Stayed here for a couple of weeks.  A typical Marriott.  Not much more to say.  Close to a mall.  Nice concierge lounge.

After traveling around the world for work and sleeping in hotels more than on my own bed, I have to say that Hotels in US need some major upgrades. US hotels were considered "fancy" back in the 70s and 80s, but not at this age. the rundown appearance and the outdated design can hardly match hotels in the same category especially in Asia and middle east. Omaha Marriott is one of the oldest oldies in America. the bathroom is so tiny that one person can hardly turn around without hitting the door knob or the counter. The room and closet are equally small and inconvenient. The couch is dirty and filthy no matter which room you stay. The breakfast in concierge lounge normally includes rotten fruits and lack of variety. The only positive side is that the bed is comfortable and looks clean.

Pretty much the high water mark for hotels in Omaha.

Fantastic service. Spacious rooms. The most comfortable beds out of almost any hotel in the city (the downtown Doubletree ain't too shabby, either).

Nice indoor/outdoor pool. Beautiful, spacious rooms. A damn fine room service breakfast (get the fruit and granola plate), brought to our room by one of the friendliest hotel employees I've ever encountered (I wish I'd caught your name!).

You can get decent rates through Hotwire (about $90 a night is the best I've seen), but they have nice packages for couples and families.

We stayed for two nights, but I just wanted to move in for good. I liked the place so much, I bought two pairs of slippers to wear at home so I can always remember that stay.

This is ABSOLUTELY the spot in Omaha if you're hear for the Brekshire meeting. We've known that for years but this was the first year we finally got ourselves a room. All the best events and parties are hosted here by all the names you've heard about. And Borsheims and almost all the shareholder events are right down the street. This morning as we checked out, Charlie Munger walked right past. It's where he and Gates stay. Also can't wait to try the indoor and outdoor pool next year. The bar is also a sweet place to meet some fellow BRK partners. The problem is the waiting list is over a year long...get on it!

The rooms are cozy and clean...the hotel itself is ok..a little old school looking.  I am staying here because my company has preferred rates with them.  It's also close to the office.  The staff is friendly...I got to try out the gym which is small but effecient--they have an indoor plus an outdoor pool...you can also do your laundry here in their self service laundry room which is great because I would not want to pay $15 bucks to wash a  pair of pants :)

Wow. Yes this is a Marriott. But wow.

Maybe it's the hotel. Maybe it's Omaha. Maybe I'm drunk. But honestly, the BEST service I've ever received from hotel management.

Everything was "Mr." and included a smile. There was never an attitude from staff and always a will to make things easy and pleasurable (kinda like me on drunken weekends...HI-O!).

The rooms are great--as soon as I saw the king size bed with an overwhelmingly, almost offensive amount of pillows, I had to dive in. I told my colleagues at dinner that if I wasn't at the meeting in the A.M. that they would probably find me dead amongst a train wreck of pillows.

There's a restaurant, gift shop, gym, and pool all in house. Internet is available for a small fee, but my company paid for that so I won't knock a star. There are also more restaurants and shopping located directly behind and in front of the hotel.

Patrick is right about a mall being close...but that's also the creepy mall where about a dozen people got gunned down ;-(  Debbie Downer.

Really nice hotel and well kept!  Really suprised at how huge the lobby is and all the space they have to just mingle, relax or take care of buisness.  You dont feel crushed for space at all....

The common areas on each floor needs updating.  The rooms themselves are standard Marriott, although the walls are thin.  I did have a hard time getting a good night's sleep here.  Staff were nice and friendly.

Tip - there is a Whole Foods close by if you want to eat healthy.

The location is so-so, the building is not the newest or spiffiest, but this Marriott has the best service of any that I have visited.  From the front desk to the restaurant to the lounge, this hotel oozes hospitality.  Folks are pleasant and go out of their way to accommodate.  And I have not seen another location that offers a 24-hour concierge lounge.  Not that I would use it in off hours but it's still a nice touch.

It did the job. We were in town visiting family and just needed a place to crash at the end of the evening. It checked the cleanliness boxes, except for the moldy shower curtain. The bed was nicely comfortable, if a little on the hard side. The hallways were kinda Soviet-era.

And after I broke a nail, I stopped by the front desk looking for an emery board and was promptly told I could purchase one in the gift shop--what the what? Come again, please? That's a star right there.

This is a great full service Marriott hotel, but it is a little far from the airport and downtown Omaha.  Since I travel off and on and my boss likes Marriott Hotels I have started to get into them as well.  This location has a great concierge lounge with really nice staff.

