Regency Suites Hotel is an award winning all suite boutique hotel centrally located in Midtown Atlanta. Our location next door to the Midtown MARTA station makes us an ideal location for downtown events. Located 2 blocks from Georgia Tech - all rooms are upscale executive suites.


Established in 1985.

Regency Suites has been an icon in Midtown since 1986. Originally built as Peachtree West Apartments in 1964 it was converted to the Regency Suites Hotel in 1986. We have been host to phenomenal theatre groups, Georgia Tech visitors and thousands of international delegations in addition to our regular corporate and government clientele.

I stayed at the Regency Suites during a quick weekend getaway to Atlanta to see Alison Krauss at the Fox Theatre.  The staff was helpful and polite and the room was well laid out and clean.  The garage in the basement had ample parking and was secured with a gate so I didn't have any doubts that after a good nights sleep on the comfy bed upstairs that my car would be there in the morning.  If you've got a big car or are claustrophobic you may have issues with the parking garage but my 3-door GTI had no problem and my experience driving on Japan's tiny, crowded streets probably helped too.  Close to MARTA and easy access to I-85.  Overall, it was good experience.

We came to Atlanta to visit some friends, so we didn't spend much time in the room, but it was clean, well sized, had nice amenities (particularly the mini-kitchen), and was reasonably priced.  No complaints.

Very nice and quiet for the price. Ask for a room with a view. Walking distance to great neighborhood restaurants. Close to metro station. Don't be afraid of parking deck. Very safe.

I stayed here while waiting for my condo to be complete.  The hotel is old but VERY clean and has a GREAT staff.  I really got to know them and they are a very caring group.  I would gladly put anyone in this hotel for any length of time.  It also has the biggest rooms in midtown and is just steps from everything including MARTA!!

My husband and I stayed here for our anniversary trip and we were very pleased! The hotel staff was very friendly, and the room was spacious and very clean. It was spotless, actually. The bathroom was very big with a built-in shelf for towels, etc, and a full-sized closet. The kitchen area was clean and came with a microwave and toaster oven, as well as plates and glasses. The curtains were great at keeping the room dark - we accidentally slept til noon! The location was also fantastic. It is right around the corner from MARTA and was within walking distance of many restaurants. Super close to Piedmont Park, the Botancal Gardens and Virginia Highlands - just a five minute drive. The price is also very reasonable and cheaper than most hotels we considered in Midtown, and we had free Wi-fi that worked very well. Even the elevator is fast! We liked that this hotel had parking (gated access to come and go as you please). It's $15 overnight but it was worth it to us. It's a small space (lots of parking though) that's hard to manuever but I'd rather deal with that than parking on the street. The breakfast was typical - cereals, coffee, pastries, waffles, fruit - but hey, it's free and it filled us up! The walls are a little thin so we heard people talking when they walked by, but if that was the only issue, so be it. We'd definitely stay there again! CLEAN and conveninent!

When all the other hotels in Midtown Atlanta were either fully booked or tres expensive, Regency Suites offered me a nice price. Imagine my surprise when I discovered a room bigger than most apartments I've inhabited in my life complete with a kitchen and a huge bathroom (it even came with a separate room for the toilet and tub/shower)!

No wireless, but I was able to easily connect to the internets via a cat5 cable on the desk. There are also computers downstairs, handy if you need to print out a boarding pass on your way to the airport.

The Regency Suites Hotel is no hip boutique property, don't expect stainless steel bowls filled with green apples on wenge colored tables in a lobby thumping with house music. It is, however, clean, well-priced and centrally located in walking distance of shops, restaurants, bars, a grocery store and MARTA.

And the staff here? Super sweet! But this is Atlanta, where I've come to expect a heady dose of charm from most of its residents.

I was here for a week during a recent conference and was really impressed. Not too many extras but the room was large and included a full kitchen. Good fitness facility. Front desk staff was very friendly and helpful. Lots of good places to eat nearby. Only thing missing was a pool (it  was very hot that week) but would recommend it to others.

