We made our little round about trip from Nebraska to Iowa and then back into Omaha.  We were visting family in Nebraska so we decided to take a little day trip next door to Iowa.  We stumbled upon this place on our way back into Nebraska.  We chose this place over the Best Western due to price and quality.  We were greatly impressed from the time we walked through the door to the time we left.  The desk staff was great and helpful.  We went to our room and it blew us away.  King bed, loaded with pillows, and and super soft down comforter.  We were there long enough to shower then we left to go eat (please see review of Union Pizzeria & Sports Bar).  Then we returned to the room and enjoyed some free HBO and cable - something we had not received at any of the other hotels we stayed at on our little adventure.  The next morning, we enjoyed the free breakfast that consisted of biscuits, gravy, bagels, waffles, and juices.  It was delicious, we filled ourselves up for breakfast and then headed off to the zoo.  Would highly reccomend anyone going to Omaha to stay here.  It is within walking distance of several things in the area, or they even have a shuttle that will take you locally.  You are especially close to The Old Mattress Factory (which I have also reviewed.)  Enjoy you next trip to Omaha, and also enjoy your stay in this beautiful suite.

Very nice hotel with huge rooms and friendly (although frighteningly young) staff. The lobby and common areas are more like much more expensive hotels. The room included a spacious desk and flat screen TV with a humongous king bed and comfy everything. Don't know if all the rooms in Nebraska are so roomy, but I've been to theaters that are smaller, really.

Free parking too and the "cool" area is a quick five minute drive (seriously, are you going to be in Omaha without a car?).

It was only $85 on a weekend too!

noteworthy pros: this place has had the best pillows i have ever slept on in my life. since i have returned back home to Chicago i have seriously been thinking about investigating the EXACT pillows i slept on here.... or finding any reason to go back to Omaha to swap the pillows (kidding... kinda). the mattress was amazing too. that would be a bit harder to snag. room and bath were very spacious; a nice desk to do some work from was in the room and very nice towels in the bath.  the front desk receptionist was very friendly and gave me medicine and water for my migraine and recommended a close place to get a decent meal which was compatible to the ratings and opinions Yelp reflected in my mobile app. free wifi - sweetness standard. also, a free shuttle took me everywhere i needed to be. this hotel was not incredibly chic, but certainly not outdated. friendly, accommodating, and comfortable best describe this place which is worthy of a repeat stay when Omaha summons.

frivolous cons: my view was of a half empty parking lot - some of this may be Omahas fault for not having incredibly much to see (at least in the unfair comparison to Chicago). the tv placement in the corner of the room being not orthogonal to my face (geeky i know) kinda gave me a headache watching the Bulls game at such a weird angle. one of the outlets in the bath didn't seem to work even after resetting it; also, no easily accessible outlet for plugging in my phone charger was near the bed - had to trek across the room in half zombie slumber to answer phone in the middle of the night. the iron and board were meh - funky stains on the board and pieces missing on the iron.

For an Hampton Inn, this particular location is way above average and provides excellent service and amenities. Everything in the building still feels new. Rooms and lobby are spacious. Breakfast is good and they have the usual services; free wifi, free parking, courtesy shuttle to airport....

This property is apparently brand-new and quite an interesting evolution of the Hampton concept. Very cool design theme with a large, airy lobby and slick rooms.

Big LCD TV's with sleep timers. Well sorted work spaces. Obviously clean and nice being that its brand-new. There are few places to eat or drink within the immediate vicinity of this property - be forewarned - but, with a few blocks walk there are a couple spots which are fairly interesting.

I really enjoyed my time at the Hampton Inn in Omaha. I was in the progress of driving from California to Chicago and very much in need of a good rest. As soon as I got in, I was greeted very cordially and got a a nice welcome, and even got late check out. Free parking and the workout center is a lot nicer than some of the other hotels I've been too. Also! The breakfast is killer (for a free hotel breakfast). French toast sticks ftw!

