Wasn't impressed!  Visited during the College World Series.  The noise was crazy due to a bar next door who had a permit to play loud music till 1am.  I had a 5am flight so I ended up switching to a different courtyard.  The staff was rude and our room had bugs climbing on the HIGH ceilings.  We couldn't reach the bugs to kill them due to the high ceilings.  The room was smaller than other courtyards I've stayed in.  Too many other good choices of hotels in the area I wouldn't recommend this to anyone.

Still a buck and a half plus per night however my now i-equipped self hooked up fine to the wireless which was free and reasonably fast.  the bed was fine and the service was good.  8 bux a night to park.  Great location!

The room was HUGE (two queens and a pull-out couch), the staff was helpful, and it only cost $100/night.  Excellent value, and the location couldn't be better.

It was horrible! The pillows on the bed are super tiny like throw pillows and there were dirty towels in the bath tub. Will never stay there again!

Since we were able to get a fantastic price on a room here, we decided to have a "vacation at home" night and spend one night here. The location of this hotel is fantastic, and you can easily walk to the shops and restaurants in the Old Market. All of the staff we encountered during our one night stay were friendly. However, had we paid the full price for the hotel room, I have no doubt I would have felt a bit disappointed.

First, let's talk about some of the good things this hotel has going for it. The location is fantastic, as I stated earlier. The rooms, while on the small side, have very high ceilings and lots of windows which make it feel larger than it is. The lobby has been renovated and is very nice. The televisions are new, and have nice, bright pictures. The shampoo and conditioner in the room are Paul Mitchell brand, which was a nice touch. The air conditioners in the room spit out lots of cold air, are are reasonably quiet. Also, they have a small indoor pool and hot tub that don't close until 11pm. Another positive is the free internet in the guest rooms.

Now, let's cover the not so good things. First and foremost is the parking. They have more rooms than they do parking spaces, and guests are permitted to bring more than one car per room. Parking costs $8, which is reasonable for a downtown hotel, if there was adequate parking for all the guests. If the hotel is full I would recommend walking everywhere, since you're not going to get a space if you get in past 9pm. Not cool.

Secondly, the room could have been cleaner and a bit more well maintained. The cards that are placed around the room that have the menu on them and cards explaining the hotels green initiatives were filthy and needed to be trashed. Gross. There were some rather questionable stains on the carpet and the couch in particular. The TV stand was missing a bit of veneer off the front and looked like it had been hit by someone's luggage one too many times. A bit of wall paper was beginning to peel in the bathroom.

This hotel has ten floors, and only three ice machines, all of which are located in the basement. During our stay, ice had to be obtained from the front desk since not a single ice machine was working. Not too big of a deal for a one night stay, but if I were staying here for a length of time I would be irritated if I had to go to the basement every day to get some ice.

Overall, we enjoyed our one night, let's just get out of the house stay. I'd recommend this place if you need a place to stay for a few nights, but aren't looking for a full service hotel. Also, there is one odd thing about this place that is neither positive nor negative. Attached to the hotel building is a medical surgery center. The back parking lot of the hotel is actually the surgery centers parking lot that the hotel can only use on weekends.

Location is prime weather you are wanting to enjoy the downtown marketplace or an event at the Quest Center.  Its a unique historical brick warehouse building.

The room had probably 16' ceilings and windows to match which thrilled me. Warehouse/loft feel of the large room.  Decor was great, very modern. The lobby/guest common areas are plenty, some private with luxurious seating and the only public areas of a hotel I actually have ever used, staff friendly also.  The bedding was very nice and the hot tub extremely clean, as was the lavish restroom.

I didn't see much for food service of any kind.  However, my visit was early May, weather gorgeous and everything is an easy walk, whether you want a salad for lunch or to head to dinner.  There's also a pizza place nearby that is actually an easy walk, even carrying a pizza.  Why with that would you want hotel food?
Even if the weather was bad, parking is a cinch, you could drive to a great place to eat/drink.

My only reason for not giving it a 5 star rating was the traffic could be heard all night through the large windows.  My room was on the north side of the building, near an exit ramp, so  perhaps any other side of the building you would have a 5 star.  I would definately return.

I love Courtyard Marriott's to begin with, but this one is special.  Nestled in downtown Omaha it incorporates the same architectural elements that you'll find in a night out in the Old Market.  Exposed structure, interior brickwork, great views through large windows...

Obviously since I live in Omaha I've never stayed here so I really can't talk beyond that, but I always recommend this hotel to out of town guests (and we reserved our wedding hotel room block here) and I've never heard complaints.

Very modern and nice lobby and rooms but there is no place to find food after midnight, not even on the weekend. They don't have an actual restaurant in the hotel either. They have a high priced coffee stand type place.