I have to agree with yelper Miriam W.

My husband, myself, and a friend had decided to stay out in Atlanta LAST minute. But we happened to pick a crowded weekend. There was a big bulldog game AND Dragon-Con. We honestly had no idea these things were going on until we got in Atlanta and were wondering if we should just head back home.

ALL hotels were either booked or overpriced. But not the Regency. We walked in, they had the right size room available and in about 10 minutes we were in our room and had our car parked in the hotel garage. All for under $150. Other hotels were charging $185 plus taxes and NOT including a parking space off the streets.

This hotel was also conveniently located a few blocks away from the club we wanted to go to. It wasn't dirty at all. They had a good breakfast included in the morning.

This is not a luxury hotel by any means. But if you're looking for a clean, affordable, convenient hotel, this is a great choice. We will definitely choose the Regency Suites Hotel next we are back in Atlanta for the night.

My boyfriend and I were in Atlanta for one night so this place was just fine. Our room was clean and comfortable, the shower had great water pressure and the kitchenette was great for keeping our leftovers from dinner. I also appreciated the underground garage parking to keep my car safe however it was a very tight squeeze especially when large cars took a compact car spot... Aside from the tight garage the hotel was everything it needed to be.
One suggestion, the hotel might consider delivering room receipts under the room door to make check out faster. We had to wait in line for almost 30 minutes while the one person in front of us checked out.

stayed here for the dogwood festival 2 nights had a very nice stay the room was clean and comfortable the bed were firm just the way i like em the staff were polite and very nice the only problem was the parking omg narrow as can be whoever designed that lot should be made to park in it everyday but all in all we had a great stay and i will be back

Basic room w/kitchenette (sink, microwave, fridge, 2-3 plates/cups/silverware) + bathroom; nothing especially plush or soothing or tasteful, but at least everything worked, and i only heard minimal noise from the hallway (ppl talking, doors closing). Parking is $18/day, but we got a code for free parking. Yes, the parking lot is difficult to navigate when more than 1 car is driving in it at a time. Service is mediocre; not rude, but not especially friendly. Location is great; close to many popular-seeming restaurants; also 10 min. walk from Piedmont Park, which has a farmers market on Saturdays + an interesting mod-looking playground area.

I nicknamed this the Regency Not-Suites, because in my head, a suite involves separate bedrooms w/a common room. These rooms are just one regular hotel room w/2 beds plopped down in it + sofa. So for 2 couples sharing one "suite", it was a tight fit.

I was hoping this place would be better.  I have to say the staff is excellent.  Very friendly, but the place itself is starting to show it's wear.  It's a great location, just a few blocks from Georgia Tech and the Varsity.  The rooms are good size, but kind of dated and again worn looking.  Parking lot is difficult to navigate.  The gym is small, but the cardio equipment is cheap.  They do serve a continental breakfast which is good and offer free wifi.

Overall, I was hoping it was similar to a Hyatt Place or a Courtyard by Marriott.  It's the same concept except it needs a facelift.

Where to start? Well, bed bugs would be one place. Yup, bed bugs! Not surprising since the room felt dingy. The sheets were stained, the towels were stained and the ceiling was stained. Internet was extremely slow an took 20 minutes to connect. The room was VERY loud. I could hear every bus pass by and more, even though it wasn't a busy area. Only positive, the people were nice.

If you're looking for a hotel in the heart of midtown, I highly recommend Regency Suites. The con? $18 a day for super tight parking! Plus, no views :( Had to bump it down a notch b/c of those reasons. In addition, their "breakfast" was limited to packaged pastries (muffins, cereal bars, etc) and packaged sausage biscuits. Yuck.

However, there was always fresh Starbucks brewing in the lobby. And plenty of Tazo teabags. AND, again, the convenience factor. It was just SO CLOSE to everywhere we wanted to go. Chances are, I'll probably stay here again if I'm looking to go out in Midtown.

