    Typically we have stated at Charleston Place while visiting Charleston, but opted to try this new spot and were extremely impressed.  The hotel consists of 17 luxury condos that were converted to hotel rooms.  The room we stated in was spacious with high ceilings and a nice private balcony.  Valet parking was reasonable and staff was attentive.  They also deliver a newspaper and good complementary breakfast each day (coffee, juices, scones, muffins, fruit, granola, yogurt, etc).  Cheese and wine for free earlier on and free cookies later in the evening.  Location is excellent, close to the good shopping and a few steps away from the good restaurants.  This will be our new go-to lodging while visiting Charleston.  Its nice to have more space than a bland hotel bed; it would be excellent for a group of people as it provides a place to meet up.  Also, each unit has a full kitchen and several large, modern flatscreen TVs, etc.

    Let me start off by stating that I grew up in Charleston and go back every year to visit friends.  You get what you pay for!  Typically stay at places such as the Charleston Place, but after having sub-par service there for the last several years my wife decided we needed a change.  

    Great service started the moment we pulled the car up front of the hotel.  The bellman came right over and didn't even ask "do you need help with your bags", he simply said "we have it, just go on in and have some refreshments".  Contemporary and Charming is the best way to describe the lobby.  We did arrive early, so we expected the rooms to not be ready.  The staff locked up our luggage, took my cell phone number, and offered to call us when the room was ready (which they actually did).  The general manager (Howard) stopped by to welcome us and offered to help us get into any restaurants that we might be interested in.  Since we always meet up with friends, my wife had already taken care of hitting all of the hot spots months in advance.  Even though we were early, Howard cracked a couple of bottles of wine for my wife and another couple who were traveling this time with us.  Not going to bore everyone with all of our activities while we were down here, but do want ot point out a few things:

    Rooms - There are about 15 rooms located on the second and third floor.  The one bedroom is a loft style room and has a "Full" den and kitchen.  Like our good friends who were traveling with us, we have stayed in suites at the Four Seasons, The Ritz, etc., and I will tell you that these rooms are outstanding.  The whole layout screamed "relax here".

    Service - All of the staff was very attentive and were always trying to make sure we were happy.  Howard really did stand out in making sure that everyone was taken care of.  From something as simple as getting us some wine on the early side to arranging a bike taxi to pick up my wife and I within only 3 minutes of advance notice (as usual we were running late to a dinner engagement) and also at the same time getting someone up to our room to fix the automatic lock that decided to get stop working on the front door just as we were scrambling to get to the dinner.

    Extras - Every morning we had a picnic basket in front of our door with a USA Today paper and fresh items for us to enjoy.  Extra charge for this...$0.  Fridge is restocked with soft drinks and water by housekeeping.....and once again you didn't get nickled and dimed for this (its included).  Wi-Fi (while not the strongest signal of any place I have stayed) was included at no additional cost as well.  Wine tasting with fruit and cheese each day in the lobby and also night time cookies.     For those who you who enjoying hitting the gym, the hotel provides a daily free membership to Eco Fitness (about a block down from the hotel) as well.

    Finally, I would be remiss if I did not mention the furnished private rooftop to enjoy magnificient views of downtown.

    AMAZING HOTEL! We stayed at this hotel for 5 days following our wedding. I travel a lot and have been told that I am "hotel bourgie" and I loved it here! It was beautiful. HUGE rooms, everything in the place looks new. Stainless  steel appliances, hard wood floors, very comfortable beds, spotless bathrooms. The service was amazing as well. The owner of the hotel is around all the time and is very friendly. He knew us by name by the 2nd day and offered tips on beaches and restaurants. The location can't be beat. It's near everything you want to do in Charleston. My husband and I loved it here and will definitely stay here on future trips to charleston!

    this place is pricey, and worth every penny.