Rooms here are nice and clean.  The hotel staff is very friendly and they have a van that will take you places if you do not want to drive (they did for me and my boss).  Views are not the best, but the location seems to be not bad as a two shopping areas are close by.  I like the big areas for sitting that they have.  I believe they are renovating the exercise area  which will be nice as it looked a little small compared to other Marriott locations (I was there in Dec 2011).  Will have to try the on site restaurant some time in the future it looked pretty good.

I would say this is the best Marriott to stay in while in the Omaha area, and really worth it if you have access to the concierge level.  Friendly staff and decent location for most people make it a good option to stay at.  Overall I give this place 3.5 stars so rounded to 4.

Very friendly and accommodating staff! Free champagne between 4:30 to 6:30pm. At the concierge lounge there is free food from 5:30-7pm and dessert right after.

It is an older Marriott Hotel, but there are some very good reasons to visit this location instead of the newer options.  First, this place is well run.  Nice concierge level for Marriott Rewards members.

Second, the restaurant rocks.  Very good dishes here at reasonable prices.  The rooms are pretty typical Marriott late 90's-2000's type decor.

Plenty of parking.  Near mall and good food options if you want to eat off-site.

I really loved my stay here.  The front desk ppl are so pleasant and helpful.  The room was super comfy - I love Marriott beds!  Loved the water pressure in the shower, and the hot water was plentiful.  The location is great as there are a lot of restaurants nearby.  It's also about a 20 minute drive from Old Market.  

My only complaint are the drab hallways.  The carpets were blood red which was super creepy!  It brought back memories of REDRUM from "The Shining" and I was seriously waiting for lil Danny to come around the corner on his big wheel!  LOL OK I'm being a drama queen, but overall a great experience here I would definitely stay here again.

Old school hotel. OG red and gold leaf design carpet, tan walls. In what seems like the middle of nowhere Omaha, but near a Whole Foods and a shopping mall. This hotels staff was very nice to me and the group I was with. Very nice breakfast buffet and the beds were comfortable. I had a room with a balcony which was also a bonus. Cant say that I would opt to come here on my own but would not mind at all if the business landed me here agin.

They have great beds and sheets, but the customer service can be improved for what they charge us.  Rooms are small compared to other Marriott locations in town.  During one of my stays, I found a towel with blood!

Just reviewing the food at the chop house downstairs this time.
After consuming 23 pounds of BBQ at lunch I needed a salad. They have 4 entree salads and I chose the blackened salmon version. It was fine stuff, lightly dressed and tossed. And the salmon was quite tasty. I only wished for better greens, which is a common complaint of mine.

As a gold elite Marriott member I am surprised this hotel maintains a Marriott franchise.  The room stunk like a locker room, thankfully a spring day so I could open the window. The mattress should have been gone long ago.  Gurgling sound comes from the bathroom plumbing.  The shower head sprays in all directions ... but on you.   I will give kudos for a fine breakfast in the concierge lounge but personally Hilton/Hampton Inn will get my Omaha overnight business.

First, the pluses:  

- Front desk staff Very nice, accommodating to problems
- offered champaign at check-in
- nice workout room
- free WiFi (albeit pretty slow and inconsistent Internet service).

The minuses:

- Carpets are all overdue for a cleaning.
- Mildew in the shower (at eye-level when taking a bath).
- Stopper in tub leaked badly - had to constantly refill tub during bath.
- Pillows and Linens on beds did not smell fresh - smelled like they came out of a smoking room (and found a very long black hair in my bed).
- No shampoos, soaps, etc.  replaced in my room two days in a row (I had to go to the front desk and get fresh sundries both nights).
- No replacement TP in bathroom, I came back to my room to a single quarter roll and the bar to the 2nd mounted TP holder sitting by my sink.
- Used drinking glass not removed or replaced in the bathroom.

The lack of cleanliness was the worst part of my experience, and when traveling, it's not too much to expect when staying at a $200/night (in Omaha) room.

The rates are normally advertised as lower - however its College World Series time, and rates are much higher.  For that extra cost, I'd expect a much better experience.

This really disappointed me in the Marriott chain.

All of the staff were very friendly and polite. The room was very clean and the beds were comfortable and very clean with very nice mattresses and pillows. Fully stocked bathroom. Shampoo, conditioner, shower gel, cotton balls, qtips, plenty of quality washclothes and towels, water bottles etc. in the room. We had the concierge service with the full breakfast. They had pops, milk, fruit, and snacks available at all hours. The full breakfast consisted of fruit, pastries, cereal, fresh fruit and cheese, a buffet with many ingredients where you can make your own omelet and much more. If you have the extra $$, I'd suggest making this upgrade. The only downside I found was there was air seepage from the balcony windows that was there no matter how tight we shut the door which made the room a little chilly.

