi that do not even work, therefore that is false advertisement. On top of that there was no working light in the bathroom and there was mold on the ceilings. The shower did not even look sanitary to wash my dog in, let alone myself.
    The blinds are completely uneven/broken and don't block the sun because there all facing different ways. Even better, our door doesn't even close all the way leaving a super big space towards the bottom which is not safe at all and you can see the outside light through the side of the door. When I then asked to talk to a manager i was told there was no manager on duty and there won't be a manager there for the next 2 days. After asking for a number to reach a manager or asked if I could leave my number she told me no her manager would not care anyways. Apparently there's no one besides the extremely rude people up front to take care of it. They told me I couldn't talk to the manager unless something was seriously wrong or someone had a serious accident. I found my situation to be an extremely important matter and was given no help on how to get ahold of whoever is in charge. I spent over 120$ on a room with the early check in to find there was no working tv channels no wifi and no one to fix the problem. When I called the front desk because they said there was no one else I could talk to hayb then put me on hold for 17 minutes before hanging up. Called back twice with no answer. By this point I have an attitude with the lady because after calling her repeatedly until Haybi answers finally telling me I could get a refund I go downstairs with all my luggage to find out she cannot actually give me the refund, & told Me I had to call Expedia and gave me the number. I did not even book my reservation through them it was through Hotwire so I don't get why she gave me a completely wrong number for my refund. After expressing my concern about there being no manager on duty, even though it was mine & my sisters hotel room, she told me she didn't have to talk to me even though I was a paying customer. NEVER AGAIN!

    I would not even rate this hotel one star. It was by far the worst hotel I have ever been to in my life. We came straight from a cruise and were exhausted. Check in is at 3, and they tell us there's no way to get in early. There's no proper waiting area. They then tell us we can get in early for $66 extra dollars. FINE. We will pay whatever just so we can get in the room. After waiting from 6AM to 11AM, we got a room. This was also after NUMEROUS people who came after us received rooms before us! HOW can people coming after us be getting rooms first? Then they lie and say nobody is getting rooms before us as we are watching people go up to their room who came 30-45 minutes after us from the same cruise! The staff was so ignorant from the moment we walked in. They even made us pay $45 after all that hassle to check in 4 hours early. There was no elevator. We had to carry heavy luggage up the stairs ourselves! The room was disgusting. The sheets had stains all over them. There was mostly Spanish channels on the tv.. Maybe 2 English. Air conditioner in the window barely works and is louder than hell! Bathrooms tiny and disgusting. Everything is old and broken down. I would NEVER recommend anyone stays here!! I could have gotten a great hotel for the same price! STAY away if you want to have a good vacation! HORRIBLE place!!! Wifi does not work either!

    Cheap hotel in downtown,you get what you pay for. Elevator is out so you have to take the back stairwell, very small rooms smell funny and bathrooms feel grimy. Convenient location to downtown. No parking though, need to find lot nearby.

    Agree with all previous reviews. This place is horrific. It's a flophouse. a transient hotel.  They lost my reservation as well, and 'graciously' put me up in the 'spare' room. FOR ONE NIGHT of my 4 night reservation.

    Window-mounted Air Con rattled all night, blinds didn't close all the way, shower dripped all night, and a definitive lack of hot water. Not to mention that the entire property smelled like a porta-john and the single elevator was broken, forcing people to drag their suitcases up the fire stairs. AVOID THIS PLACE AT ALL COSTS.  The Yve around the corner is just a little bit more expensive, and amazing in comparison. All you have to do is say "Leamington" and they will roll their eyes and give you a special rate.

    Booked this hotel for our trip to Miami for Ultra Music Festival.. Not worth saving a couple hundred bucks over the span of 3 days.

    I've stayed in many hotels in many developing countries; this was the worst hotel I've ever been in. I honestly don't know what they do with all the extra money, as the rates are only about 10% cheaper than the competition for the high traffic weekend. We were cheap and took a chance on a lowly rated hotel.. Never again.

    The good: Some of the staff were friendly. I hope they get paid well because they have to put up with a lot of complaining I'm sure.

    The bad: Everything else. The hotel smells like pee, bathrooms don't have door knobs, nothing seems to have been upgraded or replaced in a couple decades.

    I understand this hotel is supposed to have "the basics".. but it's much less than what you'd expect. We left a day early and paid half-price for a nice place on South Beach  (The Riviera South Beach.. Great spot). Our last day at the Leamington was non-refundable because it was UMF weekend, but our group had no regrets about leaving and paying extra for a nice place to stay after a long weekend of partying.

    I am not planning on coming here again. A one time experience was good enough. Of course I did not expect much from this place since it was dirt cheap for being walking distance to everything in downtown Miami. We just needed a place to stay for the night before our cruise took off the next day.

    Our flight came in at 9am and there was no way we could checked in any earlier than 3pm. This was expected since the check in for many hotels are usually around that time anyways.

    The outside of this hotel looks very old and run-down. The lobby looks decent, but the rooms were hideous and disgusting. The hallways smelt like a locker room.

    We had trouble getting into our room due to the poorly installed locks on our door. The carpet felt like there was a thick layer of dirt packed on. I was afraid of taking off my shoes.... I even showered with my sandals because the shower looked pretty gross as well. There was not enough room in the bathroom to even close the door as I showered or used the toilet. It took a good 10 minutes until I was able to get warm water from the shower.

    On the plus side to this was the functioning A/C. Too bad there was no way to control it. We were freezing in our rooms and had to request more blankets from the front desk. Other pluses were the clean sheets and lack of infestations. I've been to nice hotels like Embassy Suits in Anaheim, CA where they had huge infestation problems!

    I have my shares of bad hotels, but this ones really takes the cake. Overall, I didn't let this bad hotel ruin my amazing trip to Miami! I was lucky enough to have found somewhere to sleep for a night.
