Maybe I'm too optimistic but I had a great time in this hotel last weekend. So I was supposed to stay with a friend who cancelled out on me the night before. I found myself irritated & looking for a last-minute hotel deal hours before my flight. I came across this hotel & truly I will NEVER stay anywhere else when I come to NYC (paid ~200 per night for 2 nights, still under $500). The hotel is literally in the middle of everything. I used to live on the east coast so I was coming back to reminise and catch up with friends I haven't seen in 4 years. I must say this hotel provided all I needed and more. Truly a gem in the rough....I loved waking up in the garment district. :) And sure, things are a little pricey as far as food here but c'mon people, be smart. You see there is a dunkin donuts right on the corner & a starbucks not to far away. Forgot your toiletries? Then don't be a lazy ass & complain when you have to pay $10 for a toothbrush in the hotel (not a real price) when all you gotta do is walk two blocks to duane reade next to port authority which is like a pharmacy on steroids - they have everything. Want breakfast? Less than a block away is a restaurant that you can't help but smell the breakfast sandwiches coming from in the morning. Cheap eats? Take a walk! There are plenty of places to get that even in midtown. Ohhh? Movie tickets too expensive for you? You knew you were coming days ago...get discount tickets before you come dumm, dumm. The bar Houndstooth provided an excellent place for me to meet friends and when I needed to travel the train is a block away & port authority is not far, nor is madison sqare garden. I will say a few things about the staff: when i checked in a sweet young woman told me not to be pessimistic as i was expecting there not to be a room available as i arrived a few hours early. I was wrong & she hooked me up with a room immediately - I'm still working on my pessimism thanks to her :) I really appreciated receiving a polite knock on the door just before check-out time as opposed to finding a printout of my final bill when i woke up. I don't know, it's more customer-friendly to me, but risky for them as I am sure some of them would run into rude customers. My bellman Brian looked after my bags when I checked out but needed to hang around for a bit & was absolutely so sweet - i hope you get to go to ComicCon next year, buddy! There was another man who was working with the laundry I met in the elevator who was equally pleasant.  Another front desk person was absoluetly so nice when I explained I needed my sheets changed & he made sure all was taken care of. I was so thankful he was so very pleasant. Out of all of those I encountered, there was only one jerkie who was sort of an ass when I attempted to get on an elevator he had blocked with wet floor signs - one step & I was in there but he instead slapped me with the "i had that there for a reason ma'am" attitude. I was exhausted after going the wrong way on my train & just wanted to go to bed. I could've done without his snide remark, but I still slept well. EXCELLENT cable channel options in my opinion and overall I truly enjoyed this snazzy hotel. No bad smells; no mess, except for what you see outside and if you're used to NYC it smells like home to me. To everyone working the weekend of 10/10 - 10/13 thank you. You honestly saved my weekend and helped me enjoy the short time away from the Windy City. Hugs to you all :)  P.S NO ONE PAID ME FOR THIS REVIEW! I usually read reviews on yelp before staying somewhere but this time I didn't & am so glad that I didn't, I think some of these negative reviews would have had me sent off & I would've missed out. You will not regret staying here unless you're a moron with money to spend anyway.

Great hotel, very very clean & great location. The hotel restaurant had a nice selection for a quick breakfast and perfect for a cocktail after a long day of shopping. Walking distance from Macy's which was ideal for us. Overall very nice hotel and I would definitely stay there again.

If you like bugs, rats and dank smells, this is the vacation spot for you! Come spend large amounts of cash on ridiculously overpriced cramped quarters for the night. Bathe in the moonlight of the bright signs lighting up your room all night and listen to the loud noise outside your poorly insulated walls. Turn off special victims unit and catch the real thing by looking out your windows here in Times Square.... Pathetic

Excellent value for money, quiet room, spacious bathroom, free wifi a bonus.  Thomas the bell person super helpful as we're the front desk staff.  Awesome location as well, just a few blocks from both Times Square and Macy's.

New, nice and clean hotel room. This hotel is only 2 months old after renovated. Staffs are so nice and welcoming. Even we stay there only 1 night but we had a good experience.