    our 3rd room had a great view, comfy couch, 40" flat screen, full kitchen with marble counters, stainless steel full size fridge (great for those left overs) - lofted bed room with a big puffy comforter  

    breakfast (bagels, muffins, danish, coffee ) arrives in a picnic basket, and we had it on the roof

    nice afternoon wine and cheese, complimentary ipads/bikes -- wonderful room coffee

    make sure to find the roof top deck, the view is worth every step

    This is one of the nicest hotels I've ever stayed in. Valet parking, check. Beautiful lobby with wines and cheese, check. Escorted to my room, check. Gigantic room, check. Gigantic room that's bigger than my current apartment and is much nicer and cleaner and more spacious, check. Tour of my gigantic room that's bigger, nicer, cleaner yada yada yada and more spacious, check. For the first several hours, I was doing laps in the hotel just so I felt I used every inch of it. Great breakfast delivered in a picnic basket with a newspaper, check. The bed was really comfortable. The bathroom facilities were nice. A full kitchen. A washer & dryer. Beautiful view of King Street. Which leads to the best last point: the location. Right on King Street. I felt spoiled. And it was a nice feeling.

    This is one of the best hotels we have stayed in bar none.  We are very selective about accommodations, and this hotel satisfied us.  To begin with, we were told the "rooms" were originally intended to be sold as condos, but instead the owner decided on a boutique hotel.  With that, the rooms are actually apartments.  We had a one bedroom unit with a living room, kitchen, laundry room, and master bathroom.  The building's architecture is great, and each room is decorated with exposed brick, earthy tones, and refurbished wood floors; in other words, all of the charm of a Charleston building!
    The bed was ultra comfortable, and the pillows were great too; nothing like typical cheap hotel pillows.  A great night's sleep for all five nights we were there.  The hotel staff makes you want for nothing.  All requests were granted, and in a timely fashion.  When we checked in, we even were greeted with a chilled bottle of sparkling wine and a hand-written note welcoming us.  Each evening there is a breakfast menu in the room to fill out, and the next morning, a complimentary breakfast is delivered in a picnic basket to the door (nice touch!).  Each afternoon they have free wine and cheese in the lobby, and each evening free milk and fresh cookies.  
    As for location, you could not be more central in the city.  Everything in the city is within a five to ten minute walk.  King Street right outside the door is clearly the premier shopping area as there are many trendy stores and boutiques.  There are tons of restaurants in the area, and the staff of the hotel will make you reservations and recommend places as well.  
    Will definitely return to this hotel and Charleston.  A great place to visit, and a great place to stay.

    This hotel is absolutely amazing. The look and feel is so unique. The staff are so nice and were extremely helpful. We arrived to a fridge full of travel Cokes/Sprite/Water bottles for our walks down the wonderful King St, right in the heart of downtown Charleston.

    The hotel is located in the perfect part of the city. We literally did not use our car until we got back in it for the drive back home. You can walk just about everywhere you'd want to go on a three day trip.

    The rooms are huge! It has a loft feel and full of modern charm. The appliances were very nice and they had plates, silverware, mixing bowls and more if you wanted to cook while you're in town. They also offer to stock your fridge full of groceries if you call ahead and give a shopping list. They also provided a picnic basket full of food for breakfast every morning.

    We thought about using a bed and breakfast for our trip but we couldn't have been happier with where we stayed. I wish I could live in a place like this!

    I tried staying here for New Year's Eve.

    We made the reservations a few days before, showed up, but it didn't work out.  Apparently their online system is not synced with their front desk, and they overbooked.

    And while it still blows my mind that this can happen in 2011, they did the right thing. They were kind and apologetic.  And they booked (and paid for) us to stay at another nearby hotel.

    I'd still like to stay here someday.

    Beautiful hotel in a great location in downtown Charleston. The staff were very hospitable, particularly liked the picnic breakfast in the morning. The rooms as others have noticed are enormous, and it looks like this may have been built as a condo.

    We were in Charleston for a wedding and had a patio room, we had people over a couple of nights, and the place can easily handle 10 people in the living room.  We didn't use the patio, ended up using the roof deck since it had a much better view.

    Wow!  This place is absolutely incredible!  Gorgeous room - great service.  Location can't be beat. Suite is very spacious - I even got a load of laundry in. Kitchen actually had refreshments,  and a wonderful breakfast was provided - which you selected. Staff was incredibly accommodating and knowledgeable - and I ask a lot of questions. Highly recommend, and reasonable considering all that is provided.

