Stayed here may 2013 for 10 nights with my wife while traveling the US, I must admit past experiences with time share meant I had doubts but they never bothered us. The pools were nice, especially the hot tubs. Plenty to do for the family is you have had enough of the parks, close to everything and I loved the mini golf on site. Car parking was free.

Our stay was in a 2BR 2 bath lockoff unit (A side) and we enjoyed it very much. It was spacious and the screened balcony faced east and south, getting the morning sunrise. Ideal for an early riser like me who enjoys his coffee and newspaper as the sun comes up. The full kitchen was, indeed, fully equipped which to me means stovetop, oven, dishwasher, garbage disposal, full size sink, and full size frig and freezer with ice maker. Other niceties included a coffeemaker, blender, toaster and full size microwave. The appliances looked brand new and everything was stainless steel. It looked very sleek and snazzy. We cooked breakfasts and dinners almost every day of our 7 day stay.
I think that this size unit is rated to sleep 6 which would be uncomfortable since it would mean that 2 people would have to sleep on the sofa bed in the LR, and that would seriously hamper the open spaces of this sized condo. But for 2 adults, this size condo was spacious and we took full advantage. Both baths were in great shape with good light and ventilation and decent size showers. The Jacuzzi bath in the master bedroom was big enough for enjoyment by 2 adults. The king bed was comfy as was the easy chair with ottoman. Perfect for reading with good lighting. The 2nd BR had 2 twin beds. Both of these beds were ultra firm and maybe would be suitable for young kids.
There were 3 TVs in our condo and each was a modern flat screen. The big one in the LR was very good quality viewing. Each had a remote to access about a zillion cable TV channels.
The big plus about this Resort is its location, which is close to everything and especially to Disneyworld. It is within walking distance to a wonderful ABC Liquor and Wine Store and a giant Winn Dixie Supermarket. There is good fun and food only minutes away at the Bahama Grille, which also does take out. There were several like new gas grills situated around the park like campus for outdoor grilling and sets of new BBQ utensils were available on request, which was a great treat. I got one to turn on and enjoyed grilling several massive T bone steaks. Sadly, the other 2 grills that I tried and were situated closer to my building, did not work, but, hey, the walk was a minor inconvenience and improved my appetite.
The negatives- 1. the connecting portal from A side to B side is without any sound proofing insulation. This means that you hear everything going on in that unit, which might disturb you; 2. the LR upholstered sofa was uncomfortable, particularly as a sofa but also as a sofa bed; 3. the water supply in the 2nd bathroom was hot or hotter, and would not get cold and the shower was within the bathtub, requiring a high stepover without benefit of a safety bar; 4. the LR carpet would blacken the bottoms of your feet; 5. parking can be tight (but it was free); 6. there was no cabana or pool bar so I had to mix my own drinks and smuggle them into the pool area (don't tell anybody); 7. my wife discovered and dispatched 2 palmetto thingies in the master bedroom. They have yellow stripes on their backs. We are not freaked out by bugs but beware, you are in Florida. Look under your bed and keep your shoes off the floor!; 8. the 2nd BR is equipped with 2 twin beds (not doubles) so if you are vacationing with another couple, keep that in mind; 9.internet is free only if you are an owner (ask for it anyway!); 9. there is no actual restaurant on campus (but there are many nearby and several that you can walk to); 10. there was no gated security into the resort grounds so do not leave valuables in your car (you shouldn't be doing this anyway!).
To summarize- we booked a 2BR 2 Bath condo at the Grande Villas for just the 2 of us and it was spacious and well equipped and we booked it last minute thru DRI at a great price point. The pools and landscaping were beautiful. We loved the location near Downtown Disney. This resort has several outdoor pools and the buildings are uniquely designed around a nicely landscaped central green with miniature golf. Each floor of each building is an open concourse which allows wonderful breezes to blow through and makes using the wide stairways a pleasant experience.
So, Yay! I am now a fan of the Grande Villas. We were there the week of May 10-17, and the Orlando weather was perfect for us. Warm days.... cool nights....no rain. Can I count on that next year? If so, sign me up!

THIS PLACE WAS EXCELLENT.  I read the reviews prior to booking and was skeptical of some of the negative comments.  We arrived early and were allowed to check in.  Our suite was modern, spotless, clean bedding (to include the pull out sofa bed).  Every person was super friendly, even the janitors.  They had 2 large heated pools.   The location is minutes to any Disney or Universal park.  We had a large master bedroom/bathroom, living room, full kitchen with all cutlery and dishes etc.., stackable in-room washer/dryer, a separate bedroom/bathroom for the kids.  There is also a convenience store on property.  What you do not get is maid service. (BIG DEAL), you don't need it because you're basically staying in your own home that is fully equipped.  It was nice not having to worry about the maid barging in or hiding our valuables (there is also an in room safe).  I can't imagine why anyone with a family would stay anywhere else.  A hotel may be better for a single person or honeymooners,  but the price differential is crazy.  We paid about $150/night.   Even when you take into account $20/day for parking at the theme parks, this is still hundreds less than any comparable hotel.  There are also about a zillion restaurants within minutes of the resort.   I realize I sound like I work for these guys but I don't.  I was just really pleased and they deserve good marks.