Really nice new Hampton!  Rooms were great, nice common areas - really nice stay - wish all Hamptons were this nice.

Don't think of any past Hampton's - this one is brand new and very nice.

Right across the street from the new College World Series ballpark!

For $105/night - it was awesome.

This hotel is fantastic. Very clean, delicious breakfast. The best part was the staff. They were amazing.  Very pleasant and accommodating.  The could not have been kinder. The shuttle service that the hotel provided to downtown areas was great. This is a great place to stay.

I have to say that this hotel is very friendly, accommodating and the staff will even do their best to help you when you did something really stupid.

It was a Friday afternoon and I was checking in to my 3rd hotel for the week. Get your mind out of the gutter, I travel a ton for work! Anyway, there was no reservation for me and I was certain I had booked this hotel since I stay here several times a year. I scrolled through my emails and found my confirmation number, but I had booked the hotel for Thursday night, not Friday. Uh oh! I was charged as a no show the previous night, but this was not the slightest bit of an issue. They simply credited me for the night before and I got a room right away. On top of that, my room was upgraded and my rate was cheaper. That's hospitality!

If you are flying from Eppley Airfield, you cannot get a closer hotel, OK maybe one, but the location is wonderful. It is also right across the street from Qwest Center and very close to the Old Market. Due to all this, the rates can sometimes be a little higher than you would expect at a Hampton level hotel, so book early and you can still get a decent rate.

It is very clean and up to date, so you won't be disappointed with the appearance.

Most of the staff were pleasant and helpful.  The shuttle service is disorganized.  I was taken to the wrong Hampton Inn once, and left behind when needing to go to the airport.  The staff blamed me, stating I was, and I'm not joking, 2 minutes late.

The rooms are nice.  The cleaning staff was very friendly and helpful.

Overall, I found the hotel a good deal and a pleasant place to spend a couple nights while on business.

We spent three nights at the Hampton Inn & Suites and were quite impressed. We didn't have much interaction with the staff, but we did use the shuttle service several times and it was always quick and friendly. Breakfast was pretty fantastic (the only place I've had a better breakfast at a hotel was the Embassy Suites in Orlando), and housekeeping was circumspect and professional. I really appreciated that they snuck in and tidied up after I left the room late one day, even though they had already moved on.

The price was around $120 a night, which I think is really good when you combine great beds, a great shower (I'm 6'2", and finding a shower I fit in a hotel is rare), great breakfast, a shuttle service, and a good location.

What a great hotel!  Very very nice staff, clean new rooms, nice sized gym, good breakfasts.  Free WiFi.  Very good value.  The sitting area in the lobby is very big as well.  OH yes, the cable is excellent, you can watch Bravo, Food TV, MTV, Discovery channel and HBO.  Free parking.  If you are in town, stay hgere, it's a great value and just outside of downtown.

This is one of the nicest "inns" I have stayed at.   Definitely newer and nicer than most Hampton Inns.   The location is less than a 10 minute walk from the Qwest center.   Free internet and free breakfast.

I am taking off a star or two because they put me in a smoking room that reeked of cigarettes.   I didn't know smoking rooms even existed in hotels anymore.

I.... I am so confused.

We stayed here twice within a short period of time, due to a cross country road trip.  We HAD to stay within this family of motels, because of a long boring story involving points and credit cards and things.  So I braced for, you know--a motel stay.  

I am just completely bewildered.