I enjoyed my two night stay here. I booked a room the same day on Priceline for $189 per night, which I thought was very fair for a hotel in Times Square. At check in, they were having some kind of computer problems, which only made the process about a minute longer. Edwin, the man who checked me in, apologized and gave my friend and I 2 free drinks at the hotel bar. Our bill of $29 dollars was completely free just because of some computer malfunction that I didn't even notice. I wish I knew the bartender's name, because she was very good. The room itself was super clean, which is much more important to me than size. I have nothing bad to say about this hotel.

I just spent the weekend in NYC and we thoroughly enjoyed our brief, but pleasant stay at this location. Lashonda, Keith, James, Ryan, Patrick, Andre, were all so accommodating and they all went above and beyond for us throughout our stay. The room was small. Clean. The bathroom was big in comparison to the size of the room. The only flaw with this hotel were the hours of the Bistro. It was closed more often than open. As a tip, go to Walgreens for snacks. I bought snacks for two and I paid $30.00 at The Market in the lobby.  That is typical NY though. Very close to Penn Station. We will be back! Great staff. Great place to relax.

Well don't do me any favors.  Updating this review based upon the annoyances of today.  So talk about exploitation...laundry is $4 per load.  Drying a load of laundry is $4.

Look... this is exploitation of the traveller.  Plain and simple.

This hotel will NOT get my business and quite frankly, the Marriott chain in general needs to think about how individual operators exploit their patrons.  This is not the consistent, friendly experience I thought Marriott stood for across their brands.

I love this hotel, I stay here every time I'm in NYC.  The last time I stayed here they put me in a small room for 2 people but we had 3 people. I called the front desk and they told me there was nothing available. They also told me that if I were to get a room with 2 beds that the price goes up $100.00 per night. The desk person named Keith took care of it in a jiffy. Swapped rooms for me and kept me in the same floor. Keith is a total rock star.
This is what service is all about. He made my trip so much better. That's why I will always continue to stay here.

Just stayed here this weekend and had a great experience.  We were checked in by Ira at the front desk and he was an absolute pro.  I mentioned casually that it was my wife's birthday and he helped to make it special for her...greatly appreciated.  Everyone that worked at the front desk always seemed eager to help, I just wish I had gotten their names too.  When they made typical hotel "small talk" with you during the process I actually felt like they cared about what I had to say.  That isn't something I experience at every property.  Also, Ryan the bellman was very helpful.  Made us feel welcome and remembered who we were throughout the stay.  He was efficient with his duties and was happy to help.  The room was small (though maybe not by NYC standards, and the bathroom space was generous.  Comfy beds and linens and super clean all around.

Stayed for a "girls' weekend" - really enjoyed it. New hotel that's small and quite efficient. Great value for the price, basic but had good sized rooms and bathroom, clean with good bedding. Easy subway access to the 1, 2 and 3 trains. Very nice staff. Will come back!

We come to New York a lot. In the past, we usually stayed at the Doubletree Hotel on Lexington, which was a great place to stay. We love everything about that hotel, but it is a little bit further from Times Square and Broadway, which is our typical reason for coming to the city. This time, we decided to find a hotel that was closer to those areas. The price  of the Marriott TSW is comparable to the DoubleTree we usually stay at, so we decided to give it a try.

This hotel is very nice and clean and is less than a 10 minute walk to most Broadway theatres. The staff is incredibly friendly and professional and very accommodating. It's a very secure facility as well. The design of the bathrooms are very nice and the shower heads are high enough for a person like myself who is 6'2. Sometimes shower heads are not high enough for comfort. There are plenty of great restaurants nearby and it is very close to Penn Station.

Free WiFi which is rare in NYC.

The rooms are small, but again, very comfortable. The hotel is located next to a health facility that seems to be for drug rehabilitation as there is a needle drop box outside. That being said, the great experience for the price and location cannot be beat. The residents of the health facility did not bother us at all. Finally, there is no view. Again, not a really big deal because we don't come to the city for a view.