The 1BR/1BA unit was very nice, however the bathroom was a little cramped. The bathroom and kitchen were both pretty amazing. We were only here two nights. Pretty empty for it being October.  Nice food mart with a lot of available things (however some overpriced). A little disappointed that they charge you $5/day for internet. Complimentary mini golf. Several pools throughout the property. Housekeeping only comes if you're here for more than a week (so more than 1 towel per person would be nice. Spacious closet. Good location, easy to find. Was only called once about a presentation, declined, and was not bothered again.

We stayed here for 4 nights while staying in Orlando.  We had the 2 bedroom condo and for all of us (4 people), it was perfect.  It was spacious, had a kitchen that was fully stocked with everything we needed to make our meals, a washing machine and dryer, 2 bathrooms, one with a jacuzzi tub, and really comfortable beds.  Every room had a fan and flat screen tv's, and even a balcony that was outfitted with a screen to keep out the mosquitoes!  Did I mention the balcony had a fan too?

Since we were busy during the day testing our endurance tackling the theme parks, we didn't have the time to use the facilities which included a few pools and a mini golf course.   Ahhh, there never seemed to be enough time.

Another perk was the coffee machine in the front lobby with the Coffee mate Vanilla Creamer in the pump bottle.  So good that I couldn't wait to run in there before we left to the theme parks in the morning.

The only thing that I had to take a star off for was that internet cost $5 for 24 hours.  We paid for it once since one of the guys in our party had to do some telecommuting.  Also, they don't clean or refresh the rooms every day like they do in hotels.

Other than that, I would definitely recommend this place to anyone looking for a spot in Orlando, Florida

If something seems too good to be true, it probably is.

I forget this fundamental rule all the time and I just want to kick myself in the pants whenever I get duped. Grande Villas Resorts completely duped me.

I don't want this to be a wall of ranting text, so let's get down to the basics:

Step 1: Needed a hotel for a Disney trip. What, a Groupon 2 nights at this place for $109? Over 4 star rating on TripAdvisor? Let's do this!!!!!

Step 2: Read the review, prepare myself for the anticipated timeshare schpiel. No biggie.

Step 3: Show up and get totally harassed by the concierge when I didn't want to attend the timeshare presentation. I'm good at saying no nicely, but the whole interaction made me feel  kind of violated and defensive. This was like 5 minutes into arriving at the hotel.

Step 4: Get to the room. It's tiny. It's dated (think of your grandma's Florida condo in 1985). It's absolutely disgusting. It's like they tried to make it nice with some small improvements (granite counters and shower) but the carpet and tile were old as time. Our feet were black with grime from walking on it! The light switches were also black with grime. Our shower was clogged. There was a hypodermic needle under the outdoor staircase. Ugh. Disgusting.

Step 5: Stay really really busy in Orlando because PLEASE GOD, DO NOT MAKE ME GO BACK TO THAT GRODY, FORSAKEN ROOM!

There were other amenities there (pool, putt putt, etc) but I didn't bother because if the room was that bad, I didn't want to even know what the public spaces were like.

What also cracks me up was that this dump is a timeshare. Who gets a room like that and says to themselves "Wow, you're telling me I can buy a timeshare and contract ringworm on vacation ALL OVER THE WORLD?!?!! Take my money now!!!"

    Hahahahaha. Please don't say this.

One of my favorite places to stay when I come to Disney.  Love the full kitchen,  separate bedrooms and how close it is to everything.

Good location and great staff.  We had a 1 bedroom which slept 4 but we had 4 adults....this type of unit is not for 4 adults.  The living/kitchen area is really small so when you pull out the sleeper sofa you don't have much room left.  And there is only one very large bathroom.  The workout room is small but they have some nice equipment but it gets hot in there.

There is a deli/grocery on site.  They have a lot of stuff in there and prices are reasonable.  Their breakfast sandwiches and pizzas must be good because there people standing in line waiting.

More of a family place - lots of kids - but close to Disney so that is expected.

We traded in on RCI and went to their sales pitch - not worth the $100 because we were there for 2 hours and they apply the pressure from all angles.

