    I picked up a night here after tax for 111.00 3 bedrooms (2 king beds & 2 twins) and 3 bathrooms (jacuzzi tub).
    I will definately go back!  It was clean well groomed and VERY comfortable.

    We love Diamond Resorts Grand Beach!  My boyfriend said it's the best place he's ever stayed.  We had a beautiful suite, and such friendly staff to give us local pointers when needed.  Our balcony overlooked the pool which we saw being diligently cleaned every morning.  Fun activities were offered, some of which we took part in and appreciated.  We enjoyed paddle boating on the lake, and lazing on the hammocks watching the blue skies above through the palm trees.  A beautiful, idyllic resort.

    Free wi-fi and great service is what brought us back for another year at Grand Beach. We were able to request a room with a lake view and on the top floor which I love. The room was clean and the paddle boats were a lot of fun. I can't wait until next year!!

    Staying here for one week.  Nice professional staff and service.  Very accomodating for our very first visit.  Nicely located just minutes from Walt Disney World Resort.  I highly recommend this fine resort!  The power of "YES"!

    I stayed at this place for one week it was very nice and clean the staff was very friendly they were also very knowledgeable about the area.  Bad things about this place was the television cable was the worst I've ever seen in a hotel not the quality of the picture but the choices of channels. Obviously the cheapest package they could get.  I know the maintenance fees for the timeshares is about $1000 a year so get better cable please. My biggest complaint though was in the kitchen it was infested with ants not one or two, hundreds of them when I went to the front desk to tell him about this ( on my first day there) he told me they would inform their exterminator which was great, but  no exterminator came that week at all ? I lived ian entire week with kitchen full of ants. I had to eat out most of the time And what little food I brought I had to keep in the bedroom . I couldn't make coffee in the coffee maker I couldn't use the toaster because there was ants in them!  they were coming out of the electrical outlets  in the kitchen.  I asked the front desk if they can get those black raid boxes and they told me know because they didn't use chemicals in their rooms, so  question is what is the exterminator using LOL. I found this very amusing because on their main channel with their CEO of the company their entire mantra is "YES"!! They are going to tell the customers yes to everything it was very disappointing that The first problem I had they said no and didn't do anything about the ants.

    Impressive resort that has good hospitality by the staff. My wife and I were treated with respect throughout our whole visit. Nothing but solid things to say about the resort except the parking.  The parking spaces near the rooms can fill up very quick leaving you a long way to walk back to the room.

    The room is spacious and has all the essentials for a week in Orlando. Very good resort.

    This Resort is a JOKE!

    Unfortunately I can't say much about pricing since muy husband' s company is paying for our room.

    We are in Orlando for business (really long long stay) and we were, prior to our stay here, at the WorldQuest Orlando Resort. It's impossible not to compare!

    The location of the resort is one of the positive things it has.
    Located on a main street near to Disneyworld and with plenty of shops and restaurants near by.  Nevertheless if you are looking for it for the first time. .. you might not see it or even know it is a resort.

    The structures are really old, the covered parking lot is very limited, and the inside of the building is decorated like a McDonald's... bright spooky colors and narrow hallways.

    They have no free WiFi and they charge you even for local calls.

    We are on a three bedroom suite, granted is spacious, but you can see the living room furniture looks old and the kitchen has cabinets like at my grandma's house. You cannot have that warm feeling (neat and clean) a hotel gives you.

    The cable tv is very blurry like if you were stealing cable signal from somebody else!  And since I don't have WiFi to watch online movies during my spare time I'm stuck in an obsolete room.

    There's only one elevator per building (not located on the middle but on one side) and eventually my room is located at the very far end of the hallway.

    I have to say though... the staff is REALLY FRIENDLY!!!

    If you ask me I wouldn't come back again.  

    I apologize for my nasty review if others have had a good experience here, but after spending three weeks at another resort with much more to offer it leaves me with a lot to say.

    Kind of sucked that there was no shuttle to the theme parks. The only other thing I had to complain about was that there was no room service. But it was still a great place. The rooms were awesome and the concierge had a cab for us within 15 mins.

    The Grand Beach Resort was very clean and spacious. We stayed in the three bedroom suite and had everything we needed and was beautifully furnished. The amenities are great. The pools are nice and the kiddie pools was very enjoyable for the kids. There was mini golf and three playgrounds for the kids. The scenery was very calm and relaxing with hammocks in the sand by the lakes to relax. The only neg was there needs to be more parking and as great as the resort grounds are, it could be more secure as it is not a manned gate or secure entry. It would also be nice to have a restaurant or catering service for the hotel since after a long day at the parks all you want to do is order in. Check out time was 10am which I think is early compared to other places, that could be changed to maybe noon. I would absolutely stay again but would concider the neg.

    Stayed here a week before Christmas and couldn't be more pleased! We had a 3 bedroom suite which was incredibly spacious...Basically 2 master suites both with king beds, a full bath, shower, double sinks and separate toilet rooms on each end of the room and one smaller room which basically like a kids room with 2 twins. Across from the kids room was a full bathroom as well just not the full on Jacuzzi sized tub. The room is also equipped with a washer/dryer combo, full refrigerator, dishwasher, full table that seats 6, microwave, oven and sink. They also provide a couple of days worth of washing detergent for your clothes and dish washer tablets.