I will say the lobby and the staff were nice. The manager emailed me when I got home and this is what I sent him.
First, let's start with the fact that it was like staying at a spring break hotel. There were drunk yelling people coming home at 12, 2 and 4. There was running and yelling in the halls. This happened all 3 nights! I had my parents stay at your hotel too and I am embarrassed. They actually had someone pounding and yelling at there door during the night on Sunday! I have never had a worse stay at a Courtyard or any hotel actually.
Second, let's talk about the condition of the room. There were black stains on the carpet and also on the couch which I would never sit on. There was dust on the towel bar by the sink. One morning there was a large bug with me in the shower. Also, (not really your fault) but the alarm was left on from previous guest which woke me up very early on my first morning.

Again, overall a terrible stay for my 3 nights and the 2 nights for my parents. I have never had problems with Marriott or Courtyard but this was terrible.

First time really staying at a Courtyard as I usually stay in full service Marriott hotels.  I can say that the location is great for walking down town and eating.

Stayed here as I do Marriott locations for rewards instead of Hilton which has many more options in the Omaha downtown area.  Staff is friendly and the rooms are spacious and comfortable.  I do prefer free breakfast hotels and it is sad that Marriott does not give Elites some benefit at Courtyards.  The entry is different with a nice eating sitting area in the back area of the entry.  Ice, gym, and pool are in the basement and the elevator is decently sped at least.  I was on the top floor of the hotel which gave some nice views, but the balcony was not accessible and it let some wind noise into the room.  The curtains luckily are heavy and kept the cold from leaking into the room much.  I really liked the open floor plan of the room and the little work area for my laptop.  Over all a nice hotel to stay in and I really enjoyed walking around downtown at night after I was done with work.

I would consider staying here again as I liked walking downtown to eat at night.  Wish there was a local breakfast shop close by and open early in the morning though.  The pool looked nice and even if it is cold outside it is still nice to go out and walk around, even eating ice cream in January.

This hotel is in a prime spot in Omaha.. the rooms are nice.. and its quiet.. considering how many Husker fans seem to stay here during college football season. However, my deal with this hotel is this. They have this cool little bistro downstairs.. its simple, basic food. Sandwiches, soups, salads.. even has the calorie breakdown and that's a good thing when you watch it on trips like most of us should.. hmm, ummm SHOULD?But in the room... there is NO.. NO...none.at. all. menu with prices. I don't like that. Because I would like to order in my room, go down, pick up and not wait. Because I travel for my career, I am on a food budget and price is a big deal. Whatever. Maybe I am a bit spoiled. When I make the trek down to the bistro, because I don't feel like walking down the street to look for a simple salad and a cup of soup, I get the snippy clerk who asks if I just want Starbucks 'because the Bistro isn't open yet'.. When I ask when it opens she says at 5pm..and I ask her what time is it now..she doesn't know.. I caught her rolling her eyes.. and she says...'its 445pm..you'll have to come back when we are open'.. I told her not to bother..
The other issue is that there were ants.. rather large ants in the bathroom.. not one.. not 4.. but they kept popping up everywhere.. seriously...there is nothing worse then settling in.. for a night.. getting settled.. and having to change rooms.. but I don't do insects in my hotel rooms..
Don't like the fact that the ice machines are all the way in the basement level.. sucks when you are on the 9th level!
I do like the gym... the treadmills have teles.. I like watching my Fox News and CNN while running:-) and again, USUALLY, the staff is friendly.. maybe it was a bad day.. location is key .. the location is in a prime area.. :-)

Historic building near the old market area.  Great location, near airport, which is why we chose it.  Rooms seem huge, due to 15 foot ceilings of old creamery building.  Nice staff.

This is a snazzy Courtyard. Big windows that still darken at night and cool furnishings. The friendly staff was at the updated lobby behind the new lectern-type desks. The shower has power, and the internet was easy schmeezy.
The only problem I had - and this is a matter of opinion - was that my bed was lacking depth and support. It was firm enough, but no support [other than a rock-hard dead end] beyond a few inches of plush. Hard to explain a bad mattress... this reminded me of a resort I stayed at once. If you fell into bed there you could hurt yourself.  Anyway, unusual for a Marriott property... I usually love their beds.

Pro: tall ceilings and a king bed. Con: very small bathroom counter and rippled wallpaper. Good location, parking cost, nice lobby area, fireplace not always on and working. I have seen better Marriott staff, sometimes they didnt even say hi.

Pleasantly surprised as this gem find for the price I paid!   Stayed here one night before leaving Omaha to go back home.  The room was extremely clean, spacious, and had a very comfortable bed!  I ordered food from the bistro -  amazing honey walnut Brie with grapes and apple slices.  Everyone was very sweet - great service that I haven't seen in a while and didn't expect from a downtown courtyard but rather a full service Marriott.  I am very impressed!