The only good thing this place has going for it is its looks. (But hey, it's Florida). Everything was fine and dandy until they wouldn't leave us alone about time share meetings. They never replaced our towels through out our 5 night stay. We called and requested more coffee and it was never brought to us. And on our final night, my sister was bit by a BEDBUG

This is your very own apartment. All the things you need. I would recommend this place for a family tons of activities Daily. You do not have to go any where. Food available until midnight great food option near by Steak 'n Shake good cheap meals only $4.00. Around the corner from universal, Disney, discovery cove, sea world and grocery stores. Very clean. Living room seating could be updated. No maid service every day but did have towel change. Will stay again!

So fsr this hotel is decent. Clean and comfy rooms. A lot of familis around. I like the screened in balcony. You get the outside feel with out worry of bugs and lizards coming in to hang out. Kitchen is nice for the room. You can prepare a small meal here. Grounds are decent. Of course the area is convenient to shopping and eating. I think adult nightlife would require so driving though. Overall not a bad vaue for the money.

First, I love this place! This is my first time visiting Grande Villas Resort for our family vacation and I was more than pleased!!!!!

Villa: When we arrived, check-in was easy. We received a villa on the ground floor (my preference) and it was nice and clean. The villas has everything you will need for maximum comfort. Nice and modern, washer and dryer, electric stove top and over, plates, cups, blender, coffee maker, pizza pans, wine glasses, salt and pepper, soap, laundry detergent, knives, Jacuzzi tub; we had it all. We had a two bedroom villa which was perfect for our family size and my kids loved the space. My husband and I loved the completely screened in porch! Great place to relax with glasses of wine and chat when the kids were asleep!!!! Anything we needed during our stay was delivered  (it did take a while for it to be delivered by housekeeping but nonetheless, it was delivered!). Also, the bathroom is huge and very spacious.

Onsite- activities: We were only able to place mini-golf, which was a lot of fun. They have activities every day for the kids and a nice activity center. If you are not going to the Parks, you can definitely find something to do on site or near by.

Park Discounts: During our stay, we were offered discounts to Legoland and Disney parks, but there was a catch, to get the discount we had to participate in a timeshare presentation!!! :( FUDGE!!!!! Well, we toughed it out and went to the presentation and after many 'No's and No thank you's) we were able to save a decent amount of money on our tickets to the parks.

Pools: The pools are cool. There are two of them in the Grande Villas Resort, however, we had access to the Volcano Pool across the street at Cypress Point. The Pools are supposed to be heated, however the Volcano Pool WAS NOT!!!!! VERY COLD (it is December). So we hoped out of that pool and went back to the pool at our resort and it was much better! The heater was definitely on.

Internet: The internet was NOT the greatest. It is provided via a 3rd party and I found that I needed to constantly log on for access. I'm not sure if it just where my villa was located, but my phone service also sucked. I know I am on vacation, but I still needed the internet. So, the Wi-fi was a bit of a nuisance.

On-site Deli: Has everything you will ever need! I love the convenience of having a Deli on site. The person working there is very nice. I had an issue with my soda and he let me exchange my item with no problem. We didn't order food from there because it is rather expensive. We easily spent $100 just buying food for breakfast. OJ was $5... Ouch. Other than that, it was nice to have the store within walking distance.

DISNEY: VERY close to the Disney Parks. 10 minute drive to the park and about 15-20 mins back. The exit (Exit 68) is a bit congested, my guess is because it is the exit for downtown disney and some of the resort. I loved the fact that it was so close to the parks!!!!!

Supermarket: We went to the supermarket around the corner (Winn Dixie). It's about a 2-3 minute drive. We were able to purchase all that we needed and the supermarket is not at all expensive. They have a chicken wing bar!! OMG!!!! $12.99 for bucket of wings and get this, fit as many wings as you can into the bucket for $12.99. I was able to fit about 25 wings into my bucket! :) And the bucket is not that big... YES! my great packing skills came in handy.... AGAIN :)

Over all, Grande Villas Resorts was a great choice for our vacation accommodations. We will definitely be back!!!!

One could consider this hotel a home away from home. This is like a cozy apartment complete with a living room area, a kitchen and dining room attached, a spacious bedroom, ample closet space and drawers for your clothes, a small balcony and a nice large bathroom.

There are walking pathways all around the complex and it's sister complex across the street. It's great for a getaway for a couple or families.  There is a swimming pool that is perfect for kids. It has a volcano that spews out water from the top and at night it is lit up in red. There are also tubes that the kids can enjoy.

There are restaurants in excess all around the hotels. I am hooked on the Waffle House.

The only reason I gave a four star is that there is not a daily maid service. However I am enjoying not being interrupted by a maid wanting to make up the bed while I'm still sleeping in it.