My wife and I stayed at the hotel for a couple nights last week.  We chose the hotel because of the price, location and because they offered a king size bed.  We arrived well before check in, the room was not ready but the hotel called us just an hour later to tell us we could check in which was nice.  The room was decent size for NYC and it had a rather large bathroom.  The staff was friendly and attentive.  We had an issue with our Wi-Fi, they sent someone to repair the issue immediately.  The area where the hotel is located is convenient to Times Square and the subway however the area right near the hotel is a little sketchy.  We would stay here again.

My husband and I were able to get a super value from Priceline. This is a wonderful way of saving a lot of money for the leisure traveler who does not need to be married to a hotel's loyalty program. We were treated with respect and like any other customer despite staying at a rock bottom pre-paid rate. Try that at a Westin!

Today will be night 5 of our 6 night stay. Everything from checking to housekeeping to location here is perfect. We normally find ourselves 4 star accommodations or higher but this Marriott Courtyard has exceeded our expectation in every way, something that higher star-rated chains rarely do.

The building was purpose built to be a hotel. It is only a year old, not a face lift from a tired old property. Everything is spotless and the staff is professional and wonderfully friendly. Best of all, we were assigned a room on a high floor (24th) and I swear the room is soundproof to outside noises. It even has a view (for NYC standards.)

I cannot recommend this property highly enough. Although there is no bar, and the bistro selections leave much to be desired, there are many many wonderful choices for dining at every price level steps from the hotel. Save on outrageous hotel prices, and explore the vibrant neighborhood instead.

Finally, many thanks to the management and staff of the Courtyard Marriott on 40th. You have made our stay easy, fun and trouble free. We will be back.

Sooooo in the city to see jersey boys (AWESUM SHOW!!!) & needed a room...hit my Marriott rewards card points & bam...room booked! Hotel is a few blocks from Times Square area & if you take 8th ave down you walk past port authority bus terminal,if you have no knowledge of what port authority is...STAY away, savagery at its finest, saw bum pissing in the street right by the main entrance...that being said, hotel is new & staff were great, was checked in by a girl that looks like the awesum sauce commercial girl...really a wonderful check in & she even called my room when I got settled to see if I have any needs & to see if I approve of my room... I have stayed in 5star hotels & NEVER have they done that...awesum sauce to her! Room wasn't the biggest cortyard room but you are in NYC & it's expected...everything was new, fresh & clean...OMG hangers in the wardrobe chest too...nothing really more to say...great staff & wonderful stay...definitely recommend it...just stay away from the homeless urination fest at port authority....great job mayor De Blasio!!

The staff was very friendly, hotel was clean in the common areas and cool decor. We arrived at 8:30 in the morning and a room was already available, which we were very grateful for. However, there was what appeared to be puke in the toilet-- I just flushed it and didn't make a fuss as I didn't want to start the vacation with my wife off on a bad note. Other than that, no complaints about cleanliness. Some facts you may be interested in knowing-- water pressure isn't super great, nowhere to prop your leg up to shave, and the elevators are pretty slow. The room is how it looks in the photos--small, but it's NYC.  Would probably stay again if going to be in that area of Midtown.

Location good if you want to walk to Times Square, Empire State Building, St. Patrick's Cathedral, etc. We also walked to Central Park, which really wasn't too bad of a walk. We walked to the Brooklyn Bridge as well, and while that was quite a trek, it was very very cool to see Chelsea and the Village and SoHo.

Great hotel. The staff was amazing, the rooms were spacious and very very clean, it was centrally located to everything including multiple subway lines, and the hotel itself offered a bar; a little market if you needed something; breakfast; and felt very secure and safe. We will definitely stay here again when we are in the city.

It's the new year and here I am reviewing the weak reviewers on Yelp. I so promised I wouldn't do this.

This place is fantastic in many ways. Why focus on the imagined injustices that one member reviewing this location delusionally recalls.
$4 for a load of laundry. It's NYC.  $4 to dry said load... It's NYC. Go buy a t shirt.. the tax will be more than $4.