    We have stayed at Restoration on King twice while our house is being built and have had great experiences.  The rooms/suites are huge and in the heart of downtown, perfect for out of towners and even for a stay-cation.  The staff is very attentive and friendly.  We plan to put up some of our guests here in the future to give them a great downtown experience.

    Home from home - loft style apartments. Excellent meet & greet and easy valet park to welcome you to this superb hotel alternative. The apartment I had was very spacious with excellent full kitchen facilities including in-room laundry appliances which was appreciated after 3 weeks touring around Florida & Georgia.
    The apartments are a good specification with all the usual home comforts. The hotel style services are professional with breakfast delivered to your room which was a nice way to start the day. I am only staying for a few days but could easily stay here comfortably for a longer period.
    The added bonus is that it is also located in the heart of the historic district by King St!!!!

    Fantastic hotel. Essentially, ROK is a boutique property comprised of one bedroom condos with more space than you'll get at almost all hotels in downtown Charleston. Here's the long list of reasons that led to 5 stars:
    - Perfect location off King
    - Very large, modern rooms - essentially luxury 1 bed condos w/ full kitchen & washer/dryer
    - Breakfast is included, but not some lame buffet. You choose off a menu and breakfast is delivered outside your door in a picnic basket.  Have never seen anything like it - awesome!
    - Internet is fast and simple to jump on
    - Great night's sleep
    - Staff was great
    - Wine & Cheese early evening & fresh baked cookies at night
    - Fantastic value - $229/night when the Renaissance wanted $199/night - no brainer

    It's easy  to see why ROK is a Travelers' Choice® 2012 Top 25 Winner.

    Took my wife here for a birthday trip the hotel is amazing, and the service was personal and very attentive, the lofts were such a welcome change from the ordinary hotel suite. I would highly recommend the ROK, to anyone who wants a location near "right in the middle"  everything . We will be staying again, and look forward to the new addition they are planning.

    Talk about a wonderful hotel...hands down the best hotel I've ever visited. Spent our first 3 nights here on our honeymoon before moving to a vacation rental. Must say it was difficult to leave such a beautiful hotel with amazing service. The complimentary champagne and breakfast really set the whole honeymoon off. We felt like we were being treated like a kings and queens! The entire layout of the hotel room was unique...and it made it feel like it was your own apartment.

    Pricey, but the hotel is well worth it! Hopefully we will be back to enjoy this amazing hotel in the near future!

    Beautiful hotel smack in the middle of Charleston.

    Palmetto Bluff was a tough act to follow.  But, the Restoration on King delivered and then some.  It's right on the corner of King and Wentworth, steps away from all of the action and the best shopping in town.  

    Arriving early in the day, our suite wasn't ready.  They checked our bags for us and took our car.  After a quick lunch and a bit of sightseeing, we were all set.  And let me tell you, we were set.  We were greeted by Howard, the GM, who welcomed us and gave us some advice about town.  He mentioned the lobby wine ad cheese hour and how they had free iPads for guest use.  How cool is that?  Grabbed one of those right then and there, and tinkered with it our whole stay.  

    This loft conversion building looks as if it were intended to be condos.  We had a huge suite with more room than we really needed and amenities and touches we weren't expecting to have.  Our multilevel room included hardwood floors, a full kitchen with stainless appliances, W&D, living room, plasmas, ceiling fans, sound machine and even an outdoor patio.  The king bed was super comfy and we slept like babies to the sound of crashing waves from the Miami sound machine, which was an awesome touch.  The bath had a great shower, but only a single sink.  There is tons of space to put all of your stuff and outlets to charge all of the gadgets in your Batbelt, which included a big walk in closet.  We enjoyed beers on our patio lounge, but it just got too hot for us.  An umbrella or some kind of shade out there would have been perfect.  

    They really took care of us here.  Breakfast was delivered to the room in a picnic basket, the staff was helpful and welcoming at every turn and even flawlessly dealt with our early departure.  Which is more than I can say for the overwhelmed Charleston airport TSA.    