For a last minute stay, the Regency Suites was quite nice for our one night in Atlanta.  When we called to make a reservation, the front desk staff suggested we book online for a better rate than they could offer.  It was a better rate and for a suite it was quite reasonable.  They offered covered parking at a hefty price.  When we checked in, the system wasn't coming through with our reservation, so they charged us the full price for the night (instead of our online rate) but waived the parking fee.

The room was pretty clean, and had a good amount of space.  The kitchenette was quite nice to have.  The complimentary breakfast was okay, nothing special but it did the job.  It was great to stay so close to everything and pretty easy to get to.

I have traveled with my family all over for the past 14 years and this is NOT an upscale boutique hotel as they claim. The hallways, elevator, and our room were dirty and needed to be vacuumed. Had to have someone vacuum the room. The rugs were worn, dirty, and "sticky." Drop ceiling in the bathroom looked like my basement when I was a kid in the 70's. Unidentified stain on one of the pillowcases and blood stain on one of the other pillows. How did I know? I could see the blood stain through the pillow cover! YUCK!! Did not stay to eat the next morning. Was over-priced! Should have stayed at the Ritz-Carlton. At least it is worth the money!

Update to my previous post, I was recently informed maintenance was recently in the room fixing the air conditioner, which I am grateful worked properly.  This was a busy weekend for them, and the housekeeping did not get back into the room to clean from maintenance being in the tiles in the roof which caused dust and dirt in the bathroom. An apology and recognition goes a long way. I will add an additional star, and plan to stay again next year for music fest!

Sweet spot: great location, great service and support, and nice facility for a good price. Small suites are perfect for solo business traveler or couple in town for visit. Will be first choice on all future visits. All kinds of dining options in a 3 block radius. And a Publix right nearby makes the kitchenette extra useful. Quibble: relatively small tub/shower.

I honestly cannot say enough good things about this place. The accommodations are beautiful, pristine, and spacious, very luxurious. You're greeted at the front desk with warm, fresh Otis Spunkmeyer cookies, hmmm, with a real Starbucks coffee bar right behind you, with flavored creamers and Starbucks tea bags. Nice suite with separate dining area, complete with fridge, microwave, sink, coffee maker, table, chairs, and real dishes. The tile floor in the bathroom is even heated! Large closet, nicely stocked towels area, room safe, and electronics plug-in station where we can conveniently plug in our phones and laptops/tablets. Lovely furniture, nice sitting area, flat-screen TV. I have a bad back and am usually miserable in hotel beds but this one is VERY comfortable. Nicest toiletries, "stress-free" essences with herbs. Large picture window with a nice view of downtown Atlanta.  The FREE continental breakfast is the nicest I've seen and very expansive, including boiled eggs, oatmeal ready to serve, yogurt with a toppings bar -- strawberries, granola, chocolate chips and more. Make-your-own waffle bar with whipped cream! Cereals, pastries and baked goods with a variety of spreads, and fresh fruit and granola bars. Juices, milk. Real dishes and silverware. IMPRESSIVE. Workout room is nice with good selection of exercise equipment. Nice area with 4-5 computers for those who need to get online, and free wi-fi throughout the building with GOOD connection. Comfortable, attractive lobby and secure, 3-level parking garage where I really felt safe and parking was only $18/night, as compared to $25-$35 at nearby hotels. The best part? We got vouchers for FREE entrees at the most marvelous restaurant -- Marlow's Tavern -- just down the street. We both got the BEST prime rib with burgundy au jus. OMG! Sauteed asparagus, broiled baby potatoes and butternut squash, oh my! The creme brulee was to die for. And the entrees were compliments Regency Suites! THANK YOU! This is the fifth night ithis week we have stayed at Regency because we are in Atlanta due to my mother being in Emory Midtown Hospital, and they are a partner, giving reduced rates to family members of Emory patients. Staying at Regency Suites sure makes the hospital stress and ordeal bearable! THANK YOU, REGENCY SUITES! We had planned on making the hour-long drive back home tonight but stayed here because it was our anniversary. The complimentary entrees at Merlot and the lovely accommodations were the perfect treat to celebrate our 31st! HIGHLY recommend Regency Suites Hotel!

