In favor of this hotel: price, location, amenities (pool, breakfast, free parking), pleasant staff, pretty decor, generous supply of clean towels

Against this hotel: Disappointed in the lack of cleanliness: the toilet had black mold in it and the coffee packet in the room was opened. There were hairs on the sheets. Uncomfortable bed. Not enough gluten free continental breakfast choices (an orange or an apple). It took 15 minutes for the water to get hot in the shower.

Would stay here again.

When I checked in they demanded I pay for the 2nd night in advance.  I had already paid for one night when I made the reservation??  This was a first, I have been all over the world, and have always paid at checkout.  This place has very old interior, a tiny pool, and super peppy front desk staff (sarcastic). Please do yourself a favor and spend the extra money a few blocks down at the Marriott. The room set us back about 250 a night, and it came with its own flies.  I tried to switch, but the had charged both nights already and being Labor Day weekend, everything was sold out. Not to mention, they dont allow refunds, even it you havent used the next night yet.  There are no ammenites, except the location. Avoid!!!!!!!!!!!!!!

No, this isn't a high service, immaculately cleaned hotel.  You're in Ocean City, remember.  It is, however, an acceptable place to stay and a much better value than many other choices, especially if you're sticking with big-name, internet bookable hotels.  The location is just awesome.  That's certainly this hotel's biggest positive.  Every staff member that we encountered over 4 days was friendly.  The front desk people were very pleasant and helpful and every person we saw around the hotel cleaning, doing maintenance, etc, said hi or at least smiled.  
Main buildings:  
I imagine there could easily be a parking hassle in season.  Our recent stay was in October and the lot was not full so we didn't have any trouble, but I can see it being a tight squeeze when busy.  The building is obviously old but we didn't happen upon anything unacceptable for the price we paid.  The elevator is painfully slow.  I had daydreams of being stuck or dropped from the thing every time we waited for it.  The lobby is way too small for the offered breakfast.   The free breakfast and the money we would save on our travels was one of the main reasons we chose this hotel, not because it was on the boardwalk, even.  The breakfast was acceptable, but it stinks trying to figure out how to load up your plate and coffee, etc and then have free hands left to operate the elevator buttons and room key to go eat in your room because there's nowhere to sit in the lobby.  There are only a handful of tables and only once out of 4 mornings were we able to get a seat there.  The hotel should at least offer trays to make things easier on the 95% of guests that don't get to sit in the lobby and eat.  
Our room:  
We were pleasantly surprised with an ocean view even though our confirmed booking was for city view.  I suppose that is a perk of off season travels.  The first thing we had to do was open the sliding door to the balcony.  It was chilly outside but the room wreaked of bleach from housekeeping in the bathroom.  I'm glad it was cleaned but that was a little much.  To that end, the room was fine, overall.  You could tell, however, that the stove top was not cleaned in quite a while (crumbs all around the burners) and there were a few tiny bits of trash and hairs that didn't get picked up with the mop on the bathroom floor.  I was happy to see the counter and sink had been updated, but the shower definitely still needed it.  It was cleaned, but it was discolored and cracked a bit.  The shower head was dreadful.  It took a solid 10 minutes just to get my hair wet because so many holes on the thing were blocked up and such low pressure.  The bed and carpets felt clean and there was no dust.  The mirrors could use a wiping.  Overall it met my expectations for an old boardwalk hotel in Ocean City and the very reasonable rate.  
You can tell the staff is really trying to make the place worth the while.

Come on folks!  Some of the reviews are killing this place... OK, it's not great, but first off its on the beach, I said on the beach!  Second, this is a blue collar, working class and young crowd party town.  This is not SoBe or Venice, it's OC!  Compare beach front property down the road and you'll pay 10 times their rate if you want half-assed better, or 20 times and get pampered with not much left to spend on the town.  Remember, this is a beach town!  The staff here are pleasant, helpful (their eatery recommendations were spot on) and the place is convenient to all the action (saw the July 4th fireworks from a few hundred yards of the hotel) on the boardwalk, restaurants, amusements and beach, beach, beach.  Yeah, you can go to the swankier places and blow a bundle, but here, you can spend it on fun, and not the amenities.  Although the carpets, rugs and tiles are warn, windows may need cleaning, the building itself is older than sin, parking is limited, the beds could be replaced... think 2 minute walk to beach!  N'uff said!

Pretty freakin' awful.  Someone didn't understand that 'non-smoking' doesn't just apply to cigarettes.  

Our carpet was inexplicably very wet when we got there.  

Just gross and too expensive for what it is.

We just returned from a two night stay there, these are my impressions.

The good:

The location is excellent. 4th and Boardwalk, between Hooters and Kite Loft. It's three quarters of a mile to the inlet so it's very convenient.

I think the staff tries. The housekeepers were very pleasent and the front desk staff helpful.

The king sized bed was indeed king sized and the room wasn't small. A full kitchenette was a nice touch.

For the location, the room was surprisingly quiet. We had an alley view but even inside the hotel, guests didn't seem to make much noise. Maybe the high cost keeps teenage party seekers away.

The bad:

Over $300 a night for a Sunday and a Monday. First night had to be paid in advance, second night paid at check in.

Parking is really tight. We parked on Sunday and avoided going downtown because we were afraid we'd have no spot at all when we returned.

The room reeked of bleach / chlorine.

Turning the A/C up made the room REALLY stink. Smelled like a combination of bleach and cigarettes.

The outdoor pool is small. A few kids at a time can enjoy jumping in, but that's it.

The room was not in great repair. The shower head had more clogged holes than working ones. The bathroom vanity was missing a section of trim. All of the caulk in the bathroom was orange to brown from water stains.

Breakfast looked good, but I only had coffee as there was nowhere to sit downstairs. The lobby is REALLY tiny and can seat maybe 25 people if they really like each other.

In summary, it's probably what you'd expect for an old Ocean City hotel. It's not fancy. It is expensive. I probably wouldn't stay there again for that price.

Ive stayed at the comfort Inn two times over the course of two summers and I would prolly stay there again if I am back in Ocean City.
It's an awesome location right on the boardwalk and in the middle of it; it has a decent morning breakfast. The rooms are a good size and you can fit either 4 or 6 in one room, and sometimes you get lucky and reserve a room with an ocean view.
The only thing that sucks is that it's a bit expensive per night, but that's understandable if you're going to the beach during the high season.
See you again next summer!