Some girlfriends and I stayed here for a weekend visit.  There was some good and some bad.  The good: comfortable surrounding, cushy beds and bedding, SUPER hospitable staff who are very knowledgeable about the area (the Saturday evening bartender referred us to an out-of-the-way bar that was so fun!), everything was clean and the hotel is very easy to get to.  The bad: WiFi is horrendously SLOW and constantly kicked us off.  I was really glad that I didn't need it for work purposes- just simply to find a restaurant or store.  Also the whirlpool was closed, and that had been one of the driving forces of us booking this hotel over another closer to downtown.  All in all it was a pleasant stay and I'd stay here again.

Stayed here for two nights on a business trip, and it was a pretty solid place!  I didn't pay for it obviously, so can't comment on that.  They have a pretty lively hotel bar in the evenings, with a sizeable crowd of corporate travelers.  Really friendly bartenders too.  I had their breakfast buffet every morning which was about $15 and way better than expected - there's a man making omelettes, several hot items that are pretty decent, then lots of pastries, fruit, yogurt, cereal, hard boiled eggs, all the usual stuff.  Best part about the place is the free champagne on weekdays between 430-630.  And they don't judge when you take many, many glasses.  

The room was standard but clean, and I think the bathroom was pretty big.  Location isn't good for walking to cool stuff, but they have a shuttle that will take you anywhere within 5 miles which is great!

Not that I have a choice of where to stay when I travel for business, but if I did I'd return here for sure.

I was disappointed. I choose Marriott Hotels for its high standards at competitive rates. My room was small. The mattress was not comfortable because it lacked support; it felt worn. The 2 pillows were quite small. It was clean and quiet, which is very important. The walls are well insulated for noise control: Activities and noise in adjoining rooms and hallways were not noticeable.
But, I felt that it was over-priced for the quality and services provided. It was not the 4-star that I expect of Marriott. It barely competed with most 3-star hotels.
I do not plan on returning to this hotel.

Watch-out!  If you are staying in this hotel, check your bathroom to see if you have shampoo, conditioner, lotion and/or soups upon entering the room.   I did not until I was in the shower and had to prematurely dry myself and called the front desk.  Instead of waiting for housekeeping to bring the toiletry up, I went to the front desk to pick them up.   I must look like someone who just came from the pool holding a bunch of small bottles - not a pleasant experience.   btw.. they didn't have soups (the solid one) and I had to use only the shower gel.  

Aside being a victim of their poor housekeeping management, the hotel was actually okay.  The services were good and all interactions with the staff were positive.  I also had breakfast there and enjoyed it.   The room, furniture and fixture were all dated but still worked well.  Not a problem for me.

This was an atypical experience for me in the Marriott chain and they probably just got a bad housekeeping manager.   Hope this is not the sign that the chain is in decline.

I have stayed in this hotels a few times on business in Omaha and I have finally added it to my "avoid" list.

On the plus side the location is good.  Located on 680 and next door to Whole Foods and a few other decent restaurants within walking distance.

I did get an upgrade into a suite last time I stayed and I appreciate that.

The biggest highlight of this hotel is the Executive Lounge.  The lady that works it in the evening is a real joy and I find myself hanging out there for a few hours.

However the internet is terribly slow.  After each stay I receive a stock email from the manager.  I replied only once to comment on the internet and didn't even get a response back.  I don't know if they read them.  Last time I stayed they appeared to be laying new wiring down maybe for new internet.  The internet came and went all night long and made working impossible.

The biggest issue for me is mold\damp.  I am not normally an allergy issue person but when I stay in this hotel I get some allergy type issues.  When it has rained the popcorn ceiling starts to fall onto the 1980's carpeting!

I have to think Marriott has this hotel on its "refurb soon" list.  Although not full service there are much better Marriott brand hotels in Omaha.  I tend to stay at the Aksarben Courtyard or Downtown Courtyard.

Though my 4-stars is for the property overall, I have to say the service is 5-star. I stayed at this property while visiting family during a heart-wrenching time. The front desk staff was perceptive and had cards waiting for me at two different points during my stay. The cards were signed by numerous staff with very thoughtful comments and kind wishes. This thoughtfulness meant a lot to me and isn't taken lightly. If you want to stay at a place where people truly care, then this is the spot to be. On a visit a week prior to this, I also noticed conscientious service when the person who was mopping the entry way stopped, looked up, smiled and wished me a good morning. The human connection is noticeable and meaningful.