Staff.. great
Food..Didn't eat but got silverware and plates without a problem for my take in chinese food (I've reviewed that location too)
Notes from the staff in your room .. Guest manager I believe.. A very nice personal touch.
Communication. Fantastic. Room wasn't ready as of yet but they communicated this and they even made something else work for us for our stay.
Weight Room / Fitness Center was outstanding for the size of this hotel. Great equipment, stability balls (I've seen shoddier work out facilities on cruise ships for 3000 passengers), hand weights, bike machines, treadmills all good equipment and clean.

This location is a few blocks away from Times Square (10 minute slow walk). Close to great inexpensive eating places. Posses' possibly the nicest Marriott staff I have come by in recent years.

For me, who bitches and finds something wrong with everything... I found no wrong. $4 laundry is a bargain you other cheap complaining pricks. Who goes to a hotel to do laundry in NYC when there's laundry at every corner like starbucks.

Perfect hotel, terrific location, kind staff! Stayed for a Saturday night in December after finding a last-minute deal online the Thursday right before. Was dismayed at how much hotels are in the City during the holidays but scoring the Priceline deal made this doable! Went there early - about 10 - to see about a hotel and while they didn't have one ready yet, we were first in the list upon return. Plus they held our bags! The room was small but was not lacking in absolutely anything. Bed was comfy! Would absolutely stay here again!

stayed here for a week in February with a deal from groupon for $109/night.  Best deal in NY!  Included free wifi, room was clean and comfortable and had a mini fridge.  Bed was comfortable and room was quiet.  View was not great but otherwise the hotel was great.  Highly recommend staying here.

It's a small room, but it's NYC so that's to be expected. Plenty of restaurants within walking distance (again, it's NYC that's a given) close to Times Square and all the fantastic sights and things of that sort. For the price, you're definitely getting a deal. I always stick with brands and boutiques when I'm in NYC. You definitely get what you pay for there. But this hotel is a steal.

So this hotel was pretty awesome.  Despite my storied history with New York City, I've never actually stayed in a hotel there, and for that I guess I am lucky because they're so freaking expensive.

I last found myself in the "city that never sleeps" (which is beyond true) a couple of weeks ago before embarking on a cruise with 26 other family members.  I got the heads up about this hotel from a fellow cruiser I "follow" (read: stalk) on social media.  I had suggested it to my mother in months prior, and apparently that's where several kinfolk decided to stay for our two nights in New York pre-sea voyage.

I stayed with a friend of mine who lives in the area the first night and joined my mom and sister the second night, mostly because I didn't trust myself to control my partying.  The first night, I ended up at a Papa John's at 2:30am so I knew I needed to exercise some self-restraint.  That is called getting old.  Anyway.

So I took a cab from my friend's place and arrived at the Courtyard Marriott Times Square West at approximately 11pm.  It was a Saturday.  I had a backpack on, and a duffle bag delicately balanced atop a large suitcase that I'd been dragging around, not to mention the fact that I was pretty buzzed from earlier on that evening.  I strolled into the lobby and realized that the desk person likely wouldn't let me into the room since it was under my mother's name and I highly doubted she had thought to alert them to my presence.  Turns out, I was right.

The friendly dude told me that if Mother Dearest called and gave him authorization, he would give me a key and allow me into the room.  I knew from prior communication that my mother was shopping in Times Square and that getting in touch with her would be challenging at best.  I think I called her cell phone repeatedly no less than 50 times before she finally answered.  I had her call back on the hotel's phone and the nice fellow gave me a key and sent me up to the 27th floor (the top floor perhaps).

The room was very nice but TINY.  There was only one bed, I'm not sure if it was a king or a queen.  At that point, I realized I should've stayed another night with my friend as I ended up sleeping in the middle between my sister and Mother Dearest.  Waking up to pee at 6am proved to be interesting.  The room was apparently only supposed to be for two people.

The next morning, I enjoyed a bottle of water and egg/cheese breakfast sandwich in the "bistro" on the first floor for $15.

