I cannot sing enough praises for this place! AMAZING full hot breakfast every morning & every morning is something different too! AWESOME complimentary free drinks and snacks, sometimes even a grilled dinner Monday-Wednesday nights. INCREDIBLE suites to make that extended stay even more comfortable! This hotel would be great if traveling with pets or children. While the Yelp page says they don't allow pets, they do! I saw dogs there! When I inquired about the pet policy they stated it was $100 non-refundable no matter how many pets, no matter the length of stay! HELPFUL, FRIENDLY, RESPECTFUL staff to assist you in any way shape or form!!!!! They only downfall to this place is valet parking is the only parking option.

I always check my travel tools- Kayak, TripAdvisor, Yelp, Flight Aware and Seat Guru to find the best deals, places to stay and the right seats. Prior to coming to OMA last week- had everything but the place to stay lined up. Looked at the usual suspects (HGI) and then saw a new kid on the block. The Residence Inn (downtown) caught my eye and reading the reviews convinced me to give it a try.

This hotel is an absolute gem of a find and if you have plans to travel to Omaha, I believe it is a must-stay.

Most of the other reviews capture the essence of the building and experience. From the Terrazzo flooring, Deco touches compliments of Uncle Sam to the modern, comfortable and stylish rooms- this hotel exudes a new vitality to Omaha and the Residence Inns lineup. The safes were awesome. The posters...very cool. Good breakfast and papers everywhere.

What I think sets this hotel apart is its attention to customer service and hospitality. Staff members deserve a accolades if they make such a positive impression. Courtney and Ashley are two who command the front desk, taking ownership of insuring the guest is set up with a clean room and attending to their travel/lodging needs. Thanks you two. Calling the hotel for a shuttle service- Ashley said the GM (Jessie? Kyle?) was taking guest to the airport as a storm was just starting to settle in  (21Nov13) and instead of waiting for the usual shuttle driver- they'd call and have him meet me outside my arrival. Kyle/Jessie was awesome. Great conversationalist, former meteorologist- now hotelier and an USAF brat. More importantly, he was an absolute standout as an ambassador for his property. I was familiar with the property from years ago and he gave me a great history of the renovations, features and what to look for. He remembered me the next day and asked if I was able to see everything in the hotel and if I enjoyed my stay....Like I said, its the little touches and personal investment with positive energy. My impression is that each member of staff, from housecleaning to management feels like there is a personal investment in the success of this property. The impression is that there is attention to detail and pride in delivering a very sound product for the business and personal traveler.

**One minor recommendation to travelers who may take things for granted. Please be reminded that the shuttle is "on-demand"...there is not a regular shuttle that some others may be used to. Also, don't forget the Hotel's Shuttle Number-- there is not a courtesy phone in the airport to call...A call to the front desk/shuttle number results in a very timely shuttle arriving within minutes PLUS a courtesy call from the staff to confirm the pick-up and when the shuttle will arrive.**

I will definitely recommend this property to anyone heading to OMA. Great job Residence Inn (Downtown)

Great service - friendly and helpful. Hotel room was new and clean. Great in room kitchen with lots if room, big fridge, and everything you need. Cool old building that's been re-done very well. Hotel is  close to old market - definitely walkable. I would stay here again for sure!

This hotel is great! Rooms are fully stocked with all your kitchen needs, and an option to deliver groceries. Complimentary happy hour and mini buffet at night,  and all the breakfast items you can think of in the morning.  Close to all kinds of great dining options and a free shuttle service. Bed was comfy and the option to control your own heating/cooling was great. Stayed at a close by hotel and that was not the case,  making for a miserable night. Directv with all available channels was awesome.I forgot a comb and the woman stocking the products for sale downstairs went to get me one. How nice! Oh and Paul Mitchell products in the bathroom. Fantastic!

Stayed with my husband for New Year's. Early check-in accommodated. Convenient location to downtown, Old Market AND Centurylink. The shuttle (which we didn't take advantage of) ran until 2 AM!

The hotel is in an old building recently remodeled. The staff were friendly and helpful. The 3rd room (king studio) was well appointed, stocked with the essentials (even wine glasses and a corkscrew) and very comfortable. Loved the complimentary direct tv.

The complimentary breakfast buffet was pretty typical of a chain hotel but with some unique touches like fresh cheese and salsa for the eggs. Also an excellent coffee bar.

My favorite part was the large walkin shower with glass enclosure and rain shower head.  So relaxing.

Highly recommended and thank you for making my in town vacation a success!

One night stay here but would return.  Great value for the $.  Front desk very friendly and helpful.  Even offered coupons for local brewery!  Chose because it was easy walking to Old Market to meet up with friends.  Room was spacious, good linens, comfortable bed.  Little noise on our floor.  If you are staying more than one night or on business this would be ideal as it comes equipped with full kitchenette.  Didn't sample the buffet breakfast offered.  Valet parking was easy upon check-in, but at check-out time they only had one guy working and of course everyone wanted their vehicle at the same time.

I recently stayed here for 3 nights during a business trip to Omaha.  Prior weeks my team had stayed at the Courtyard sown the street, which was very nice.  I decided to stay at the Residence Inn because of the location to the office (the rest of the team stayed at the Courtyard because of the hierarchy of points with Marriott properties).  I can say that with the free breakfast, and very large, well appointed, brand new rooms, that this was a much nicer hotel.

As mentioned, this was a converted office building - I think the Post Office as well.  You can tell in the guest hallways - they kept that unique charm - versus just carpeting over and making it standardized.  My room was quite spacious.  The bedroom was adequate - more on the small size, but with a nice living space, work space and kitchen - didn't spend much time there.  The bathroom was brand new, which I loved and everything was so clean and well kept.