The property itself is unremarkable. It is clean, though in need of updating. The bed is normal Marriott high quality, which resulted in good sleep. The windows are thin so it was a bit drafty with winter happening outside. With renovations, this property could really be a great place since the location is ideal and the service is extraordinary!

I was recently at the Omaha Marriott for a few days and I have nothing bad to say about it. My room was on the 5th floor and the King size bed was very comfortable and the desk/work area was also very good.

There was (for a nominal charge per day) high-speed wifi available and the room even had a microwave and small fridge along with the coffee maker.

The staff were very friendly and attentive and the hotel was very clean throughout. A restaurant and bar were on location as well as a pool, fitness center, business center and there was ample free parking.

The Omaha Marriott is right next to the Westroads Mall and is about 7 miles from Eppley airport. All in all, very convenient. The only thing I didn't personally like was the room key/card required for elevator access to floors 5 & 6.

The front desk said they would send up any visitors with a key if I called them, which was fine but for me to have to use the key to get the elevator moving was an extra bit I didn't care for; but it didn't detract from my overall experience - now for those who want extra security; floors 5 and 6 are perfect for you.

Woof... 2nd time I've been here.  I remember the first time being perfectly adequate.  this time was different.
Lady at the counter was going crazy with a couple people checking in and the phone ringing off the hook.  She gets me checked in and I happily head up to room after a very long day.  Unfortunately the room hadn't been cleaned and was a mess.  So I schlep back down to the lobby for round #2.  She got me a clean room this time which is a plus.  Unfortunately the AC was broken and it was a bit warm.  I should have known something was up when i saw fans sitting in the hallway.  As i've been on the road all day I need to connect to the wifi (premium) and plug away some work.  Unfortunately the wifi was so slow and inconsistent that didn't happen after an hour of trying.  Ok fine.. I'll watch one of the late night shows and go to bed.  Unfortunately almost every channel had no signal.  

meh, I've experienced better sums it up perfectly!

Horrible customer service.  We had an event happen which was outside of our control.  We wanted to reschedule the room for two weeks later, they refused to allow this - charging us $120+ for the unused room.

First time staying here as I usually stay at the Courtyard downtown when I business visit OMA. I really liked the locale, proximity to my client, and the amenities. Check in was smooth and the offer of a drink at check in was appreciated. Free parking was a plus, unlike the Courtyard.

As other have noted the Exec lounge is wonderfully staffed and is open 7x24, I believe. Also as other have noted, and I agree, this property needs TLC upgrades. My room was very comfortable with a nice work area, fridge, king sized bed, and a large HD TV with all the usual channels. The fitness center was large, clean, and well equipped. There is a Starbucks in the lobby as well for all us caffeine seekers. I did not have time to check out the bar scene or restaurant on this trip.

No complaints with staff or servcie, but to echo other reviews here, the property could use a little TLC.  For example, the carpets, elevator, door locks, and several other little things felt a bit outdated and run down.  Also, in my room (and a friend's on another floor), I noticed an unpleasant odor coming from the drains.  It wasn't overpowering, but it definitely smelled like rotten eggs coming up from the pipes.  

On a positive note, the room I stayed in was nice.  The bed was huge, comfortable, and had more than adequate pillows and sheets.  The desk and wifi fit my needs, and there were ample outlets to plug in my devices. I enjoyed the stay overall.  The full size mirror on the back of the closet door was definitely useful as i got ready for the formal occasion that i was attending, which was the reason for my stay.

You could definitely do worse than stay here.  It's centrally located in town and has easy access to the interstate.  If I got a good rate, I wouldn't hesitate to stay here again.  My first couple nights with tax and fees were over $200 per night, and I don't think that was the best value.

I just moved to Omaha over the last weekend and this has been my home while I've been trying to make my new apartment habitable. my experience has been awesome here and I really don't want to leave frankly,  my room is gorgeous king room desk chair and plenty of space, bed is very comfy.  with requested extra pillows and towels and pretty much everything I need in the building. it snowed Sunday and had I gone "cheap" I would have not been able to eat without heading out to a blizzard,  or get my laundry done ( they have gorgeous free washers and dryers for the guests you only pay for detergent)  due to me being locked out of my new apartment due to a key not being cut correctly.  the restaurant downstairs is excellent they serve food all day in room. I have had delicious reasonable meals with fresh food ( i eat organic)   they have in room dining as well ( the memory of the morning breakfast trays will always make me smile) and everybody has simply been wonderful during this time of transition.  I won't go on with all the other perks they have here you can check out the site.  
think they would notice if I never left?  check online for weekend room specials, I had a nice rate the first day.
perfect for a getaway to simply indulge in room service!