There was a little outdoor area adjacent to the "bistro" that the family had apparently congregated in the night before, prior to my late arrival.  It looked nice, but I made no use of it.

So it's a great location, within easy walking distance to Times Square and everything else in that area, as the name obviously suggests.  If I need a hotel the next time I'm in New York, I's stay there.  It's very clean and if I recall correctly, it's fairly new as well.

Also a very quick cab ride to the cruise ship terminal if you're headed that way.

Arrived on a cold snowy day. Was told it is within walking distance from Penn Station. I would agree that it is however when lugging bags with you, it becomes more challenging.
The front desk staff was very accommodating and kind. I was permitted to check in early and given a tour on my way to the elevator. The front desk even called me an hour later to make sure I was happy with my accommodations.
The room is very clean and smaller of course than other big city hotels. It is comfortable and close to sights

3.5 stars.

5 stars to staff. Everyone here both days was remarkably polite and professional. Truly a pleasure to speak with everyone from bell desk to front desk to restaurant staff. A+++ would be happy to work with again.

Remember this is Manhattan, so rooms will be small. That's fine, I'm not fancy. Furniture is comfortable and has a pleasant aesthetic. Great.

(PRO TIP: The full length mirror in my room was on the inside of the bathroom door. Didn't notice until my second day, which can be an issue for business travelers who need to look put together.)

Mid-winter rates: can't beat 'em! Now, I don't know much about the different neighborhoods in Manhattan. I choose this place because it was near my company's home office and Penn Station. It's not fancy but there are some great local places nearby.

It's NYC so it's LOOOOOOOOOOOUD. Even with earplugs and white noise machine (a road warrior's best friend), I was woken up by the garbage trucks at 1:30am on Wednesday night and couldn't get back to sleep. I was a zombie the next morning.

Sort of off-topic, but Courtyard Marriott? I *HATE* this weird hybrid cafe/restaurant/bar thing you have going and it's clear you've spent a lot of money developing this business model, so sorry to harsh your buzz. I've encountered it in multiple Courtyard properties and it's confusing as hell to me. Cloth napkins, place settings, but no wait staff. Instead, you go to the counter and order from a posted menu cafe-style. It makes NO SENSE with the decor and tone of the place. They're going for something quasi-upmarket to appeal to business travelers I guess (of which I am one) but the high price points for a non-sit down experience really rub me the wrong way...and I was actually really surprised by that. I wouldn't have thought I cared much at all. I guess it's just that you're overworked and disoriented when you get to a new town and a new hotel and the last thing you want to do is guess at how the hell you're supposed to interact with ordering stuff. Although maybe I'm not in your key demographic. I dunno. I just don't like it

Did a quick trip to NYC 5 days before the baby is due with the in laws and found this cute & modern hotel (and quite affordable price on hotels.com ) for the weekend.  Modern decor, spacious, and comfortable. Here's the run down of the mostly good and minimal not so good:

Free wifi
Mini fridge in room
Clean & modern rooms
Clean bathroom
Tub drains fast & well, yay!
Comfy beds & pillows
Powerful blow dryer
Central location near Times Square
Fitness center
Spacious lobby/eating area
Printing/business center

No bathroom vent - have all hotels done away with this??
In and out parking $45/day
No street parking available (only for commercial vehicles)
No freezer in the mini fridge

Overall, we are always satisfied when staying with any Marriot hotel branch so we will definitely keep this location in mind the next time we want to stay in NYC for few nights.  Please install a bathroom vent, for obvious reasons. :) Otherwise, this hotel is very clean and well kept hotel!

My family and I absolutely enjoyed our stay at the Courtyard Marriott! This place is the perfect retreat after a full day of walking all over NYC. The rooms are clean and furnishings very comfortable. It helps that this is a new hotel. Only a year old when we came.

Service was on point! Our entire experience met our expectations and more. We received extremely friendly service. Prompt too! Anytime we called for extra towels or toiletries they were up in minutes.

Its a great location! A 10 minute walk in any direction will lead you to some sort of NYC attraction. Which is what we came for!