    We had a wonderful stay at the Restoration and certainly return when back in town.

    Wonderful wonderful wonderful hotel!!!!!! It is located right off of king street. Couldn't ask for a better location. The suites are beautiful and huge! Our suite was a one bedroom with a full AND a half bath, a living room, dining area and a full kitchen. Breakfast is delivered every morning to your room in a picnic basket. You fill out a menu the night before of all the food you want for breakfast. So amazing! Also, every evening wine and cheese are served between 5-6p and port is served a little later around 8p. The staff is so friendly and helpful. Can't say enough good things about this hotel. You must stay here when you visit Charleston.

    The Restoration on King is up there with the Five Pine Lodge in Sisters Oregon, the Hotel Del Coronado in San Diego and the Biltmore in Miami as one of the finest and most enjoyable hotels I've ever stayed in.

    It is a boutique hotel in every sense of the word - brilliantly appointed loft rooms, effortlessly friendly and gracious service, and an overall sense of relaxation and ease that it almost impossible to create. The rooms themselves are enormous, with full granite kitchens, comfortable seating areas and huge windows. The bed is excellent, tucked away in a lofted room. The bathroom is spacious and nicely appointed.

    The perks of staying there include a cheese reception at 5 and a cookie reception at 8, as well as a gratis breakfast delivered to your door every morning in a basket.

    If you are staying in Charleston, there is no better place for you to be.

    Wow. What a perfect place to stay while visiting Charleston, SC. We parked our car and forgot about it for the whole weekend. The four of us shared a two bed/ two bath room with a massive kitchen/ dining area. I wish my house were this nice! It felt like we were staying in an upscale condo. The windows had wrap around views of King Street. I can't get over how accomodating this place was. It's like they thought of everything. A few of my favorite things: breakfast delievered every morning in a picnic basket to your room, nice bathroom amenities, nice dishes for use in the kitchen, happy hour for guests (wine, cheese & beer) each night from 5-6, and a beautiful rooftop open to guests. I would love to stay here again sometime! The front desk attendant was very helpful with recommending places to go and things to do during our stay.

    Incredible place to stay in Charleston! Absolutely worth the splurge! The rooms are gorgeous with exposed brick, modern appliances, and plush furniture. The whole place was more like an apartment than a hotel room. The bathroom felt like a spa. The bed was huge and comfy, There were two flat screen TVs with tons of channels. The kitchen was fully stocked with silverware, plates, glasses, servingware, etc. The wifi was free and fast. Service staff were friendly and accommodating.

    Charleston is a beautiful city worth visiting and you absolutely should stay at ROK - unfortunately it is hard to leave the room once you are there, it's that perfect.

    - these guys are first class

    - best hotel experience I've ever had

    - the staff bends over backwards and goes way above and beyond to ensure each guest's needs are met (and exceeded)

    - each room is unlike any hotel you've ever seen; there's definitely more of a "condo" feel to the rooms...ridiculously well decorated. very comfortable furniture

    - the location is perfect. walkable to anywhere on king, down to east bay, over to the market...central location. right in the middle of where you want to be

    - despite the busy location, they have expertly laid out the formation of each condo to feel very private and secluded. you're not able to look out your window and see anyone else's room...even on your deck (yes, several of the rooms have large decks fully furnished with outdoor furniture), you feel like you're in your backyard, or in the seclusion of your private high rise

    - I can't emphasize how great the staff is...you'll really have to see it and experience it to believe it. the amenities are essentially limitless. free breakfast delivered to your door each morning, along with the paper. ipads and apple tv's available to be set up and delivered to your room (no charge), bikes (think beach cruiser, with a basket in front) are available to borrow on the house and they even have milk and cookies on a nightly basis...after their wind and cheese offerings feet evening...unbelievable! you can't beat this place

    - this place is constantly sold out...it's s definite boutique experience. there are only 16 rooms as of Feb. 2015, but they're currently undergoing some major expansion, including an in-house spa (!!!)

    - I can't wait to stay here on my next trip to charleston. once you stay here, it's tough to imagine staying anywhere else!