The one negative with the room was the noise outside.  One night there was some street construction and it was quite loud inside the room.  Also, they apparently allow dogs as the people across the hall had at least 2, given the barking.  Not so disruptive, unless someone walked by.

The free breakfast, while standard, is a great benefit over other hotels.  It had just the right amount of selection and choices to meet anyone's needs.  The evening reception was also very nice - particularly the later Monday Night Football reception.  The staff who ran both the breakfast and evening receptions were very friendly and accommodating - often seeing them doing both the morning and night shift.

Next time I am in Omaha, would definitely stay here again.

DW and I stayed here for one night just for the heck of it. The facility is a former Federal Building, that was converted into an extended-stay hotel. Much of the old-school fixtures and flooring was restored and looks fantastic.

We were booked into room 826, which is on the southwest corner of the building, overlooking the roof of the adjacent parking garage and some green space to the west, as well as the First National Tower. Check-in was a breeze, and the clerk that assisted us was very friendly. As it was graduation weekend for a few local universities, Downtown Omaha was more packed than normal. As such, the room rate was probably higher than it normally is on a Friday night (paid $157 excluding tax with a AAA discount).

The entire facility was very clean, and our room looked great for someone that needs a kitchenette with a dishwasher, fridge, small radiant cook top, etc. The queen bed in the sleeping area was very comfortable, and the large HDTV had all the channels anyone could want. There was also a small high-top table in the "kitchen," and a small sitting area with desk/work station. I noticed a couple of USB charge ports in the kitchen area, too. There were large windows in our room with roman shades. The bathroom was standard fare, and was a decent size.

As far as external noise is concerned, there was a man power-washing the adjacent parking garage, but he quit around 8pm or so. And aside from the occasional fire engine on a call passing by, overnight noise was at a minimum.

I believe the Residence Inn offers an evening happy hour and some sort of complimentary daily breakfast, but we didn't partake. FYI, there is a Starbucks in the office tower at 15th & Douglas Streets, which is about a 1/2 block to the south.

Overall, a great stay. The only gripe I had was that the hotel's only advertised parking option was valet @ $15/nt. Given that I'm familiar with the area, I used the First National Bank ( is also the adjacent Doubletree Hotel's garage) parking garage, which is across Dodge Street to the north, and offers overnight parking at $7/nt with no in/out privileges. As an aside, the garage immediately to the south of the Residence Inn doesn't offer overnight parking, so stay away from that one.

Beautiful hotel, gorgeous, very comfortable and quiet rooms.  Very pretty outdoor patio, which I enjoyed so much that I did not even try to find the gym, but I am sure it is beautiful like the rest of the hotel. Great breakfast.  Valet parking is very quick, but you can do street parking after 5pm. This hotel is also very close to the airport.

Nice hotel with spacious rooms. Building is a bit older but functional. Very generous managers evening happy hour with more of a spread than I've seen elsewhere, plus all the drinks you can handle.

There are no in-room safes, but they can take care of you behind the check in desk with a safety deposit box. While I was there, they had some trouble locating the master key to stash my items. I waited for a while and they got a manager to come out. Eventually, the codes were cracked and the safe swung open.

Relieved, over here.

Very friendly group working there...and check out the steak house just two blocks away. Excellent steaks and live music in the lounge area, where you can also dine.

This is a FANTASTIC hotel!

We checked in on a Friday and were hesitant to pay for valet parking since we were only going to be here for 1 night. The parking guys probably noticed we were waffling on whether to try our luck at parking ourselves or just valet. They told us that there should be street parking at the time since it was Friday afternoon and the meters don't include weekends. One of them even sought out a close spot for us to move the car. Wow, nice!

The location of the hotel is choice being right downtown next to their nightlife area (sorry, I forgot what it's called).

The building itself is very interesting. I was told by the desk staff it use to be the Federal office building. Apparently, the top floor even use to be a holding cell! Lots of history there.

The rooms were awesome (especially for the price - I think we paid $109/night, on a Friday).
Best parts:
- They have a full kitchen with stove, microwave, dishwasher, large fridge and dishware. It is set up as an extended stay but why not enjoy that if the price is right?
- In the living room area they have a nice couch, swivel TV with extensive channels including HBO and free WiFi.
- The bed was super comfortable with white, down comforters and  and I slept like a baby.
- The shower had a great, large showerhead, a step clearly used for shaving legs and nice tiling.

They have a nice complimentary breakfast buffet which includes eggs, sausage, pancakes, a waffle station and your standard breads/muffins/cereal etc.

If I'm ever in Omaha again I'm definitely booking here!

I travel to Marriott's a lot but hardly ever any Residence Inn's, this place though is my absolute favorite hotel.  So much character and in a great part of town.  Easy walk down to Sullivan's, Patricks market or anywhere downtown.  When I'm driving all the time it's great to find a place like this where I can park and walk anywhere I need to be.

I stayed here for 2 nights while out for the Omaha Half Marathon in September. I got in on a Friday night and was able to call for the shuttle from the airport (free!). Hotel is 10-15 min from the airport.

It's located downtown, and used to be a bank (you can see the vaults in the main floor). Check in was painless, king sized room was spacious with a kitchenette. More than enough space to sit and relax. Bathrooms were also good and spacious.

Free breakfast in the morning. Within walking distance to a variety of places and definitely a place I'd come back to stay at!

My husband and I just did a quick over-night in Omaha from the Sioux City area. We just came south for a tiny get away and to see some friends. This hotel was great. I feel I got an amazing deal for our room. It was nice, clean, and a great price. Every employee I met was awesome. We also took advantage of the breakfast and that was great as well! Next time we travel to Omaha we plan to use this hotel. I can't think of a single thing that was negative with our stay. You've earned some forever customers!!!!