The beds were soft and clean and comfortable -- really quite top notch.  The room was immaculate, as was the bathroom... the staff was friendly, the complimentary breakfast completely generous and satisfying and served in a nice comfortable area with the morning news on... both stays were quiet, uncomplicated and wonderfully relaxing.  Wifi worked.  Faucets didn't drip.  Bathtubs (which NEVER have a stopper that works) were functional and comfortable for me, the last of the great bath-takers. No weird smells.  No hair in the sheets.  No giant burned place on the carpet, no water spots on the ceiling.   No mildew in the soap dish, no icky crud in the corners.  The toilets were, you know, really really clean.  The pillows were soft and comforting and I didn't hear people coughing or flushing or stomping and we slept really, really well.  Well enough that we nearly slept through breakfast.   Wait, did I tell you that the front desk staff was extra nice, and helpful?  We dealt with three different people and they were ALL really nice and helpful.  An employee came through during breakfast, stopped, and said hello to us, and asked us how our stay was.  I just couldn't believe it.   I thought surely lightning couldn't strike twice but like I said, BOTH stays were just perfect in every way.  I really don't understand it at all.  We've spent easily twice or more for rooms at much spendier spots, and haven't had as nice an experience.   I kept looking at the receipt, like, HUH?  How can this be?  What a wonderful surprise.   I am so hesitant to say that ALL Hampton Inns are this way as my experience is pretty limited, but for heaven's sake, we will plan from now on to always stop in Omaha and stay ONLY here when we come through.  WAY to GO!.

Stayed there for 9 days. Excellent hotel. Very friendly & helpful staff. Has 24 hour shuttle service. The free breakfast exceeded my expectations & the afternoon happy hour put it over the top. If I'm ever in Omaha again, I would definitely stay there.

For this category of hotel (budget friendly), Hampton Inn & Suites Omaha Downtown is at the top of the pack. If you're a family of three or four, this is the place for you, as the rooms are huge, offer a decent sized area with a small couch and sink/kitchen area (keep in mind that this doesn't mean a separate room).

The thing I loved most about Hampton Inn is that they offer amenities on par with higher end hotels. I again have to give props to the Hiltons. They know what they are doing.

The gym was not large, but just fine with decent equipment. It's not a business hotel, so you're not going to have to compete with the suits for the treadmills and weights.

The pool is indoor and nothing fancy, but just A-OK if you have kids who love to swim.

They have a wine/beer reception in the early evening, which is a nice touch. Don't expect anything better than a keg of domestic and a giant bottle of red/white, but hey, it's free and they have snacks, too. Let's not forget the warm cookies up by the reception area.

Although I never make it in time for hotel breakfasts, the K and the kids loved it. It's not just packaged donuts, either. There is a full breakfast offered, fruit to pancakes, eggs and bacon.

The rooms do not come equipped with a mini bar, but all you need to do is go down to the reception area and there is beer in the fridge, along with wine on the shelves for purchase (along with snacks and frozen foods). Pretty convenient.

The internet was great. Cable on a huge flat screen. Beds comparable to those at ultra high end establishments. Man, the more I think about it, the more I want to scream about what a deal this place is.

Let's not forget the awesome front desk staff who were so friendly and accommodating.

It's rare that I give five stars to a hotel, but for the budget-minded traveler, you're not going to get any better than this!

This was a fantastic hotel for the College World Series.  We were right across the street from all the action and they even set up a beer garden with bbq wings and food trucks.  In the lobby they had peanuts, popcorn and bottled water - all for free!  

The rooms were clean and well maintained and the free breakfast in the morning was a step above other Hampton Inns that I've stayed in recently.  I highly recommend this hotel to anyone looking for a fantastic experience at a great location.  The free shuttle to the airport and downtown Omaha is just a bonus!

Hampton Inn does not disappoint! Quiet, comfortable room with an amazingly comfortable bed. Got a great night's sleep here for sure.

For the techie traveler; free wifi that worked great even on the fourth floor. The room also had plenty of electrical outlets and a nightstand "charge point" with two plug outlets and two USB plugs. The alarm clock even had an mp3 jack.

The bathroom was clean and good sized with a walk-in shower and nice fluffy towels.

For a Tuesday night stay, the rate was $129 + tax, but very reasonable/comparable to many hotels in downtown Omaha on a weeknight. The hotel is directly across the street from the TD Ameritrade ball park, the Old Market is a walkable distance, but would be a cheap cab ride away.

The only thing that would make the room better would be the addition of a small refrigerator.