    For the time you are there, they only come to your room once to have cleaned..they will change out your towels if need be, straighten up a bit and change your sheets on the beds. Not a problem with that at all. Each room has their own tv as well as in the living area and in the below the tv in the living area, there is a DVD player if you'd like to bring along any of your own DVDs to watch. No DVD players in the rooms though.

    There is no breakfast provided but again, I see that no problem since we had our own kitchen  and made our own food. There aren't a lot of places walking distance to get groceries but it is a short drive to go. We ended up stocking up for the week at Sams Club which is was about 10 minutes away. Another good thing about the resort is that its one of the closest places to the Walt Disney World property. My only gripe was the parking. For as many rooms there are at this property, it was a tad bit difficult finding a good parking spot. Would love to stay here at this place again if given the chance!

    The three bedroom suites are very spacious. Considering the groupon deals for this resort you receive a good value. A lot of water activities are offered on their lake. If you plan on having party please request a first floor so you do not disturb other guests surrounding you. Three noise complaints and you will get kicked out. Parking is limited.

    This hotel was wonderful! I'm not part of the time share program. The price and accommodations were great. The rooms must have been renovated recently. Everything appeared new. The front desk staff were very helpful and the concierge services were informative. I'd recommend everyone stay here especially if you have a large family.

    My wife and I have been traditional owners of this resort going on 15 years. Every year we come here and enjoy our stay, even though every year we have to sit through their "sales pitch".
    Well this year was a little different. We were told that our meeting would be about an hour with sitting during a video presentation. After being placed in a couple of different rooms we realized that we may have been placed at the wrong section. It was obviously meant for potential buyers. So my wife spoke up. Said we are already owners and we where not expecting this type of presentation. Just as we told them we were told something different a lady whispered in her ear and said "keep your comments to yourself"
    Well after the presentation I learned of this. I was irate and said that this lady should have been slapped.  Found out it was the VP Elizabeth Evangelistic. She was very rude and quite an unpleasant lady. I was extremely angry that my wife was spoken to in this manner. This Elizabeth Evangelistic called security and said I threatened her.
    If Diamond resorts have this kind of a person on there staff I would suggest to stay far away from them. Elizabeth Evangelistic is a very unfriendly human being thinking she can speak to people like she did. We will make every attempt as owners of this property to see she is disciplined for her actions against long time owners of this resort.

    I'd never stayed at a time share before... but if I hadn't read Trip Advisor reviews i'd probably not even know it was a time share. I booked through Booking.com and got a bargain for $111+ 12% tax per night for a 3 bedroom condo. It was gorgeous and had all the amenities (washer and dryer in the unit, complimentary soap and dryer sheets, dishwasher, coffee maker, plates cups, the works). The grounds were kept very clean, both of the pools, and pool areas were as well. Our view from the balcony was of the lake which was also really nice. There are ducks and wild life around. The proximity to Disney was really close (less than 3 miles), and Universal was a bit more of a drive.

    I didn't get sold to during check in or out so I was pretty happy about that. Though someone did call our room twice on check out day saying to stop by for our "complimentary gift"... didn't stop by to check it out in fear of being late for my flight.

    If ever i'm in the area and traveling with a larger party then i'd definitely stop back in. Photos on the website are spot on and representative of what you'll receive here.

    I stayed here last minute for Disney's Star Wars weekends. The cleanliness of the grounds, friendliness of the staff and photo accuracy of the rooms were perfect. The WIFI is free. From what I read of other reviews this wasn't the case then but it is now.

    The property itself is well maintained. Nothing showed signs of being cleaned so well and so often that it was wearing out, nor was there overwhelming chemicals in the air. (Great for my allergies). The parking garage is located directly underneath each of the 8 buildings which also provides elevator access. There was zero road noise from building 8 which is closest to the highway but still has quite a distance between. Overall it's the perfect size to provide the amenities you expect but small enough to be relaxing after a long day of fighting the crowds at Disney. The grounds are easy to navigate with plenty of parking.

    The room was exactly as advertised, cleaned in detail, extra everything in the room. That's all there is to say; everything was absolutely perfect and the price was right. Not to mention, the location is 8 minutes from Wal-Mart and 10 minutes from Target. (With refrigerators, ovens and complete utensils in the rooms, it's worth stocking up the fridge isn't full size but will definitely provide you with enough storage for a 4-5 day weekend). It also provides easy access to Disney, which is the whole reason you came, right??

    We've owned a timeshare here for 10+ years and truly enjoy coming back here. The grounds and units are kept up immaculately and the staff is very outgoing. The pools are clean and the new mini golf and playgrounds are awesome. We always stay in the 3 bedroom 3 bath which is like the size of a small house. My only complaint would be the wifi is terrible and avoid the sales presentation at all costs. Bring an owner and getting sucked into the owner update was nothing more than a high pressured sales pitch to try to get you to purchase more points. Said the update would last 60 minutes however went 95. The resort should feel awful about the way these sales folks pressure people, including owners, into purchasing vacation ownership. Lots of great memories here over the years. Just never going to anymore presentations at any cost.

    Stayed here for a little while when my parents exchanged their rci timeshare for a week here. Amazing accommodations beach was beautiful. You can see Disneys fire works at night.