A nice decent Courtyard hotel in Omaha, but this isn't their best. There are no complimentary teas in the rooms.
However, it is in a great location for sightseeing and shopping. It's only moments from Old Marketplace which is a great place to go for dining,  shopping and sightseeing.
The rooms are spacious, clean and the little bistro in the lobby area has a good range of refreshments. The good thing is they have free wi-fi.  Overall a nice place to stay.

I've made the Courtyard Omaha Downtown my choice of stay for several years.  It's in a very convenient location (close to the Old Market and the Bob Kerrey pedestrian bridge) and parking is very easy.  

Great staff from the front desk to the maid service!  Morgan was extremely helpful and polite when we first checked in and continued to offer great service throughout our stay.  Some other staff members pointed us in the right direction whenever we had questions as well.  

Free wi-fi!  Clean rooms and comfortable beds.  The gym has everything you need and the pool is great for kids.  

Overall, I have always enjoyed staying here and will continue to do so.

Standard Courtyard. Better than average service. Walking distance to Old Market, Centurylink, and Ameritrade Stadium. So quite convenient. It's an old building redone, so the rooms are larger with very high ceilings and funky layouts (which is cool).

After booking at a DISGUSTING hotel not far from the Courtyard, I was franticly looking for a different place to stay. Steve Skelly, a manager, went out of his way to book the rooms we needed last minute. He was helpful, courteous, polite, and professional.

I told him I'd be writing him a Yelp review and to expect to read me telling the world that he needs a raise. Let me be clear: GIVE STEVE SKELLY A RAISE!

The Courtyard Marriott in Old Market was the wife and my base of operations for our 2-night stay in Omaha.  Taking into account location unique architectural design differences, the Courtyard was pretty much the same as any other Courtyards throughout the country with regard to room and common area interior design.  The two biggest selling points for this Courtyard was its convenient downtown location in Old Market and its close proximity (and short drive time to/from the airport).  The front desk staff was exceedingly friendly and helpful, which was a welcome relief after a hellish day of air travel delays and re-routing to get to Omaha hours later than expected.  The only negatives of our stay were the pillows, which were unsupportive and uncomfortable, on our otherwise very comfortable bed.  This seems to be a system-wide problem with Courtyard Marriott since we encountered a similar problem at another Courtyard in Indianapolis earlier this year.  Pillows aside, the Courtyard Marriott had many more positives than negatives and I'd definitely stay there again the next time I'm in town.

Ask for your bill a day ahead of time, and double check it!

Just now getting a chance to write this review from October of last year (2013).  I made the mistake of checking out with very little time to get to the airport, and my bill was wrong.  I thought as much, but I had to leave.  

When I got home, and I confirmed it, it was MORE THAN DOUBLE!

I can understand making a mistake, but this was outright BS.

Back to the hotel for a moment: the rooms were clean, and the staff was nice, and the location is convenient to getting around downtown Omaha.  The side I stayed on was a bit noisy (so you would do well to ask for a side that's not on that busy road), but overall, it was fine.

When I pointed out the issue with the bill after the fact, their first response was "well, why didn't you fix it when you were there?"  Oh, I'm sorry ... it's my fault that you screwed up and that I didn't do something the way you like it?

In the middle of all this, i received a form letter from the manager, Thomas Helm, who wanted to make sure I was "satisfied with my stay," and if there was "anything better they could have done," etc., etc.  At one point the letter says "I'd like to personally hear from you."

That's a crock.  I pointed out that, oh, by the way, yeah, you guys could do stuff better by, umm, not charging double, and he pretty much sloughed the whole thing off, seemingly pleased with the fact that they eventually refunded me the over-charged part.  I wasn't looking to have my feet kissed, but I was hoping for a "gee, we really screwed up here!" or something ...

The letter did get one thing right: "I understand you have other choices..."  Damned straight!  I'll be making one of them for my return trip too!

Moderate hotel with very small parking lot at $8 a night.  Clean room after a minor hassle.

Got to the room and used the restroom and the toilet didn't flush. We were leaving so we informed the clerk on the way out.  Got back about 8 hours later and flushed, no change. Spoke to the front desk again and got a new room plus $10 per night, room upgrade (didn't need hot tub), plus 2k Marriott points (meh).  They made it right, but the thought of maintenance not leaving a note or having a new room setup for us was annoying.  If it could not be fixed it would have been helpful to not have to go go back to the front desk to resolve things.

Very small lot, had to park in their other (still $8) lot across the street. Clean room and hotel. Bistro guy could use a brush up on customer service skills.

The courtyard is a perfect place to stay for a quick weekend in Omaha. No car needed! Clean room, great rate, clean comfy beds. Just a couple blocks from old market, with a great pub/bar across the street along with a terrific steak restaurant! Happy hours are everywhere, a fun opportunity to try different small plates and drinks.
The hotel will drop you off and pick you up in the old market area until 11pm, a great service when it's cold out.
Staff we met was very helpful and friendly, would definitely stay here again.