My one night stay for an interview in the area was one of the best I've had yet.  Getting straight to it:

-mad comfortable bed with an actual comforter(!) and high thread-count sheets whose difference you can feel...same with the towels
-very spacious rooms with free wifi, huge LG tv, etc.
-helpful and courteous staff
-on-demand shuttle service available throughout most of the day
-complimentary hot breakfast (eggs, bacon, waffles, pastries, fruit, cereal, juice/coffee)

Though my stay was covered, the rates I'm seeing from fellow reviewers are very reasonable for the quality and service.  Would stay here again in a heartbeat!

Great place to stay when you're in omaha! The staff was courteous and helpful. The king size bed was clean and comfortable. The internet was free and fast. I needed a later check-out time and they were so accommodating! The only downside is the neighborhood. It looks a bit sketchy.

This was a great place for us and our guests to stay after our wedding. it was everything we needed and right across the street from our venue. The staff were friendly and helpful. I was even escorted to a parking space and into the building by a security guard when I arrived late at night and alone on Friday. That was much appreciated!

Update:  Manager asked as we were leaving hotel this morning how everything was during our stay . . . So we told her about the shortcomings we experienced.  She resolved everything to our satisfaction.

To be fair, this Hampton is in the process of being renovated, so a couple of our issues were due to that fact.  The remainder have now been brought to the attention of management, so should be resolved.  Will give this place another try the next time we're through Omaha.

Pretty nice hotel and better than other Hampton Inns. I got there around 7pm and the staff was appreciative of me and the gold status. They had a couple of free snacks that were in this display case for gold/ diamond members. I saw a rootbeer in the fridge and asked if I could have that instead... They agreed... Gotta love good customer service.
The room is classier than other Hampton Inns as it had a portrait wall...almost like a minibar without the alcohol?
I had a problem connecting with the internet and the person on the other end of the call was very knowledgeable and helpful... I am not used used to qualified tech support I guess.
Breakfast had 3 warm items (eggs, sausage and French toast sticks) + waffle maker + oatmeal.
The con was that the window facing Homework suites was thin enough that I heard car alarms, rice rockets with their fart tips and delivery vehicles part of the night and I was staying on the 4th floor

Free shuttle to/from airport and downtown, Old Market. A really easy drive 5-10 minutes down one road from the airport. Directly across the street from TD stadium. Clean. Friendly staff.

Ask for an even numbered room. Odd numbered rooms face the street and stadium and are subject to a lot of street traffic noise.

Our internal GPS was a little off when we arrived for our evening....at 5:30 AM.  The guy at the front desk could not have been sweeter.  He recommended we stay up 30 additional minutes to grab breakfast, and extended our check out to 2pm.  This Hampton is the nicest I've been to, ever.  We decided to go straight to bed, so our friendly front desk guy informed us he would pack up a few breakfast bags and leave them for us when we finally got up.  Our room was inviting and spacious and had this interesting sort of minibar area with a fridge.  Free wifi and breakfast.  Love that they have the chargeports that seem to be popping up in many Hamptons. One minimal issue is the window treatments, kind of funky wavy shades that didn't block the light out that we desperately needed to keep out, at least for a few hours.
I would recommend this hotel highly to anyone staying in Omaha.

The Hampton Inn on Cuming Street in Omaha has been our annual home base for the College World Series.  There is a lot to like about the location: it's literally right across the street from the stadium, making it very easy to come and go.  The hotel is fairly quiet, with thick outer walls that drown out the commotion outside.  The breakfast is really solid, and they provide free bottles of water and snacks during the afternoon and evening.

For about 3 years running, this has been one of my favorite hotels I regularly visit, and would have been an easy 5 stars.  However, the luster has dulled a bit over the past 2 years, as we have seen a progressive decline in the facilities and service.

It would seem that this Hampton was hastily built to accommodate the new developments in the neighborhood, and it's beginning to show.  In our room, there were several fixtures that were loose.  In the bathroom in particular, the bathtub spout was halfway pulled out of the wall, and the handle on the shower faucet was broken off.  The platforms that the beds are on have become very creaky over the past few years.  It just seems like the property has not been incredibly well maintained.