A hotel with lots of perks.Parking is very tight and a 2 way road as small cars can park ok but if you own a large SUV your in trouble. The rooms and neat and space is good especially the suites with 2 beds.Breakfast is a light self service with the basics of cereal,waffle that you must make and toast,bagels and various teas. Hotel staff was good except the clerk sent me to a room already occupied but was corrected instantly.Would come back again.

Good place... Parking is 18 bucks... Meh.... It is dated I don't think they have updated anything in the last 20 years ... It is very loud though.. The walls are paper thin so you can hear everything.... The location is good and the price is right. I would stay here again to be in the heart of midtown...

Heading to ATL for a work trip, we chose this hotel because of it's proximity to the venue we'd be working at - and due to the fact there was a ton of conferences and family reunions in town, leaving most hotels booked.

The staff was super nice - and check in was a breeze. Getting up to the room, they were super spacious, but can't really say it was too impressive. I get it, this hotel is probably for people having an extended stay, but the kitchen area was outdated and the beds/pillows were horrible. Even after a long day of work, it took me forever to get comfortable in the bed - the pillows were massive and hard...the mattress wasn't comfortable...the linens weren't the best quality...you get it. Then when I began to get comfortable I could hear EVERYTHING going on around me. From the kids running in the hall (at 1am, really?!) to the couple next door arguing about who knows what.

The bathroom was also pretty interesting. It had the sink and vanity separate from the toilet and shower. While the vanity area was massive, the toilet and shower part were TINY. I swear, it felt like I was on a cruise ship!

They offer continental breakfast in the mornings and one morning we grabbed a muffin. They also serve starbucks coffee as part of breakfast - that's pretty cool for the 'Bucks junkies out there, but I passed it up to grab a coffee at one of the many local coffee shops in ATL.

All in all - this was prob one of the most underwhelming experiences I have had at a hotel. There was FREE WiFi...so there's that.

Pricey, but right where we needed to be, with a great room.

We were in town for about 18 hours to see a show, and we needed somewhere to camp out.  The Regency has the cheapest parking we found, and turned out to be a really nice place.  The room was big- we just got a queen, but there was a couch, a kitchenette off in its own little wing, and a big bathroom.  Well, a big vanity room (bear with me, I don't know the terms- a big room with a sink and mirrors.)  The toilet and shower were in a small room of their own; I think I would have stolen some of the sink room's space for that, but oh well.

The bed was comfy, as was the couch.  The view was of an office building, but at least no one could see in.  All in all, a great place.  I think we'd come back, for a longer visit.

Mehhh - I booked her because it was within budget and all other surrounding hotels were booked or out of budget. The reviews seemed okay but since I travel so much and tend to stay in nice hotels, this one just didn't live up to my standards.

Reasons I wasn't a fan:
- Paper thin walls - so many families and kids so it was loud throughout the halls all day/night.
- Bed wasn't comfy
- Room was large but the bathroom was tiny
- The tub was tiny and since it was so small in the bathroom, it was just uncomfortable
- Maid service knocked on my door even with Do Not Disturb sign up

Just overall wasn't a comfortable hotel. It wasn't terrible but for the price I paid, I expected much more.

Older looking hotel, but it had most everything I wanted. The only really weird quirk that took me by surprise is how long it took to get hot water in the sink and shower. I had to run the water for a good 3-5 minutes before the hot water really kicked in.

The room was nice. Bedding comfortable and clean looking.
Didn't get a chance to use the gym but took a look and seemed very complete.
Breakfast was decent, normal continental style stuff - waffles, yogurt, toast, muffins, coffee, tea, etc.  
Service was great though. Love the location to the Midtown restaurants.

The hotel was great for the price. It was spacious and the staff(specifically Ken Wilson) were very accommodating. This was a staycation for my friend and I. We were attending the Atlanta Dogwood Festival and it was perfect. It's conveniently located to many good restaurants and bars. We will be staying here every time.