Service has also become an issue, especially with housekeeping.  On our second day, housekeeping came while my father was in the shower, and they said they would come back.  When we got back to our room in the evening, the new towels were the only indication that someone had been there.  The carpet wasn't vacuumed, the wastebaskets weren't emptied, and the beds were hastily thrown together, with the pillows just thrown in a heap on the bed.  Subsequent days saw the room vacuumed, but the beds were still just thrown together without much care.  It would have been better if they hadn't come by at all.

Yes, you say, but your're expecting too much; you're not staying at the Four Seasons.  Well, you wouldn't know by looking at the prices during the CWS.  Rooms at the Hampton during this 10 day event are $400 a night!!!  I quite literally paid less than that to stay at the Four Seasons last month!!

While we will continue to stay at the Hampton for the sake of convenience, it's hard to escape the sense that they really don't seem to think that asking $400 for a $150 room should require the commitment to service that you get at a $99 hotel.  I guess I just feel a bit used.

As someone who has stayed in many a Hampton Inn, I can say that this one is quite lovely. We were checked in quickly by Nathan, who was extremely friendly and welcoming. Our room was large, clean, and bright. The king bed was comfortable, WiFi was free and fast as per the norm at Hamptons, TV was large and had many channel choices, and the bathroom was of good size. And it didn't have a tub shower, which I hate; instead, it had a large walk-in shower which was wonderful. Parking was free and there seemed to be a decent number of spaces. There is a lack of restaurants/bars nearby, but there are a couple within a few blocks. The hotel shuttle is wonderful - we walked down to Old Market and had them pick us up, which was efficient and free.

Breakfast was probably the best I've had at any Hampton. That being said, normally Hampton breakfasts are disappointing. This one did have french toast sticks, eggs, decent sausages, waffles, etc. The only fruit they had was whole fruit, not a fruit salad like many other Hampton's have, which was slightly disappointing. The sausage was the best part. French toast sticks were okay; Eggs were standard boil-in-a-bag scrambled Hampton default which are awful and I avoid like the plague (my wife did not, and told me how bad they were). But overall it was the best breakfast I've had at any Hampton, and was pleasantly surprised.

I did, however, leave with a bad taste in my mouth. It was a busy Sunday morning, check-out time, full hotel...one person working the desk. It took 10 minutes to check out, as I did not see any "quick check-out" type boxes/kiosks like some other hotels have. And the manager just walked past, leaving the very hard working lady on her own to check us all out. Very, very frustrating and a bad end to an otherwise lovely stay.

Canceling our reservation and continuing our drive to Cali. Their are NO cameras in the parking lot! The parking structure is odd as it backs up to an alley...with our truck bed full of expensive company tools we are not risking it!

This area has an off vibe :/

The 2 stars are being awarded to the front desk clerk for reimbursing our monies. She communicated they are under renovation and she totally understood our concerns.

This property & area does not work for us on this trip!

The City of Omaha put 10 of us up here for the week while we did some work for them. Clean rooms with free wi-fi. The bed was comfortable.
Free breakfast in the mornings.
The hotel is right across the street from the baseball stadium and just a couple of blocks from the arena. A few good bar/grill places are within a couple of blocks. The free shuttle will took us to the Old Market district, 5 minutes away, where there are many shops, restaurantts and bars. The free shuttle also takes you to and from the airport, a 5 minute drive.

I haven't had service this great at a hotel outside Disneyland! And what's better...breakfast is free, not $25!! After flight hopping our way from the west coast to Omaha for a family emergency we landed after midnight and stumbled upon the Hampton Inn while in search of food and decided to see if they had a room rather than chancing the 4 hour drive to dad's house. The staff here is so so nice, the rooms are huge, clean and comfortable and the price is right! This will definitely be my hotel of choice in Omaha from now on.
